April 10 was the long-awaited unveiling of new plans for a parkthat will be on a 1,000-acre property, situated in Williamson County near Liberty Hill, about 20 miles west of Georgetown.  Visitors enjoyed 1-, 2- and 5K hikes starting a guided equestrian rides, as. County staff and members of the Texas Native Plant Society unveiled the plans. The park will be designed by the Round Rock planning, landscape architecture and architecture firm BWM Group. The park will contain campgrounds, equestrian trails, hiking paths and a heritage center to highlight the equipment once used on the land, which was a cattle ranch. March 27 was a big day for Cedar Park Farms to Market to open its doors to the public.  With 3,130 visitors making purchases, nearly all of the 20 vendors sold their entire stock. This year-round farmers market will be open from 9 a.m.–1 p.m. every Saturday in the parking lot of 1890 Ranch Shopping Center. This is an obvious testament to the fact that Cedar Park residents put fresh food at the top of their list of priorities. With the major success of opening day, there will be more farmers added to the list of sellers and this will certainly bring more buyers. Here is more interesting information from Bundle.com and its "How America Spends" report. In our last blog, we reported that the biggest U.S. spenders lived in Austin in 2009. Austin blows away the national average of  $37,782 with the hefty amount of $67,076 in citizen spending (excluding mortgage and rent, which are not included in Bundle's breakdown).. Scottsdale, Arizona, ranked close behind Austin with $64,687 in spending for 2009. Bundle's information did not include how much a resident spends on mortgage or rent, which reveals why one of the reasons New York City isn’t at the top of the list. One interesting fact about the Bundle’s study is that the top 25 includes somewhat affluent towns with low housing costs. Did you ever wonder which U.S. cities are home to the biggest spenders? Well, look no further that Austin, TX. According to recent research by Bundle.com, Austin residents spent an average of $67,076 a year on non-real estate purchases. This big chunk of change makes Austin the number one spender ranked above Scottsdale, Arizona and San Jose, California as the highest spending metro areas in the U.S. It is surprising that New York City didn’t make the top ten list. The reason for this is that since New York City is divided into five boroughs and four out of the five boroughs have a low total of citizen spending.   The Four Points Area in Austin has one last undeveloped retail site located at the corner of RM 620 and Wilson Parke Avenue, close to Williamson County. The 69-acre property loaded with oak trees and brush, is also the largest remaining piece of undeveloped land. If plans go through with the City of Austin, local developers intend to build a shopping center named The Trails at 620. Dollars for dishwashers? Rebates for refrigerators?  Cash for appliances? Call it what you will but the Texas cut of the $300 million has been approved by Congress to support state energy rebate programs for residential ENERGY STAR appliances. The ENERGY STAR appliances are much more energy efficient than their counterparts. Any Texas consumer who purchases certain energy efficient household appliances can qualify for a rebate from the $23 million in federal stimulus funds allocated for this mail-in rebate program. Your lender is required by the federal Real Estate Settlement Procedures Act to provide you with a "Good Faith Estimate" of the fees due at closing within three days of applying for a loan.  The GFE and the U.S. Department of Urban Development (HUD) settlement statement is now required as of January 1st.  Under the new rules, lenders and mortgage brokers are required to give consumers the good faith estimate forms  within three days of receiving the application for a loan. Although the government is often viewed a carefree spender of taxpayer money, even the FHA is feeling the pinch these days, and so, has developed some new rules which will impact Liberty Hill buyers. Come spring, buyers will have to have higher credit scores to get in on FHA's low downpayment requirements, as well as pay higher mortgage insurance fees and possibly more closing costs. FHA, which has traditionally backed about 3% of homes, has been overwhelmed with lending requests these past few years. The Worker, Homeownership, and Business Assistance Act of 2009 has expanded the former First Time Home Buyer's Credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010, (and closed by June 30, 2010, so long as a binding sales contract is signed by April 30, 2010). The part of Ronald Reagan Boulevard that extends between Hwy. 29 north to FM 3405 is open -just north of Leander in Liberty Hill.North of 1431 on Parmer Lane is called Ronald Regan boulevard and 4.5 miles of road is designed to act as an alternative to IH 35 and US 183.
