The card game of Contract Bridge, or Bridge as it is known, is a great game for beginners and masters alike.  Four players in two teams bid on many "tricks" they estimate they can take based on the strength of the cards in their partnership's combined hands. Once they agree, they make a "contract" to try and accomplish their goal.   In Sun City Texas located in Georgetown TX, Bridge can be a wonderful social game and a good excuse to gather friends & neighbors with multiple tables playing at the same time. Sometimes Sun City Texas in Georgetown is mistaken for a "Golf Only" Community, and that if one didn’t play golf there would be little else to do.  That is simply not the case as there are many other active adult pass times other than golf.  However, Golf is one of the central themes in Sun City Texas and does have a commanding presence. Sun City Texas Legacy Hills Golf  Course Grand Reopening- Sun City Texas will be celebrating the reopening of the Legacy Hills golf course on Saturday September 4, 2010. There will be both an 8:00am and a 1:00pm shotgun. There will be special “Grand Reopening” gifts for all players as well as Hole in One contests (8:00am Shotgun only), beat the pro and superintendent contests on all par 3’s and special offers on new Legacy Hills merchandise.    Legacy Hills was shut down this summer to rebuild a number of the greens and bunkers.  I have been past the course a number of times and it looks great.  I can't wait to get on it and see how it "feels".  I hope I get to be on the course on opening day. 08/21/2010

Announcing Two New Groups In Active Rain Focused On 55+ Active Adult Communities It struck me that there are plenty of agents and brokers in Active Rain that focus primarily on 55+ Active Adult Communities.  It seemed only natural that we should belong to our own group, but I could not find any.  As a result I have created two new groups: ·         55+ Active Adult Communities Specialists Public ·         55+ Active Adult Community Specialists The public group is just that, open to consumers, agent, brokers, or anyone else whose focus is primarily in serving 55+ Active Adult Communities.  The other group is private to industry professionals who want to talk “shop talk” about successful marketing of 55+ Active Adult Communities or other related issues. SUN CITY TEXAS AVIATION CLUB The Sun City Aviation Club was founded by a few residents who wanted a venue for all pilots, retired or active, to come together and discuss their mutual interests in aviation. However, membership is not limited to pilots, anyone with an interest in aviation may join. Membership is $24.00 annually and limited exclusively to Sun City Texas Residents only. Meetings are held on the second Saturday of each month. Coffee and doughnuts are served at 8:30 a.m.; the official meeting is from 9:00 a.m. to 10:00 a.m. A speaker or an interesting video is presented at each meeting. On December 17th each year (the anniversary of the Wright Bros. first flight), members attend an elegant dinner/dance in the Sun City ballroom to commemorate the event. 08/20/2010

Buyer’s Agency = Lawful Obedience Being a buyer’s agent is not easy work.  Real buyer’s agents have a fiduciary responsibility to their client just as a seller’s agent does for their client. One of those responsibilities is Lawful Obedience.   That phrase means what it says.  As a buyer’s agent we are obligated to do what our clients tell us to do even if we don’t agree, so long as the actively is not illegal.  Of course, we can argue our case, provide alternatives for consideration, and persuade with facts, data, wisdom and insight, to name a few.  However, at the end of the day, we must obey. 08/20/2010

Who Picks The Properties, The Buyer Or The REALTOR ®? This one seems pretty simple; the buyer should select the properties they want to see.  Access to the full MLS is readily available, search criteria can easily filter the results, ample photos begin the introduction, and multiple map views show the surrounding area. Agents can help influence the buyer’s perception of a neighborhood, school system, location, etc., and offer the nuances a buyer could not find anywhere else. Ultimately, the agent working for the buyer helps them make better decisions along the way, but buyers know what they like. 08/19/2010

Is There Really Such A Thing As Annoying Clients? In a post by Kathy Feeney  Yes, Virginia there really are annoying clients out there, she describes indecisive clients who are a pain in the neck. When I read the post I couldn’t quite get my head around the title and what the point was. Using the word annoying to describe a client of any kind is alien to me. Yes I have had clients that were challenging, demanding, confused, indecisive, and so on. But I never thought of them as annoying. My job as I defined it was to meet their challenge, listen to their demands, educate them to become unconfused, and provide them enough information and options so they could become decisive with peace of mind. In a recent post by Corinne Kaas  BABY BOOMERS MOVING INTO CITIES she presnts a distored and seriously flawed view of what Baby Boomer want. According to Retail Traffic there are 78.2 million Americans born between 1946 and 1964 The Baby Boomer Generation not 76 thousands as Corrine propose. Resort style communities with lots of amenities are booming.  Del Webb and others have built Sun City type active adult communities all over America and they are sought after destinations with active new home sales and resales.  To claim that studies have shown our generation doesn't like these communities is just not true. Sun City Texas has a motorcycle special interest group called the Cruisers.  They meet on a informal basis to discuss anything and everything to do with motorcycles and, of course, do some riding! Some members have been riding for years and other only took the hobby in their active retirement years. Did You Know..... You are entitled to be represented by a buyer's agent, even when you are purchasing a new home directly from the developer. The listing agent only works for the seller and has the seller's best interest in mind during the negotiations, not the buyers!  Even if the seller's agent agrees to work as an Intermediary you are not fully represented. If there is one Central Texas town that has grown significantly in the last 10 years, it would be Georgetown. The Williamson County seat is a picture-perfect small town, with its town square surrounding the historic courthouse. The town was founded in 1848, the same year Williamson County was established.
