What sells for $100/SF and higher in Georgetown Village? Time is just FLYING by this year and I wanted to write about a series of case studies on my own neighborhood, Georgetown Village. One of the most common questions I get asked is, "How much $/SF are the homes going for in Georgetown Village?" This is simply too difficult to answer because the median $/SF would not accurately reflect the value of your own home. For example, since Jan 2007, homes in Georgetown Village have sold from as low as $78/SF to as high as $112/SF! For a home that's 2000 SF, that is a range of $156,000 to $224,000! The best way to assess an accurate value of your home is not to use a sloppy average, but to call on your friendly neighborhood real estate man (that's me) and to look at the top 3 or 4 recently so...

The Williamson County Association of Realtors recently compiled the last 8 years of residential sales statistics for Georgetown. Despite a small blip in 2002, Georgetown home sales have been climbing steadily. In 2005 there was a substantial jump in home sales, which, unfortunately, I don't think will continue at the rate it has been. Although I predict home sales to slow in 2008, I do think that the residential market will remain strong. Thanks to good national press (see blog posting below) and all the great things Georgetown has to offer (including its proximity to Austin), I believe Georgetown will continue to see steady growth in home prices. Just be ready for your home to stay on the market a little longer than it would have 9 months ago.Overall, I'm confident that Georgetown will ...

Once again, Georgetown has made the headlines! This time we're #2 on Money.CNN.com's list of "100 Best Places to Live and Launch". What does that mean? It means we're a great place, not only to live, but to start a business. It touts a business-friendly tax structure, entrepreneurial camaraderie, low utility prices, and scenic spaces as reasons that Georgetown tops the list. For its cons, it advertises higher housing costs. Here's my take on it:Although there are areas in Georgetown that have high-priced homes, there are still plenty of available and affordable homes (under $150k). According to the Williamson County Assoc. of Realtors, in 2007, The average home price in Georgetown East was $136,200 and $218,000 in Georgetown West. With those statistics, and knowing the local housing market...

We may sometimes seem like a sleepy little Texas town to some, but there's a lot going on underneath the surface!  Fortune has named Georgetown #2 in its list of Best Places to Live and Launch because they've discovered what's going on here.       Georgetown is a great place to live because of the beauty, the variety of homes available from Old Town to Sun City to new subdivisions to country estates just out of town, our historical district, our trail system for hiking and biking, golf courses, Lake Georgetown, the San Gabriel River, Southwestern University, and much, much more.  But it's also a great place for business and for entrepreneurs.    If you're in Central Texas and looking for a place to live and start a business, don't just stick to Austin.  Drive north just a little bit (...

Austin Metro area among the top 10 for numerical and percentage growth nationwide I love reading news like this. The US Census Bureau produced findings that ranked the Austin-Round Rock Metro area as #8 in the nation for most population growth. Naturally that growth spills over into my beloved city of Georgetown, Texas! What makes this more significant is that as a percentage of current population, this area is actually #5 in the nation with an average growth of 4.3%! The growth is pretty evident to all who live here as new roads, new developments and new shops and stores pop up constantly. It's definitely optimistic for the housing industry as this influx of people transplant and look for a new place to lay their head. If you're one of these "new Texans," I'd be happy to put my lifetim...

Starting a Business in Georgetown Texas It's hard to start a business. Yes, I can say I'm speaking from experience. When I was in the Army and stationed at Ft. Hood, I chose to commute from Georgetown to take a break from the military environment of Ft. Hood. It was a worthwhile 45 minute commute! After I got out of the Army in 2004, I jumped into real estate with both feet and didn't make my first sale for several months! I also found out we were having a baby. I also found out that my house payment went up $400 because it was incorrectly assessed in the first year. I also found out that Autumn likes to shop for designer purses...if you really know Autumn, that's a joke ok? Well, it's nice to know that if you are unemployed and wanting to start a business, you're doing it in a city tha...

Today, FORTUNE Magazine released its list of the Top 100 places to live and launch a new business.  Coming in at # 2 on the list in a town about 15 minutes from my home, and the location of my alma mater, Southwestern University.  Georgetown, Texas, with a current population of about 38,000 and located about 30 minutes north of downtown Austin, ranked so well on this particular list for several reasons:Business friendly tax structureEntrepreneurial camaraderieScenic suburb of AustinRelatively low water and electricity ratesProperty taxes are among the lowest in the regionHaving lived in Georgetown for a few years (although it was awhile back), I am familiar with the charms that this town offers, including a terrific town square that looks like it came straight out of "Back to the Futur...

