Less Than Perfect Buyer? Maybe It’s Time To Be Creative – homes for sale in Kyle TX, Buda TX, Austin, TX, Dripping Springs TX, call Agent Aaron @ 512-845-4204 Buying a home is pretty easy if the buyer has a lot of money, a terrific job and impeccable credit. Many buyers are not in that situation, however. And while sellers like to get their asking price, good listing agents prepare them for the possibility of receiving offers that involve compromises. Successful REALTORS® like Agent Aaron know how to put together creative offers and do whatever it takes to make a transaction work. If a buyer is low on cash, the agent may structure an offer that shifts closing costs to the seller, minimizing the amount of cash that the buyer needs to close. A variation of a lease purchase arrangement m...

Inspect the Inspector’s Contract For Disclaimer Clauses – homes for sale in Kyle TX, Buda TX, Austin, TX, Dripping Springs TX, call Agent Aaron @ 512-845-4204 Before the professional inspects the home that you are buying, you will be asked to sign an acknowledgment of the scope of the inspection. This document will probably include a disclaimer clause designed to relieve the company of responsibility if they should miss a defect. What happens if a defect is missed during an inspection? The disclaimer clause may get the inspection company off the hook for a defect if there is no visual indication of a problem. If the inspector clearly indicated that he was not checking for that problem – many inspectors do not check for dry rot or inspect roofs – then the recourse will be limited. If neg...

You Got The Home – Now The Temptations Really Begin! – homes for sale in Kyle TX, Buda TX, Austin, TX, Dripping Springs TX, call Agent Aaron @ 512-845-4204 You have to have a reasonably good financial foundation before a lender will approve you for a mortgage loan. They look for a good credit rating, enough money in the bank to make the initial down payment and pay the closing costs, and a stable employment situation. People who have just qualified for a mortgage loan are usually in better-than-average financial shape. If you have just bought a new house, don't be surprised if you receive a lot of offers from retail stores and other credit card companies offering you pre-approved revolving credit. Be careful about accepting too many offers. New homeowners have often wiped out most of ...

Do Bugs Bug You? Imagine How A Potential Buyer Will Feel; homes for sale in Kyle TX, Buda TX, Austin, TX, Dripping Springs TX call Agent Aaron @ 512-845-4204 If you own a home, chances are you also own a family or two of creepy crawlies. Whether they are ants, fleas, roaches, termites, or spiders, it is a good idea to get rid of them before you put your house on the market. If home remedies like ionized boric acid don't work, paying an exterminator will be money well spent. Most standard purchase agreements require that a property be inspected before the closing and treated for termite infestation, if necessary. It is a good idea to check for insect problems as soon as you sign a listing agreement, so that they don't become an issue of contention with the buyer. Some insects may not p...

Fix up Your Portfolio With A Fixer-Upper – homes for sale in Kyle TX, Buda TX, Austin, TX, Dripping Springs TX, call Agent Aaron @ 512-845-4204 Many buyers like fixer properties for obvious reasons: the price and the satisfaction of earning some sweat equity. Whether you are buying the property for yourself or as an investment, choose a house that is in a good location and structurally sound. It should be priced enough below market value – usually at least 30% – to allow plenty of room for a profitable resale after the work is done. It is important to educate yourself before taking on such a project. For example, inexpensive cosmetic improvements often give the greatest return – paint will increase the value three times for every dollar invested. Landscaping, carpeting, and light fixt...

It Rarely Pays To Assume Anything – But Your Seller's Existing Mortgage May Be An Exception! If the circumstances are correct, you may be able to assume the seller's mortgage liability when buying a house – instead of having to apply for a new loan. If you assume a loan it could minimize your down payment or closing costs and get you a more advantageous interest rate. To know whether an assumption will work, find out the loan balance. If the balance is a small fraction of the purchase price, you will have to come up with a large down payment or get a second loan for the difference, unless the seller is willing to provide some of the financing. If the loan balance is high, the loan may have been made when interest rates were higher than they are today. Most newer loans that are assumable...

With Today’s Low Interest Rates, You May Qualify For More House Than You Dreamed Possible Prequalification for a mortgage is more important than ever before. Why? Because it is important to know how much you can afford before you begin looking at homes Around Austin TX. You should also talk with a lender as soon as possible, but which one? Your monthly housing costs should not be more than a percentage of your monthly pre-tax income, including the mortgage payment, real estate taxes, and insurance. Great Deals on Real Estate Are All Around Austin TX – But Don’t Push Sellers Too Far You found the perfect home, and you make a very low offer. The sellers responded with a counter-offer which was several thousand dollars lower than their asking price. You came back with a little higher bid, and they came down some more. After a lot of back and forth, you finally reached an agreement, and you are very pleased with the results. If you have driven a hard bargain, try to be sensitive about making any additional requests from the sellers. As you move forward to your closing date, keep in mind that the sellers may not share your excitement. They may still be suffering from the negotiations. If you and the sellers are feeling a little tired after a rough negotiation, you still have time to he...

