In searching for buyers lately- for homes for sale in Killeen Texas ...wow I have ran across some GEMS! There are several very nice foreclosures on our market right now- and some are virtually "move in ready!" I have seen many single family homes in our first time buyer range of around $80K to $120K - and that put them right in the middle of the competition of homes for sale in Killeen. Typically the sellers of these foreclosures will pay for surveys, title policies and sometimes even the home warranty. It all depends on the asset manager handling the seller's side of the deal. I think the lady was right when she was soothing my hurt feelings the other day- about AR servers and everyone being "on break" while they got the issues worked out! Last night I had a shower of comments on my blog posts over the past few days!! Yeah!!! I have a reminder set up for mid-morning on my Outlook to "Sync iphone - and BLOG on AR" - otherwise I would likely to get busy and forget to do both! I took a new listing about a month ago in Killeen Texas- for a client who is in Germany with the US Army. His house had been in rentals for many years and he wants to cash in as he is approaching his retirement. I happened to be working with a Fort Hood area buyer at that time -who fell in love with the house- and we contracted her on it before it even hit the market! We were ALL very excited! Homes are so affordable in this Killeen area - for instance this was a full brick home, 1300 SF, fully renovated and updated for $105K. The buyer was prequalified- of course- or she would have never been in my car. My virtual assistant April (who is AMAZING! Check her out at www.virtualassistantchick.com) suggested that we use this file sharing program for files and pictures. We no longer have to email files or pics - no more transferring them to an external drive - no more storing them on disks!! We just drag and drop them onto the desktop icon and PRESTO- there they are to share. I was just wondering what my agenda will be today- and now I see that I will be learning how to make the most out of my Rainmaker upgrade! So- I have some reading to do- for sure. Thanks to Amber at ActiveRain for getting me all set up and sending the tutorials and information. What I am most interested in- is how to have a great blog that will drive people to my website! I need to learn more about key words and phrases and how to write and interesting blog that still says what it needs to say to catch those search engines. WOO HOO!!!  We've done it again.  Killeen, TX is once again listed as one of the least expensive housing markets in the United States.   http://www.kdhnews.com/news/story.aspx?s=36083  Although the type of house they use for comparison (2200 sqft single family residence with 4 bedroom, 2.5 bath) is not the norm in our market, we continue to show very well everytime they do this survey.  So there you have it, Buyers...Prices are Low, Interest Rates are Low and, (for a short while longer) Uncle Sam has $8000 with your name on it.  Come home to Killeen...The City Without Limits.

                We happened upon this little restaurant at 304 Rancier Ave in Killeen, TX when we were at the bank opening our business account and our teller (also a good friend) told us about it.  She said it was a new restaurant that we had to try and that she had the chicken previously but was going back that day to try their tacos.  Everyone in the bank was going crazy over  Krispy & Juicy Chicken so we immediately drove over there after we left.  We pulled into the parking lot in front of the restaurant (only enough room for about 5 cars in the front) and quickly realized this was one of those mom & pop type places.  As soon as we opened the door we could tell the owners took pride in their little restaurant and went to a lot of trouble to make the atmosphere warm & appealing.  We...

Are you looking for a way to get involved in the community that is both fun and informative.  Check with your local police department to see if they offer a police academy for citizens. Last year I went through a 12 week course at the Killeen Police Department called the CITIZENS POLICE ACADEMY.  The course included weekly presentations by officers, detectives, and supervisors on topics ranging from Criminal Investigation, Gangs, Organized Crime, Police DoTraffic, Gangs, Illegal Drugs, and the list goes on.  It's amazing how much there is about the police department that we, as citizens, are not aware of.  Included in the class is a Saturday visit to the firing range with the SWAT team and at least one ride along with an officer for a shift.  While at the range, we got to see the police...

Today was a rainy day, hence the slicked back hair, and I had a lunch date with my friend who is also my massage therapist.  I wanted to take her out for her birthday to let her know how much I appreciate her friendship and how much she has helped me with her massages. I get frequent migraines(usually once a week) and have made a commitment to go get a massage atleast once a month.  This has actually helped with my migraines by having longer periods of time in between them.  I cant even explain how much I appreciate this.  Plus while I am there we catch up on what we have been doing and strengthen our friendship.  Danielle does a wonderful job giving massages & her deep tissue massages last for weeks.  I usually get the hot stone massage from her because I enjoy the heat from the rocks ...

I went into Speedy Signs at 108 W. Veterans Memorial Blvdin Killeen the other day to change some words on the back of my vehicle.  Thinking I would need to schedule an appointment I asked when they would be able to do it and to my surprise they said now.  It took them about 10 minutes and I was out the door!  The last time I was in there I needed an estimate for our exterior sign at our office and within a day I had a quote!  I am impressed due to being given the run around by other companies in our area saying they will give me quotes and never delivering!  When Speedy Signs says speedy they really mean it! Well, we made it through our Killeen chamber of commerce ribbon cutting and it was a real success.  We probably had 65 to 70 people, more than a dozen of which were realtors from other companies.  I didn't think that was too unusual until one of the chamber ambassadors was talking to me afterward and said something I found very interesting.  He said that he goes to a lot of ribbon cuttings for real estate companies and there are never "competing" realtors in attendance.  He said most companies don't invite other realtors to their function.  Maybe I'm an idealist, but this makes no sense to me.  These are people in our industry, people we deal with on a daily basis.  Why would we not invite them to be a part of our business celebration, and that's exactly what we did.  They came to suppo...

Good evening, everyone.  It's late and I've been running sice early today preparing for our office ribbon cutting/open house on Thursday.  It's not that we're a new company, but like the married couple who missed their honeymoon, we never had a ribbon cutting and after 10 years, and our latest move, we thought it about time.  So here I sit, after days of planning, much of today shopping, and getting ready to prepare the food Wednesday evening (still have to sell houses during the day) I think I'm just about ready.  On the one hand, I'm excited, (though maybe not so much as the honeymoon couple), but on the other, I am looking forward to when this is over and things can get back to normal.  Of course we'll have the honeymoon ribbon cutting snapshots to remember it by.  Oh the memories.
