Seller~ Think twice before turning down that showing on your property   In some markets the houses are flying off the market.  In others, well, let's just say that every Seller needs to make their house available to those Buyers to view.   Yes, I know.  They call at what seems like all hours of the night wanting to disrupt your dinner, breakfast, yoga session, and right when the toddler is pitching a fit, but do you know what?   It's necessary.    Hopefully, when you picked out and signed up with your REALTOR® they informed you that yes, you would be inconvenienced.  So much so that at some point you wanted to unplug the phone, turn out the lights and slam the door in that Agent's face (true story).   And if your a Seller where your Agent did not explain the pain of trying to carry on w...

There are 2 schools that we know are in dire need of jackets as well as toys.  The jackets will go to needy kids that the teachers put food in the backpacks on Friday's as they go home for the weekend.  The toy drive is for the Chris Martz Ronald McDonald House.   We would love for everyone to drop off a gently used or new jacket as well as unwrapped gifts at our office.  We will make sure they get delivered.  Thank you!

What's happening in Garden Ridge, Texas?  Market statistics   As I'm preparing for my next listing appointment I pulled up some very interesting statistics on what is happening here in Garden Ridge, Texas.   I did a comparison of all SOLD properties between the 2nd quarter of 2010 and 2011.   Seems that in 2010 our average SOLD price was $319,575 and it took 98 days on the market for these to sell.  But something else jumped out at me when doing the comparison and that was the Average Sales Price to List Price being at 97% (some great numbers there)!  The sales price to the original listed price was at 96% (again great numbers).  Considering these numbers this tells me that pricing was great and time to sell was good for the 2nd quarter of 2010.   Now, let's look at this year's 2nd quar...

If you are a new or first time home owner at Canyon Lake or even in The Texas Hill Country you will soon learn about oak trees, leaves and tassels. Here is a good thing to think about doing:                                                                                      Compost Yard Waste In our case it is oak tree leaves that fall in the spring here at Canyon Lake Texas and in the Texas Hill Country. Yes, it is work but think about it as a fun job where you can invite friends and family over to help you clean up. If you are like Ceil and me, we have raked and raked and raked; seems like an endless task. Hauled leaves and grass clippings to the compost pile and still have piles of leaves to be moved.  Add your left over uncooked veggies, tomatoes, potato skins, egg shells, celery (...

Give her something that she will love for Valentine's Day!   My husband bought this sweet James Avery bracelet for me for my birthday last year.  I just finished having the engraving done on it.  It has all of the initials of everyone that I love.  I have been wearing it (nonstop) for the past 2 weeks.  I can't tell you how it warms my heart every time I look down and see it. It's something so simple, but something that she might cherish forever.  I know I will mine. Psst.  I'm telling you early so you have time to engrave!

What's wrong with this thought and tell me what you think.                      What's the importance of a foundation, its just there? Can we get it for less money?                                                     (This is true, I was asked this question) Okay - let's go one step further - someone that is attempting to build their first home. Let me tell you why it is important.                                                             ************************** #1 the home you are about to purchase may be your one and only home you may live in.   #2 the foundation is the most important part of the home.   #3 without a good solid foundation your entire home could be in jeopardy.   #4 whether it be pier and beam or slab this "foundation"...

Dave Liniger, co-founder of RE/MAX INTERNATIONAL  is one Cool Real Estate Kat (in my book) !  Last Wednesday some office mates and I drove to Houston to hear Dave Liniger speak.  He came to Texas to be upclose and reach out to all RE/MAX Agents to inform us of what is coming for 2010! It was great to hear him speak.  He's such a down to earth kind of guy and just says things like they are.  I like that about him.   He had done his research informing a room full of RE/MAX of Texas Agent what is to come for 2010, pricing, the economic outlook and where and who are the Buyers of 2010.  It was such a treat.          Here is the official press release from RE/MAX:   Houston, TX - January 08, 2010 - Over 1000 Realtors from across Texas turned out in Houston and Dallas this week to hear RE/MAX...

Remembering ~ The lives, my family and the Twin Towers Back in October of 2001 I wrote some of the following in a Newsletter to my sphere.  Yes, back in the day (before Active Rain) we REALTORS wrote Newsletters!  This is some part of the Newsletter that as I look back on it I just thought I would share. THE LIVES I won't share the disbelief as all of that was unfolding on national television as I know so many of us have our own story.  I just wanted to make mention that I know those that were taken that day will not be forgotten. MY FAMILY First off, I have 3 New York City Fire Fighter's (well, they were back in 2001) Cousins that were on duty that atrocious day.  I would like to Thank them again for their work that day (as well as every other day) protecting our citizens and property....

Breaking Habits ~ Putting into play what I learned ~ Thank You Coach Bauerle Week 1,  check it out here Week 2   And part 2 is here     Week 3- check it out here   Week 4- and again        and Week 5   Last but not least, Week 6  This course lasted for 9 weeks. I'm missing 2 weeks as those were reviews to back track, review and make sure that if something didn't get implemented that we had an opportunity to do so. It was very helpful. But here we come to the end of the 9 weeks. I notice that our class has grown reliant on each other, celebrating our accomplishments and giving each other encouragement as well as feedback. I'm amazed that a class that I thought I was to finish on my own actually provided me with a room full of new friends, each person dedicated to knowledge of what we had...
