Let me first say I am not in any way connected to American Home Shield Warranty system except that I have one on the home we purchased in Sun City Texas Jan 2010. We noticed a drip underneath our kitchen sink and a slight amount of cabinet deterioration.  This is almost always plumbing fitting problem and can be corrected with a little Teflon tape and tightening. After a quick investigation and running water to test it, I discovered the water ran out of the bottom of the disposal itself and was not a fitting at all.  In fact the water was not just dripping it was a significant leak when water was run into the sink. Depending on which report you were listening to, Georgetown, TX got 13-16 inches of rain in a 24 hr period this week. Here's a video of my neighborhood, Berry Creek, and the golf course that was flooded. As far as I have heard, all the homes were spared....    The flooding to the course is especially disappointing, as major renovations had just been completed over the summer.  But the wonderful management and staff of BCCC will have the course looking great again in no time.   We are again thankful that no homes were damaged.  There were others in Georgetown, unfortunately, who were not so fortunate.  The Red Cross is sending out people to evaluate the damaged areas and provide assistance to those who lost homes and/or belongings in the flood.

Beware of Ant Infestations - Central Texas Rains Drive Ants from the Ground and into Your Homes This week we had record rainfall is many locations around Central Texas.  Georgetown, Texas was one of those locations.  We got well over 5 inches on Wednesday alone.  That's a lot considering how long it's been since our last big rain. One of the things that goes along with heavy rain after a dry spell is increased levels of ant activity.  When it's hot and dry ants tend to seek a cool place to hide out.  Thats means that they will normally stay in the ground when the temperatures are cooler.  When the rains come they are often pushed out of their underground homes and forced to seek shelter in other places. Berry Creek stats for August - hot off the press! Let's start with the how many were sold last month - the good news!  We have been moving upward since May on number of units sold.  We are even 60% up from same time last year!  That's great!   The number of units for sale, while up a small percentage (2%) over last year, is actually down from last month by about 8 homes or so....   Now let's talk about median sold price.  While we are slightly down over last year at the same time, we are up a small amount over last month.  That's good, after having drops for the last 3 months.   Finally, we have a rather disturbing average Days on Market report...it's down 8% from last year, but that's little consolation considering August for 2009 and 2010 have the highest numbers for the 12 month peri... 09/09/2010