As a Real Estate Agent, I am Here to Help – And On Your Side Despite what you might think, a good buyers agent is on your side, even though a REALTOR® may ask you to do some things that you really don't want to do to in order to get you moved into your new home as quickly as possible. When agents advise you about what you can do to make the transaction work, they are acting as part coach and part consultant. If you find the house you love and want to "sleep on" the decision for a few days, we know that you run the risk of losing the house. If you are inclined to complicate your offer with clauses that may make the contract unattractive to the sellers, the agent may ask you to consider some modifications. Should you call the week before the closing with an attack of "buyer's remorse," we...

Build A Better Nestegg: Own A Rental Property! Buying a rental property can be a great part of your retirement plan. Regular savings, in the form of mortgage payments, becomes your equity for the future. You only need cash for the down payment, and you should make sure that your monthly rental payments will cover the mortgage and any additional expenses. This is a real possibility if you buy the right house at the right price because a good single-family house should always stay rented. Your investment money is subject to less income tax, and the interest and property taxes may be deductible. Housing has begun to appreciate in value in some home markets again, making a second home an important hedge against inflation once again. Most experts predict that interest rates for fixed-rate an...

Your First Home: Not an Impossible Dream You may think you would have to stretch the limits of your budget in order to purchase your first home. The truth is, most buyers with full-time jobs can afford the monthly payments of a new home. Sometimes, the payments are the same as rent; sometimes, a little more or less. Creativity is sometimes required, however, to cover the initial down payments – especially since many of the popular “no down” loan programs have disappeared due to lender changes. The good news is, there are still a few good ways to handle the down payments. FHA borrowers, even with modest credit, can buy a home with as little as 3.5% down. So if you have saved some as you word toward having 10-20% down, you are in luck. In certain circumstances, a HUD foreclosure home can ...

RESPA Changes: Typical Government "Fix" That Doesn't Really Solve The Problem! So, it's official now. The RESPA changes are in effect, although it is my understanding that they will not be enforced for another 4 months. But, really, what's the point? I understand the concept of the changes. And I am on board with anything that actually keeps greedy, evil lenders from doing their dirty work on the consumer.  But does a "streamlined" and consistent form really keep the banks from tacking on junk fees to a loan? No. Sure, it may keep the lil' devils from sneaking the last-minute fees on the final HUD. So what's to keep them from doing it on the Good Faith Estimate? What we really need for true "reform" isn't a re-form -- meaning we don't need new forms. Standardizing a form is nice, and a ...

Siren Call! Flashing Lights Surprise My Clients! I had a first last Friday. Never happened to me before. My clients were following me in their car while we were in the middle of a tour of homes. We'd seen 4 already, and were going to see another couple of homes before it got dark. We were driving through downtown Kyle, TX, and stopped at a light near the police station. It turned green, I moved through and made the turn, and they followed -- just as you may expect during any routine drive. I look up to my mirror and see flashing lights behind them. Thinking they may just want them to pull over so the officer can come to get me (or somebody else), I pulled over. Nope! The officer stayed with them! I waited a minute, and decided to drive on to the home we were going to see, since I didn't...

Interior Design: Make The Right Choices And Improve Your Quality Of Life! Interior decorating has taken a back seat at times during this crazy, bargain-basement market in our area. But it is still something that is very important, especially if you are trying to sell a property that isn’t “distressed.”  Whether you are trying to fix up your home to sell it faster – or to get more money when you do sell it – or if you just want to create a warmer, better setting in which to live your life, hiring an interior designer can make all the difference in the world!  Most of us know good decorating when we see it. But very few people can actually start with a blank canvas and create those same cohesive color patterns and designs.  Start with your real estate agent to find help. Maybe they have a...

TV Shows Are Just Like 'B' Movies from the 1940s ... And Other Nonsense Sometimes I wonder what has happened to the state of good theatrical dramas in this day and age of big-budget, small-brained blockbusters rockin' theater screens nowadays.  Apparently, we've reached the point where any drama in theaters -- no matter the cast, the advertising, or the critical buzz -- is doomed to fail. I guess the thinking is: people will pay to see special effects, but want their laughter and tears for "free." Enter TV! The problem is, today's TV dramas are high on melodrama, higher on painful writing, even higher on painful acting, and very low on plausibility. I have seen a grand total of about 30 seconds of this year's crop of new dramas, and they all kind of, well, suck. My wife is watching a fe...

Wow. Austin. Way different than Seattle, my family's old stomping grounds.  Or so I thought. I just heard the news (delivered by a recently melted in-law) that Seattle had not one, but TWO days this week with 102 degree temperatures! The 102-mark set a record. An all-time record. Yes, Seattle (in all its recorded-weather history) has NEVER hit 102 on the mercury before. Ever! I jokingly tried to tell them that here in Central Texas, we have a word for 102-degree days -- WINTER! OK, maybe that's a stretch, but not by too much anyway. It's hot here. We lived through last summer (our first in Texas), and a seemingly endless supply of 100-plus-degree days (a record 43 of them by Mid-August last year!) stronger and better conditioned for heat than I ever thought possible. Just so you know, w...
