  As mentioned in a previous blog, the deadline to file a homestead exemption in Brazoria County is April 30, 2011. I would also like to warn all recent home buyers of home exemption scams out there. There are many businesses that send official-looking letters that suggest that a fee - typically $50 or more- that must be paid for a homeowner to get the exemption. They may also state that their company handles homestead exemption filings for the state of Texas. These claims can be deceptive. Texas state law requires these companies to make it clear that they are not a governmental agency however, most people do not pay close attention to the fine print and only take into consideration the initial "official look" of the letter.  Please keep an eye out of these scams. If you purchased a Pearland home in 2010 or have never filed for homestead exemption, now is the time. As a Pearland homeowner you may apply for Residence Homestead Exemption.  A one-time application is required.   "What is my Pearland home worth?" I get asked this question a lot.  The answer is actually quite simple: Its what someone is willing to pay for it!   How do you know what potential buyers are willing to pay for you home? Ask a Realtor for a Comparative Market Analysis (CMA).  A CMA takes into account recent sales, pending sales, and current listings that are within the same neighborhood and have similar characteristics as the subject property.  It will often compare things such as lot size, square footage and the number of bedrooms and garages.  Your Realtor will use all of these factors to form a realistic number.   Obtaining a CMA is a good idea even if you are not ready to place your home on the market.  It can keep you abreast of what other homes like yours are selling for and ca...