Mexico is closer than you think. Contrary to popular belief, not all missions trips involve traveling to Africa... One nice thing about living in Georgetown, Texas is that you can drive just 4 hours away and be in a different culture, outside of your comfort zone, and interact with people who you normally wouldn't even say "Hi" to. Recently, my church in Georgetown, Texas (Hill Country Bible Church) planned a trip to Piedras Negras, Mexico to lend a hand to an orphanage there called Casa Bethesda. What is Casa Bethesda? In the Bible - John 5, there is mention of a Pool of Bethesda which means "house of mercy." It was here where many people with sicknesses would come in hopes of being healed. Jesus healed a man who was lame for 38 years at this very location! For the past several years, ...

Georgetown Village - My neighborhood...and maybe yours? I have been wanting to write about my neighborhood, Georgetown Village, for quite some time. I live here. I buy and sell homes here. I invest in rental homes here. One day in the future, I will even shop here, once the developer starts working on the much anticipated multi-use development that many residents are waiting for. To get you a bit more familiar with my neighborhood, here are three good reasons to look at Georgetown Village if you are making a move to Georgetown, Texas: 1. This is the ONLY neighborhood in Georgetown, Texas with an on-site Elementary School. Yup, that's right. And not only that, Village Elementary has been given the highest rating (Exemplary), making it one of the best schools in Georgetown, Texas. Now if ...

If you already live in Williamson County, then you know that there are many new roads in the county, and many more are on the way. But if you don't live here yet, or haven't lived here very long, finding your way around may be more challenging than it was just a few years ago. With many people now counting on GPS or maps from sites like Mapquest or Google, I just want to throw out a little word of caution. Don't rely on them too much! Because of the rapid growth in this area, not all of these programs are up-to-date. Although they do show all of the older roads and highways, they don't show all of the newer roads that criss-cross the area (DB Wood for example hasn't been updated on either of the aforementioned mapping sites). To help you get around I recommend printing off a map from the...

According to the City of Georgetown (Jan '08), The Summit at Rivery Park is in the zoning stage. Ground breaking and construction may begin as early as this summer. The Summit development plans contain an eight- to ten-story hotel (320-420 rooms), conference center (accommodating 1500-2500 people), a six-story office tower, 2 upscale restaurants, four office condominiums, and parking garages. The development is designed to keep the buildings' footprints as small and unobtrusive as possible. Building up, instead of out, will help to minimize the impact on the beautiful area along the North Fork and will keep urban "sprawl" at a minimum as well. Current zoning limits only allow a 45-foot vertical height, but an application to address this situation should be coming from the developers soon...

I received a comment over the weekend from JK referring to Citigroup's new Georgetown data center. Here's the scoop:Citigroup bought a 55-acre site on SE Inner Loop in Georgetown in back in January of 2007. It has already completed construction on the new building and is up and running. The financial services expected to hire about 50 people (for current positions available go to: https://www.citigroupcib.com/careers) with an average salary of approximately $70k/year.As for how it could affect home sales, it depends on a few things, such as:--Will employees move here from out-of-town/state?-If so, we could see an increase in area home sales. --Do local employees already own their home?-These folks may sell their current homes to move closer to work or possibly buy a larger home if their ...

Georgetown, Texas - Home of Cimarron Hills - Amenities When you buy a home, you also buy into the community that surrounds that home. So if you're thinking of buying a home in Cimarron Hills of Georgetown, TX, it's only natural to ask, "What kind of amenities are nearby?" Here's the short answer: There are a LOT more amenities near Cimarron Hills than, say, two years ago. The area of Georgetown just south of Cimarron Hills has seen an "explosion" in growth (relatively speaking) in recent months. Five minutes down the road from the secluded Cimarron Hills community, you'll now find a modern movie theater, an outlet mall, an IKEA store, new health care facilities, and some restaurants that are planned for construction soon. Best of all, this growth takes nothing away from the beauty and s...

FREAK - Frequent Real Estate Asked Kuestions "Back in the day" when we were just starting the accumulation of toys for our children we used to go after some real bargains on Craigslist. Sometimes we would get a toy for such a great deal that when the kids got tired of playing with it, we would sell it on Craigslist again...for a profit! Well, unfortunately, selling a home in Georgetown, Texas is not the same as selling a toy. I just received this letter today from a lady in my neighborhood: ___________________ Hi Edward. I believe we may have met once or twice in the village and it seems you do quite a bit of work out here. I own a home in Georgetown Village and have just accepted an offer for a job with my company out of state. Because I'm only planning to be gone for about 2 years I a...
