Rough Hollow, Lakeway TX is preparing for the 2010 Parade of Homes to be held October 16 - 31. They will be featuring the distinct "Bluffs" neighborhood, showcasing seven homes built by some of Austin's finest custom home builders. Last week I attended the Realtor Preview Party.  It was great fun and gave us all an enticing taste and sneek peek of what was to come. Since the 2010 Parade of Homes is still a few months away, all of the homes were in various stages of construction.  We were given a bottle of water and an agenda, and steered down the hill to wander through each property at our leisure.  A gentleman playing the guitar was located at the end of the route, and thanks to a great speaker system, serenaded us throughout out our touring journey. Needless to say, I'm very glad I wo...

Alta Vista - Lakeway Austin TX - Market Report showing some promising activity. Alta Vista is a little pocket of homes in a gate community off 620 in Lakeway TX. This chart shows the activity through the second quarter, and notice the low days on market as well as the small differences in asking verse selling prices. These are some home owners who know how to sell their homes! They're not only marketing right, but they're pricing right which in turn moves the inventory quicker. In real estate, traditionally, you can sell higher in the summer selling months than you can in the colder months. What you'll also notice in the above graph is that the homes that are currently active on the market are sitting on the market longer. My theory? Look at their green bars... the bars are slightly hig...

The City of Lakeway TX had a great exhibit this weekend, the Lakeway Emergency Services and Bike Rodeo.  There were people from every branch of the different emergency services ready to give tours of their vehicles and explain everything about what they do. By far, Alyssa's favorite was the Bomb Squad Robot. They had it moving in all sorts of directions to show how versatile it was. The hands of the robot are so steady that they can grip a zipper!  The suit the Bomb Squad people wear is 85 pounds. That is heavy!  One of the people explained that the suit isn't completely explosion proof, which can be scary! The helicopter was also a hit!  She liked all the buttons. She was concerned it would be loud if it was turned on.  Everything is "loud" to her these days... She sat up high in the f...

Even though I have lived here for 20 years, sometimes I feel like an infant to the area.  Yesterday I discovered a great information source for Lake Travis Austin TX called, LakeTravisTV.com.  It is an online television station created to help Lakeway residents (past, current and future) stay connected to the community. I heard about Lake Travis TV from Judd Brook, Sales Team Leader, for Rough Hollow Lakeway.  We were visting and he mentioned the LakeTravisTV a number of times.  Now I don't know about you, but the name "Lake Travis TV" didn't sound very interesting to me.  It conjured up memories of home movies my dad used to take when we were kids.  So after my meeting with Judd, I went to home and googled LakeTravisTV and was pleasantly surprised! Not only was it fun and interesting t...

Flintrock Falls Lakeway TX Home - 109 Cabo Del Sol Court, 78734 This home in Flintrock Lakeway TX is a hidden gem.  I had the pleasure of a personal tour by the owners the other day and fell in love.  Recently lowered $100K to $1,090,000, it's worth your time to drive to Lakeway and take a look. The property belongs to PGA Tour Pro JL Lewis and his wife Dawn, and has panoramic views of the Flintrock Falls golf course and Texas hill country. The Lewis' bought their Flintrock Lakeway TX custom home new in 2003 after the owners, who never lived in the home, decided it was too much house and purchased a small villa across the golf course.  JL said the owner spent a lot of time selecting the lot for the home.  At the time there were only a few home under construction, and prime lots were up...

Lakeway TX History Lesson 15 years ago, I was the Director of Membership for the Hills Country Club in Lakeway TX. At that time, the Hills Country Club consisted of The Hills golf course and the World of Tennis.  Both properties had recently been purchased from the FDIC by Cobblestone Golf Group and we were undergoing some membership restructuring.  During one of my membership meetings with a long-time Hills Country Club member, the member, who was a Lakeway History buff, told me that Lakeway's claim to fame in the mid to late 70's was retirement living and The World of Tennis facility.  The developer of Lakeway was a big tennis fan and constructed the World of Tennis facility with visions of world class tennis matches, athletic medical/rehabs clinics, instruction, housing, even a swimm...

Around Austin: Lakeway, Texas — Market Statistics Real Estate — Homes For Sale Lakeway, TX 2009 Annual Market Report for Lakeway, TXJan. 1 through Dec. 31 The above pie chart illustrates that the time on market for Lakeway TX is higherthan the Austin TX average. This is not really surprising when you consider thehigher price points of the mostly affluent Lakeway TX area. The above chart shows that the lower-priced to mid-priced homes in Lakeway TX soldmuch closer to their listed prices, while there was some significant discounting of thehigher-priced homes in Lakeway TX, which is one of the most expensive areasof Austin TX as well as all of Central Texas. The above analysis is not shocking, as the lowest priced home in Lakeway TX soldthe same day it was listed. Single-family housing in ...

Alyssa had her very first Dentist appointment this morning with Dr. Eaddy in Lakeway TX. I was a little worried because I've heard lots of stories about how they are all scared and cry and the only thing that gets done is them opening up wide and that's it... Before we went, I told Alyssa that Ms. Alexis would want her to open up wide and look at her teeth. I also told her she would brush her teeth, back and forth, and up and down, and front and back, and that it would probably tickle. I told her that if it tickled, to just try to stay as still as possible and we could laugh later. Ms. Alexis was awesome with her!  The first thing they did was go up and down in the chair!  She showed her the tickle brush, the mirror, the water squirter and even squirted mommy and daddy with the water!  ...

