Mar Bella will soon have a new neighbor with the arrival of Clear Creek Independent School District’s new 130-acre Education Village. The new campus will be the first of its kind in the state of Texas featuring an elementary, intermediate, and high school all built on the same property. The schools will share common areas including the main kitchen preparation area, mechanical plant and service yards. While the schools share the same property and some services, each campus is separated. Students will not have access to a school that is not their home campus unless organized by a teacher. Elementary School #26 will be a 105,500 square foot campus with a capacity of 900 students and open fall 2009.   Appraisals... just how subjective are they? I had the recent pleasure of dealing with a 5 digit gap between appraisal and sales price.  My market research was thorough.  I know my market.  I know we got a bad appraisal in. We got a second appraisor to go out and give a second opinion, but what I'm really wondering is - Should appraisors be allowed to listen to national media? I'm kidding, but I feel confident that the first guy was listening to too much doom and gloom on the national level or something.  I don't think I would have had this same problem 6 months ago. Which comps does the appraisor have to use?  Which ones can they ignore?  I always thought that if foreclosures were not common in a neighborhood (less than 30% of available comparisons) that they wouldn't be included. Cities are ranked by population growth, median income, unemployment rate, and crime rate. League City is one of 8 Texas cities named on the list. The list includes: Allen, Cedar Park, Flower Mound, Friendswood, Keller, Round Rock and Sugar Land. Aren't League City and Friendswood 2 of the greatest places to live???  As a Realtor working primarily in League City and Friendswood, I was excited at these results!

Live Christmas Trees: AmeriWaste will pick up your live christmas tree if it is placed curbside on heavy trash pickup day (second pickup day of the week). Christmas trees can also be dropped off at the Public Works Building at 1535 Dickinson for recycling. For my neighbors in Westover Park, that's Fridays!

As for League City, TX We're still fighting the negativity in the National Media.  It is important to constantly educate everyone about just how local real estate is.  2008 Was my best year in Real Estate. And 2009 is looking even better.  People are still buying and selling.  There is a balance of factors that the market dynamics correct.  If prices decline or level off, it is natural that more people will buy. Many people listening to the National media are waiting to list.  This is one of the main reasons that inventory is down slightly.  This is not a bad thing!  It will only help prices go up.  The best thing in the media that everyone can agree to be positive is the amazing interest rates.
