This one seems pretty simple; the buyer should select the properties they want to see.  Access to the full MLS is readily available, search criteria can easily filter the results, ample photos begin the introduction, and multiple map views show the surrounding area. Agents can help influence the buyer’s perception of a neighborhood, school system, location, etc., and offer the nuances a buyer could not find anywhere else. Ultimately, the agent working for the buyer helps them make better decisions along the way, but buyers know what they like.

Is There Really Such A Thing As Annoying Clients? In a post by Kathy Feeney  Yes, Virginia there really are annoying clients out there, she describes indecisive clients who are a pain in the neck. When I read the post I couldn’t quite get my head around the title and what the point was. Using the word annoying to describe a client of any kind is alien to me. Yes I have had clients that were challenging, demanding, confused, indecisive, and so on. But I never thought of them as annoying. My job as I defined it was to meet their challenge, listen to their demands, educate them to become unconfused, and provide them enough information and options so they could become decisive with peace of mind. In a recent post by Corinne Kaas  BABY BOOMERS MOVING INTO CITIES she presnts a distored and seriously flawed view of what Baby Boomer want. According to Retail Traffic there are 78.2 million Americans born between 1946 and 1964 The Baby Boomer Generation not 76 thousands as Corrine propose. Resort style communities with lots of amenities are booming.  Del Webb and others have built Sun City type active adult communities all over America and they are sought after destinations with active new home sales and resales.  To claim that studies have shown our generation doesn't like these communities is just not true.  Sun City Texas Home Sales Snapshot Mid August 2010 Mid month market reports are always a bit tricky due to the variation agents use to report their closings in MLS.  Never the less, two trends stand out in Sun City Texas sales numbers through mid August.  The volume of resale homes sold was only 5 compared to 13 the prior year, a marked slow down.  The other noteworthy trend is the price per sq ft of sold properties edged up by 1.8 %.   Mid August 2010 Mid August 2009   Summary Sale Price Sale Price Change from prior year High $195,000 $330,000 -40.9% Low $157,500 $143,500 9.8% Average $173,250 $250,692 -30.9% Median $177,000 $192,500 -8.1% Sold $/Sq Ft $115 $113 1.8% Units Sold 5 13 -61.5% Based on MLS reported sales   For more information and specific details please call Brian Rugg a...

Sun City Texas has a motorcycle special interest group called the Cruisers.  They meet on a informal basis to discuss anything and everything to do with motorcycles and, of course, do some riding! Some members have been riding for years and other only took the hobby in their active retirement years. Sun City Texas has a nearly endless array of clubs and activities to satisfy a broad spectrum of interests.  If you think Sun City Texas doesn't have a group with your interests, you can almost guarantee a new group could be started.  The Crusiers are just one example of what makes Sun City Texas so special.

Did You Know..... You are entitled to be represented by a buyer's agent, even when you are purchasing a new home directly from the developer.   I refuse to take listings and I hope others do too.   The very idea of a listing is alien to me.  I'm not sure what metal picture you have when you talk about listing a property, but the picture many consumers have is one of the simple task of entering their home into MLS, collect a big fee, and be gone.  That's not for me. On the other hand, I am keenly interested in being a homeowner's marketing specialist.  In this role I can let my skills and talents as a marketer shine, and bring genuine value to the process of getting their home sold.  My fee is now worth every penny I charge, or more.  Active Rain can help.  When we are entering a blog post we are asked if the post is a listing.  I suggest this be changed to ask, is this post a home you are marketing?  Yes, I know it more words...

Well - it's time for the Berry Creek subdivision in Georgetown, TX stats again!  Here is what the current market is looking like, as compared to June of 2009: First, lets take a look at the median sold price of homes in our subdivision: We are still up 8% over last year, even though it has dropped some since last month.    Now the number of homes on the market:   Looks like we are significantly down over last year, still.  36 homes active on the market, which is almost 30% fewer than last year in June.  Still seems like a lot of For Sale signs are out there, though!   Now for average days on market...
