Houston real estate developers are turning away from entry-level housing. "Starter homes" are typically priced below $150,000. New home starts in the area are down to about 9,725 single-family homes for third quarter 2007. The Houston Chronicle reported the recent data, which had been gathered MetroStudy. and they say that this number is 28% below the number of new home starts for third quarter 2006. Turns out, though, home starts in the $225,000+ range were actually up 6.5%. Home sales in the Houston area stumble again By PURVA PATEL Home sales in the Houston area fell again in October, but the fall was not as fast as the month before. Single-family home sales in the Houston area fell 7.9 percent in October from the same period last year, the Houston Association of Realtors reported Tuesday. That's about half the 16.4 percent decline between September 2006 and 2007. Rob Cook, chairman of the association and owner of Robert D. Cook Properties, noted that the woes in the lending market have helped put potential buyers on the sidelines. "The people who would have bought are renting, and some have dropped their price and said, 'I can't buy this, so I'll buy this,' " Cook said. The association has seen ...

It's official! 4815 Braesvalley in Meyerland, a subdivision in Houston, Texas, is truly a mid century MOD contemporary home that was designed by the famous Lars Bang. A very knowledgeable person in the area of Mid Century Modern Contemporary homes suggested that it might be, so we checked it out further. A week or so ago we had Lars Bang come by the the home located at 4815 Braesvalley in an attempt to authenticate the fact that he built it. Lars Bang must be in his 80's or so.  A friend of his drove him to see the home. Mr. Bang has a very outgoing personality and it was believed that he was excited about the possibility of this being one of his homes.  My husband, Jim, helped him out of the car and invited him into the house, but Mr. Bang's knees aren't what they used to be . . .and h...

What is that sound?  AH, I think it is the Winds of Change and Growth for Green and Sustainable Home Building in Houston, Tx!  Read through this and let me know if you think this is the case...Houston has always been known as a hub for Energy and Oil companies.  We have companies with offices here from all over the world.  Well, on October 4, 2007- Mayor Bill White made a statement in regards to the City making efforts to be more Energy Efficient.  He states that they will be using LED Traffic Lights, Energy Star Vending Machines, and many other avenues to save "over $34,000 a year in electricity costs and reduce annual CO 2 emissions by 277 tons."  He then went on to state that "...Our goal is to make Houston the energy conservation capital of the world. Can't stop the midtown express.  Midtown is still going strong.  Latest news is funding from the Federal Transit Authority that will allow the Midtown Transit /Pedestrian plan to improve curbs and building will be delayed (allegedly to the war in Iraq).  On a side not, I am not sure about you but I do not consider this still at "war level", maybe a police action.  Sure we have an active "war on terrorism" but we have never tolerated terrorism.  Ok back to point, even though the funds are delayed, they will pull funds from other sources, finich the project and replay the diverted funds once the Feds have paid.  What does this mean to us?  Midtown, as many other Houston neighborhoods are business as usual.  If you are investing, jump in your car and drive around Midtown, east of downtown ...