Lakeway Regional Medical Center - Lakeway TX - is about to start construction again. Back in the Fall of 2008, it was announced that a new hospital was being built in Lakeway TX that would be just over 50 acres and cost roughly $250M to be completely in 2011... But around September of 2009, all of a sudden, there was no activity going on around the site. I heard many stories. One was that the site was going to increase and they needed Austin Energy to approve moving the electrical stuff.  Another was that they were trying to get a guaranteed loan from HUD to help get lower rates. Either way, it has been announced that the Lakeway Regional Medical Center is getting back on track with a current estimated completion date in 2012. I think this is going to bring an influx of relocation to th...

Lakeway Austin TX was once a sleepy, retirement community West of Austin TX, but now it's experiencing growth and new construction, and many people call Lakeway TX home, from the old to the young. Currently, there is a house listed for $154,000 as well as one listed for $2,195,000. That's a huge range of properties, but for the most part, the area median is just about $400k. Even with the current market conditions being flat, it's not stopping people from buying and selling houses in Lakeway Austin TX.  Just in the past 30 days, there  have been 37 new listings come active on the market.  The flip side, as you can see from this below chart, is that there are 59 properties that have been on the market over 120 days, ouch! Lakeway Austin TX has new homes, pre-owned homes, houses, condos, ...

I'm holding an Open House tomorrow, Sunday, February 21 in Rough Hollow, Lakeway, TX.  This home is BEAUTIFUL.  For those of you who don't know Rough Hollow, it is a secluded area deep in Lakeway (about 17 miles west of downtown Austin), right on Lake Travis.  The home is in the gated portion of Rough Hollow, toward the back of the development.  Built in 2008, it sits on .5 acres and is just over 5100 sq. ft.  It's been on the market for 15 days and has already had one price reduction.  The Seller is very motivated and has priced the home aggressively at $849,000.  The home is 5 bedrooms, 5 baths and (for lack of a better description) has all the amenities - except a pool.  (However the back yard is perfect of one). These are luxury homes on large lots.  This home is down to $165 a squa...

Ring Ring... Hello? Hi, Donna, you have some Flowers that were just delivered to you up here at the office. Flowers?  For me?  From Whom?  Is there a card? You want me to read the card? Well, They're not from my Husband, so yes, please read it... Back in August, I wrote a blog post about Flowers by Nancy, too, a local flower store in Lakeway TX.  When I moved here, to Falconhead West in Bee Cave TX, I was sent a welcome package with coupons for different things. One of the coupons was a house-warming plant from Flowers by Nancy, too. When I went to pick it up, I spoke with the lady there, and decided to write a post about the store and its history.  Low and behold, it's six months later and the store owner found my post.  She sent me flowers as a thank you!  I called her to thank her fo...

Help save Lake Travis Kids R Kids!! I have sympathy and empathy for the people who have been laid off over the past few months and years, but you never really know how bad it is until it affects you personally. Granted, I haven't been laid off, however, many people in my immediate community have been which means many young kids have been taken out of school as families can't afford daycare, and how does that effect me??  I got a notice this morning that my daughter's daycare is closing, effective December 23.  Yes, right in the middle of the Holiday season, we're all scrambling to find new placement because enrollment has dropped considerably. Currently, there are approximately 150 kids at this school, and there are only two other daycares in the area, not including the Montessori schoo...

Geronimo Park - Apache Shores - Lakeway TX is a quaint little park that has a lot to do.  We didn't even know this park was back here.  We were just driving around looking for more boat ramp options to launch our boat on Lake Austin or Lake Travis. This cute bridge goes over a stream to get to Geronimo Park.  It must have been built by some short people because my husband had to duck under the signs on either end, and he's barely six feet tall. You can sit by the stream that runs through it and just watch all the water bugs scurry around. The water was completely clear, which is unusual, so we could see to the bottom. Also, because of the rain we've had the last couple of weeks, the water is moving pretty fast, and the little water falls within the stream are flowing nicely. There is a ...

My Keller Williams office is hosting a Halloween carnival at our office in Lakeway.  We will have booths with Halloween activities in the parking garage blow the building.  There will also be trick or treating in halls of the building.  Most agents with offices have done a great job decorating doors and the office looks great.  This will be a great alternative or addition to traditional Lakeway area trick or treating.  The event will be on Thursday, October 29th from 5:00 to 8:00 PM.  The address is 1921 Lohman's Crossing, Lakeway, TX 78734.  We're right next to The Summit.

The City of Lakeway TX had their annual Halloween Goblin Glow last night at the Lakeway City Park on Hurst Creek. This was our first time to go, so I didn't know what to expect.  There were five hot air balloons and every so often, they would light their fire and make the balloons glow.  You could go right up to the baskets of the balloons and trick-or-treat. They gave out lots of candy. There was also face painting, hair spraying with colors, people on stilts, and a balloon artist.  Alyssa got her hair sprayed Orange to go with her LongHorn Cheerleader outfit. And, of course, you can't forget the Live Music.  There was a great band, whose name has slipped my mind, but there was lots of dancing from the little ones. Here are some pictures I took of the Goblin Glow balloons lighting up. ...
