Georgetown, Texas is growing! I just read an article that adds more fuel to the fire for Georgetown’s explosive population growth over the next few years. According to city planners, the population of Georgetown, Texas in November of 2007 was 46,812, and by 2015 is projected to exceed 83,000!Bourn Partners has purchased 185 acres in the southernmost part of Georgetown, Texas with the intent on developing it for multifamily housing, assisted living facilities, medical office, and other retail. As a fairly new real estate agent in Georgetown Texas, I'm always checking out other real estate websites to get ideas on how to improve my own business. About a month ago, I saw a website that featured the agent who owned it and it had a picture of him volunteering on the construction of a home. Man, that looked so cool! Here was a real estate agent, getting his "hands dirty" with some good 'ole fashioned volunteer work. What a neat way to show current and prospective clients that he wasn't just in the business for the money, but willing to give back to his profession! Ever since then I've been wanting to do the same thing. I could picture myself taking a missions trip down to Mexico and getting a nice shot of me with a hammer in my hand. I could then showcase that on my website and ge...

Lifestyle at Sun City TexasSun City is the first Del Webb community to be built in Texas. It is billed as an active adult community for adults 55 and up. But don’t think of Sun City as “just another Texas retirement community.” Sun City in Georgetown is unlike most retirement communities in Texas because there is so much activity to take part in (if you want to, of course). Let’s take golf for example. This community boasts not just one but two championship golf courses, with a third course in the works. Imagine, you could play golf three times a week within walking distance of your home, but on three different courses. That’s why Del Webb refers to this as an active adult community, and not a Texas retirement community. Sun City has plenty of other activities and amenities to offer, wh...

I was reading a blog by Virginia Real Estate agent Frank Borges Llosa that correlated the amount of pictures a real estate agent posts with the time it takes to sell a home. In his example, the more pictures you post, the faster that house will sell and the more it will net!Well, after reading that I had to put the Georgetown Market to the test. Will simply posting more pictures increase the chances of selling a home quicker and for more money? Here are the findings:In 2007, there were 1262 listings that sold in Georgetown. 736 listings had posted 8 pictures (the previous maximum) or more. The current maximum pictures is now 12. The average days on market was 71 days and they netted an average of 97.9% (none of these figures include the amount asked for closing costs). On the other end o...

The neighborhood slogan of "Bringing Back the Neighborhood" truly fits this area. Friendly neighbors, abundant parks and greenspace, and lots of sidewalks makes Georgetown Village a great place to live. The real estate market in Georgetown Village is still going strong. New homes being built in the community have contributed to the increase in the number of home sales and have also helped to increase the average sales price. The following table shows the last 2 years of home sale statistics, and if 2008 follows this pattern, the neighborhood should be in good shape in regards to resale values.*As of 2/13/08. The idea behind the Georgetown Area Builders Association is to unite home buyers with builders through innovative marketing approaches. The solution to this sometime fragmented process is our easy three step approach. 1. Local Storefront Information Center. The Information Center allows visitors to receive all the information on our local builder’s homes and their availability regardless of their locations.  It’s like having a model center in the middle of town. We're open 6 days a week at the Wolf Ranch Town Center, Hwy 29 and I-35 in Georgetown, Texas.    2. Our Magazine and local area map bring you the latest information on real estate developments, availability of home sites, homes under construction, or completed inventory.  The magazine and map are printed every two months and hig...

In a rating audit by the Insurance Service Office which rated them on such things as staffing levels, training, equipment, building code enforcement, and more, the Georgetown Fire Department raised their rating from 65 to 87 and, with the addition of equipment, personnel, and other upgrades, achieved a Class 2 rating. This means that they fall into the top 1% of fire departments in the nation.  Great goin', guys! What this means to homeowners and business owners in Georgetown, Texas, in addition to increased safety, is a savings on their home or building insurance.  If the fire department is doing a great job, the insurance industry takes that into account when figuring the risk for an area and lowers premiums for homes and businesses in the area served by the department.  Just one more...

While researching a new listing, I discovered one of Georgetown's best kept secrets, Berry Springs Park and Preserve. It opened October 2005 and is hidden just east of Georgetown off County Road 152.The park is utilized for passive recreational activities and features playgrounds, barbecue grills, picnic tables and pavilions which can be rented. Berry Springs provides a fresh water lake for fishing. There are camp sites and hike and bike trails which may eventually be connected to the Georgetown park and receration trails. The park has a large, serene pecan grove with stately Pecan and Oak trees. There are clean restrooms.According to the park website, it was named after John Berry, a veteran of the War of 1812, who settled on this land in 1846. He built a spring-driven grist mill, blac...

Last week my sales manager, one of the other agents, and I decided we needed a girls' night out (or at least a girls' evening out).  A new place had opened up in Georgetown, Texas, just off the Square, and we thought we'd give them a try. D'Vine Wine is more than a wine store.  It's the only winery in Williamson County (as I understand it, in order to call yourself a winery, the wine has to be made on the premises).  They offer tastings, they sell only their own wine, they even offer facilities for you to make your own wine (which gets it out of your kitchen, says she who's made wine and beer in the same kitchen - don't advise it, you can end up with 15% beer if the wine yeast goes walkabout!).  There were three of us, and you get 3 tastings for free, so we shared so we'd each get a wel...

Written by Suzanne Gantner, GRI Sky Realty Austin, Tx Real EstateThis just out - Georgetown Texas is one of the best places to Retire. Hmmmm. Sounds good. I found this interesting because I sell alot of homes in Georgetown... Sun City in particular. According to U. S. News, the median home price is $175,473.  I can believe that being that my clients come from all over the US, sold their homes and come to "retire" in Georgetown/Sun City.  They usually pay cash, they usually play golf or are extremely active, have lots of disposable cash and have a busier schedule than mine. Retire - HA I laugh.  It appears they like the temps, they appreciate the parkland/greenspaces, the 12 public golf courses, the 10 private golf courses, the 10 libraries in the county, 48 clinics in the county, 5 hosp...
