I have been posting about our church plant for several months now, and we continue to grow and move forward with our plans of launching our "official" Sunday morning services in September.  In the meantime, I am pleased to announce that we will be beginning our first public services on Sunday, April 19th.  This simple evening service will begin at 5pm, and it will be held at the Georgetown Public Library, at 402 W 8th St, Georgetown, TX 78626.  This is just one block west of the square! After searching extensively for the right larger venue to accommodate us until September, we settled on the library for a number of reasons - cleanliness, size of rooms, cost, etc.  There were some small hurdles to overcome, but we are really looki forward to getting started there.   Every year, the ERA Colonial Real Estate office in Georgetown, Texas, has a food drive for The Caring Place, an agency providing assistance for those in need in Williamson County and, thus, often in need itself.        All the agents take a neighborhood and distribute bags to be filled with food.  On a designated date, we re-visit our neighborhood and collect the bags put out on their porches by the residents of Williamson County who are aware that we're all in this together and who are giving their neighbors a helping hand.             Then, we all gather at the office and load up the haul into one vehicle and take it off to the Caring Place and unload it.              If you'd like to experience more of this great and fulfilling event with us through photos, look here (and turn on y... 03/15/2009

Spring is in the air and homeowners across the city are preparing to put their homes on the market.  Some of my clients have managed to get ahead of the pack while others are still getting their homes ready to sell.  Either way, I'm making sure they realize the statistics indicate they may have a lot of competition this summer. I have noticed a definite increase in buyer traffic over the last month.  I'm not sure how much of this is related to Obama's Housing Stimulus Plan which offers certain buyers an $8,000 income tax credit versus an overall perception that good deals can be had in this buyer's market.  While media reports continue to focus on negative news, you might be interested to know that 1,730 single family homes actually sold in the Austin area during January and February, w... 03/10/2009

The Federal Reserve on Tuesday rolled out a much-awaited program aimed at boosting the availability of credit to consumers and small businesses. The Fed will lend up to $200 billion to spur consumer lending -- for autos, education, credit cards and other consumer debt. The money will be used to provide financing to investors to buy up the debt. The bold program, dubbed the Term Asset-Backed Securities Loan Facility, was first announced late last year and originally scheduled to start in February. Participants -- companies and investors that pledge eligible collateral to back the loan -- must request the new government loans by March 17. The Fed will provide the three-year loans on March 25. Apparently, the name change for our fledgling church is already working!  Actually, I am joking, but it was a pleasant surprise to have two new families show up last week.  As it turns out, BOTH of them had found the church from my blog!  This was a terrific feeling. One lady mentioned that she had been looking for "PCA church Georgetown" on Google, and one of my previous posts was at #1 that day.  Later, I did some research, and it turns out that my posts were on SIX of the top ten results for that term.  But how? The White House website posted a Q&A on its blog yesterday for homeowners in distress to learn how the President's plan will help them specifically. As of January 1st 2009, HUD began allowing a reverse mortgage to be used as a means to purchase a home. Qualifications for this option were comparable to typical reverse mortgage options (buyer must be the primary resident, over the age of 62, etc.) but there are some differences. Normally, January and February are the slowest months for real estate in Austin.  This year is different.  It seems like everyone I talk to in my industry is struggling to keep up with an unexpected, but welcomed surge in activity.   I'm not sure whether it's the warm weather, a more optimistic outlook, low interest rates, or a combination of all three.  What I do know is that the buyers who are getting in the market now are finding some amazing deals on homes that didn't sell during the extraordinarily slow fall buying season.  If you don't believe my anecdotal evidence, according to the Multiple Listing Service (MLS) the number of homes under contract during the last week of January was up 47% compared to the same week in January of 2008.  As I've said before, Austin did not experienc... 02/11/2009

New information from the National Association of Realtors (NAR) show that the U.S. housing market may be reaching bottom and parts of the country on the way up.The NAR index, which tracks contracts to purchase resale homes, shows a rebound in numbers from November to December and also showed an increase in the yearly results.The index, adusted for seasonality, showed that the pending sales index for resale homes rose 6.3% in December to 87.7 from November's reading of 82.5, the lowest month on record. According to the latest report from www.ofheo.gov the U.S. government's website regarding real estate values - the Austin area ranked #1 for appreciation for the 3rd quarter of 2008 with a 5.62% appreciation rate. Although that may not seem like much - it is a welcome site compared to some of the double digit declines in other areas of the nation. The rental market is very strong and sales have picked up since the beginning of the year. With builders offering big discounts and rates in the low 5% range, we are seeing first timers and move up buyers starting to get off of the fence. I have written a few posts about the church that we are helping to plant in Georgetown, Texas (20-30 minutes north of Austin).  A couple of weeks ago, the pastor (Whit Anderson) decided to change the name of the church from ChristChurch PCA to Christ Presbyterian Church.  This came as the result of a couple of factors: I had discussed the idea with a couple of friends of mine, one of whom approached Whit with this. On Wednesday February 4, 2009, Congress voted on a new proposal that would allow a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit for home buyers. Current law provides for a $7,500 tax break but only for first-time homebuyers. The proposal would cost the government an estimated $19 billion increasing the overall stimulus package to over $900 billion dollars. This is one of many attempts by the new administration to stimulate the economy. The provision was the second tax cut approved in as many days targeted to individual industries. On Tuesday, the Senate voted to give a break to consumers who buy new cars to help creat a greater demand for the automobile industry. I have had a few people asking about the progress for our new church in Georgetown, so I thought I should provide a quick update. We have grown a little bit (I think we have about 15 core families now), even though we are still just in the planning stages.  Our first Sunday morning service will be Easter Sunday (April 12th) at Tippett Middle School.  For now, we continue to meet in the space next to the Run-Tex store just south of the town square at 809 S. Main Street in Georgetown from 6-8pm Sunday evenings. A few people had recently asked me about how our church plant was proceeding, so I thought it would be timely to give a quick update on things.  For those of you who don't already know, I am involved as a core member of a brand-new church that we're starting in Georgetown, Texas, called ChristChurch PCA.  We are part of the Presbyterian Church in America.  I felt strongly led to participate last spring when my spiritual mentor and friend of 13 years passed away at age 49.
