Well - it's time for the Berry Creek subdivision in Georgetown, TX stats again!  Here is what the current market is looking like, as compared to June of 2009: First, lets take a look at the median sold price of homes in our subdivision: We are still up 8% over last year, even though it has dropped some since last month.    Now the number of homes on the market:   Looks like we are significantly down over last year, still.  36 homes active on the market, which is almost 30% fewer than last year in June.  Still seems like a lot of For Sale signs are out there, though!   Now for average days on market... The days on market has increased 26% to 97.  Seems to be fairly typical for the last 3 months of data, however.   Last but not least, the number of units sold look like this: Down over las...

 The Williamson County Brown Santa “Christmas in July” Family Fair was little “greener” this year.  With the intent of being more environmentally friendly, this year's race participants received recyclable bags provided by Wal-Mart and HEB. The Sheriff’s Office monitored the trail with bike patrols and the race was led by propane gas powered ATV Bobcats. Waste Management, a sponsor of the race, was also in attendance to inform people about recycling options.  Environmentally friendly compostable corn plastic cups were used at water stations in place of disposable water bottles. Kids in attendance had a special treat bouncing on the moonwalk donated for the day by the  Shane T White Team with RE/MAX Town & Country.   All the rain and cooler weather have been wonderful these past few days.  Thank goodness we haven't had to worry about high temperatures and drought this summer!     All of us in Sun City are still abiding by the assigned watering days, but things are really wonderful here this summer.  Sun City is definitely the place to be right now.  Flowers are everywhere and everything is so green and pretty.  Houses around the nation may not be selling, but here in Georgetown business is booming.  There has never been a better time to list your home or relocate here.  Summertime in Sun City is always filled with lots of grandchildren and happy but tired grandparents.  Don't you wish you were here with us right this minute?  We look forward to you visiting us soon.

One of the great things about Georgetown is the local hike and bike trail system. The City maintains a several trails that essentially begin at San Gabriel Park. From here you can take the South fork trail to the downtown area and visit the square for shopping or dining or continue to follow the trail to Blue Hole swimming area.  For those a bit more energetic, The North fork of the San Gabriel river trail will take from the San Gabriel park all the way to the Dam at Lake Georgetown. Berry Creek Market Stats As promised, here are some of the market statistics for Berry Creek in Georgetown, Texas.  There is some interesting things happening, such as median cost going up 30K from May 2009 to May 2010..... The price is trending upwards for the last 90 days as well.   Also, we have months of inventory reducing.   That just means if we were to sell all the houses currently on the market, without adding any more, at the rate they are currently selling, it would take "X" number of months to sell what we have.   Here's a visual on that: Even though the numbers have been trending up the last few months, we are still 25% down from May of last year.   And, of course, it bears repeating that the actual number of homes on the market is down 21% over last year....   I hope this h...

So, the other day I was visiting with a neighbor, and they said "there sure are alot of homes for sale in Berry Creek right now! ...." I actually agreed with him, because it sure did seem like there were alot of new "For Sale" signs going up recently - especially in our immediate area.  After looking at some statistics, however,  I found....it ain't necessarily so! Memorial Day in Berry Creek !                                                                             Well, this weekend marks the third year we have lived in Berry Creek next door to some wonderful neighbors.  We attended our neighbor's annual Memorial Day picnic today and had a great time.  There is something so nice about being in a neighborhood that celebrates together!    The host and hostess are no strangers to service.  David is retired military, and Leanne, well, I call her the "glue" that holds the neighborhood together.  She's the one who tirelessly organizes all the Bible studies, bunco games, and birthday lunches.     She's the one who pulls out the calendar when one of the moms in the neighborhood has a baby, or gets sick, and says "which night can you take dinner to Li...

                                 Welcome to the Berry Creek Blog!  I live in and love Berry Creek, located in Georgetown TX.  When my family moved here in 2007, I honestly couldn't imagine living anywhere but Arkansas.  We lived in a great neighborhood in Bentonville - In fact we were the 2nd house to move in to the brand new subdivision called Kingsbury.  I was on the POA board for several years and really enjoyed watching that neighborhood grow. I'm often asked this question by different people who are considering purchasing a home, but for whatever reason can't do so until later in the year.
