Lakeway, TX Real Estate News

An approximately 430 acre area between Falconhead West, Bee Creek Rd (which will become Highlands Blvd) and Flint Rock Road will be home to 300 new, high-end homes before too long.  What is making this possible is the expansion of Serene Hills Drive.  It has been improved and extended from Flint Rock Rd to Hwy 71.The area, called Serene Hills, was purchased in 2007.  In addition to the 430 acres for residential, the land along Hwy 71 is zoned for commercial development.  H-E-B owns some of the commercial land, but has not committed to building another grocery store in the area.  The one in Bee Cave has been operating for around 15 years and I’m not sure the grocery giant is ready to leave that space.Bellaheim Homes, Brohn Homes and Sitterle Homes have been chosen to build new homes in S...

The City of Lakeway, Texas has just revised their watering restrictions to allow watering 2 days a week.   This change comes after months of being only able to water one day per week.  Does this mean the drought is over?  No.  But, it does mean that some of our recent rain is doing some good for the aquifers and lakes that we get our water from.   Still, be cautious about water use.   Lake Travis is still extremely low.    Guess this means that we can start planting for Spring! Lakeway MUD Mandatory Stage 2 (First Level) TWO DAY Water Restrictions Change in Residential Irrigation Days Due to dangerously low lake levels, extreme drought conditions, and high water use, in accordance with the Lakeway Municipal Utility District Drought Contingency Plan. Lakeway MUD is now in Stage 2 (first ...

I used to take my oldest daughter to the pool at the Lakeway Inn years ago.  That is where I taught her to swim. Later the Inn was sold and one of the pools was closed.  As a result, Lakeway residents were no longer welcome at the pool. Still later, the place was sold again.  It became the Lakeway Resort and Spa.  New pools and a water slide were added, but these sere for guests. A 5,000 glass ballroom overlooking Lake Travis was also added.  What a fantastic places for meetings and weddings this place is.  I will follow this with photos rather than words as they will tell the story of this place just fine. By the way, if you are interested in Lakeway, TX homes, give me a call.

Sandeez's Hamburger Hut (Lakeway Texas) - stop in for a great burger!   Stomach growling, throat dry - it's time to find a great place to eat while traveling Hwy 620 toward Lakeway.  And then you see it.....a quaint low slung building advertising Sandeez's Hamburger Hut.  My mouth waters for a hamburger, fries and Dr. Pepper.  This looks like a good place.... I've stumbled on a classic car show - not big but looks local.  Texas small towns have very local fun happenings - it's a surprise and family friendly.  The owners are hanging around their cars or checking out the "competition" - all ready to talk about classic cars, how they restored them and the "good ole days".   Hey-I stopped for a burger!  I got much more....so where is this place?   Located at 113 RR 620 North, Austin Tx. 7...

Los Pinos is Open Again!  Had dinner there last night in their newly renovated premises on Hudson Bend Road.  Thank goodness Chicken Verde is still on the menu and still just as good.  Stacey and I and our husbands had eaten lunch there on July 4th and it burned down later that night....(no it wasn't us!), so we are pleased they are back in business.   It was busier than ever.    Welcome back!

I took both of these photos from close to the same place at the Lakeway Resort and Spa.  The top photo shows Lake Travis when full.  The bottom photo shows the lake a few days ago.  The drought has hurt the most of Texas and this photo of a very low Lake Travis tells the story well.  So how low can Lake Travis go? Historically, Lake Travis is the lowest it has been in a very long time.  The level of the lake today is around 627 feet above sea level.  Full is 681.  The lowest Lake Travis has been since Mansfield Dam was built to create the lake was back in 1964 and 1951.  In 1951 the level of Lake Travis was close to 620 feet and in 1964 it was close to 621 feet.  We're not far from that now. Recent rain has helped stabilize the level of the lake, but we still need at least 15 inches ju...

You just had to click on this post, didn't you? After showing Lakeway homes all afternoon, I stopped by a bistro to meet some friends.  Just after deark a lady walked in asking if anyone had jumper cables.  Her car had died and the battery did not have enough power to get it going. I pulled my car up beside hers, got the jumper cables out and jumped her - OK, not her, her car.  I walked back inside and tole my friends that I had just jumped a lady in the parking lot and that gave everyone a pretty good laugh!

For those of us who were for the Lake Travis School Bond, celebration time is here.   The $158M LTISD Bond passed with a 57%:43% majority!  Thank you LTISD citizens. Roughly 2,200 votes were cast early with about 4,100 on the day - the majority of the latter voting 53% against the Bond. The Bond will increase local taxes by almost 10 cents per thousand dollar value which will impact the average $400,000 area home's tax bill by just under $300 per year. That is a great turn out Lakeway!  Thank you for your vote and, supporting the LTISD schools.  Now hold on to your seats!

North off of Highlands Boulevard, is Rough Hollow, Lakeway's latest addtion Canyonside At Rough Hollow.  This section of Rough Hollow, Lakeway is made up of 23 large homesites with spectacular views of hill country canyons and green belt.  Lot prices begin in the low $100,000 and are a minimum of 100 feet wide.  No lake views here, but all the home sites are topography-friendly and wooded, with deep canyon and and green belt views.    As of today's posting 7 (seven) of the lots are sold in Canyonside at Rough Hollow, some with homes under construction.  These are custom home sites which allow you to bring your own builder (approval through Rough Hollow) or choose from 7 pre-approved local builders - Zbranek, Jenkins, Triton - to name three.  I love Rough Hollow, Lakeway.  It was a twink...

We visited this new restaurant in Lakeway with some friends (and former clients!) on Friday.   We got there around 530pm to take advantage of Happy Hour.  I'm always up for Happy Hour - there is just something satisfying about not paying full price for appetizers and drinks! We sat in the bar at a table and had drinks and some half-price appetizers.  The short rib tacos were really good.  We also had some truffle mac & cheese, some excellent hummus and some poppers.    Very enjoyable.  We arrived around 530pm and it was already quite busy but by the time we left at 830, people were lining up, so go early! West Austin needed a new casual dining restaurant and so far, this one is looking good. Visit www.leaguelakeway.com for their menu

Early voting has begun for the Lake Travis School Bond Issue 2011.  Please vote YES and vote EARLY for the Lake Travis School Bond 2011. Registered voters who live within the Lake Travis Independent School District may vote early from Monday, October 24 - Friday, November 4, 2011.  The best early voting location is Randall's Lakeway.  Voting at Randall's will be Mon - Friday, 7 AM - 7 PM.  Saturday 8 AM - 6 PM and Sunday Noon - 6 PM. I have lived in Lakeway for 21 years.  My children attended school here K - 12 and I remember our struggles early on.  Lakeway (and the LTISD) has become a very desirable place to live.  It is imperative that as a community we vote to maintain the high quality of education that has been a huge catalyst to the positive growth of our area.  We cannot regain t...

Dear Friends,   This post is to ask you to VOTE EARLY and VOTE YES in favor of the LTISD bond package. Here's why:   77% of the bond money is dedicated to building, expanding, and maintaining schools 1. The middle schools are out of capacity next year, the high school the year after that and the elementary schools are out of total capacity the subsequent years.   2. The Technology component directly outfits classrooms (computers, smart boards, overhead projectors) and items that are part of the infrastructure (i.e.  network, phones, security cameras, building access controls, copper and fiber optic cabling, servers, management software, and PA/bell/clocks) 100% of bond money stays in our district and will be used for needed capital improvements. If we cannot use bond money, we will be fo...
