A Look Back Helps to See the Way Forward Rugg Realty LLC A Sun City TX Success Story On July 26, 2010 I wrote my first blog post titled, What would you do if you had to start over in real estate this morning? http://actvra.in/4nVS . Back in July 2010 I had just closed down my Massachusetts business and relocated to Sun City Texas. I was genuinely starting over from scratch.  I had no contacts, no referrals, no farming, and perhaps most of all, no business, & no cash flow. But, the future looked bright since central Texas looked like it had potential. I asked the Active Rain Community for suggestions on what they would do in this situation and received 37 replies with helpful hints.  It was my first early experience seeing how well the Active Rain members were willing to help a “newbie”....

Unit sales of 42 homes were 83% ahead of last year.  Sales prices were down for the month with the average 7.3% behind one year ago. Selling price decline is due to the mix of homes sold rather than a shift in demand. This is caused by a focus on entry-level and more modest homes selling in greater numbers vs. last year. No, - Just Bad Business Practice All of us who represent buyers have experienced the sting of losing out in a competitive offer environment.  It’s part of the business and something we better learn how to handle ourselves and be able to advise our clients on how to handle it too.  I’m Ok with all that. On Monday of this week I helped a buyer submit an offer on a property she coveted.
