In a press release this week, The Texas Department of Housing and Community Affairs (TDHCA) annouced the released $45 million in mortgage credit certificate authority through its Texas Mortgage Credit Program, an innovative homebuyer program that makes homeownership more affordable by providing a dollar for dollar reduction of a borrower’s tax liability, not to exceed $2,000 annually. The credit authority will allow the Department to provide tax credits on approximately $150 million worth of mortgage loans, which it estimates will help approximately 1,000 eligible households purchase a home of their own once they complete a certified homebuyer education class. Stonecroft Women is a group of women who meet regularly for lunch and friendship at Golfcrest Country Club in Pearland. They always have a guest speaker who presents an inspirational and sometimes funny message about Christian life.  Meetings include time for networking and shopping with vendors who have booths set up to sell unique clothing, purses, jewelry, home décor, make-up and many other items. I just saw on www.click2houston.com that Brazoria County is under a hard freeze warning until 10 am Wednesday.  In addition, a wind chill advisory is under effect until 6 am Wednesday morning with winds of 25 - 35 miles per hour. The weather is expected to be in the mid-twenties tonight so its going to be a cold one! Retire to CountryPlace Pearland!  At CountryPlace you will make friends, take part in interesting activities if you wish.  You can swim and take water aerobics, play tennis, join the area golf club, take exercise classes, play cards, dominoes, go to interesting talks, and many events. Recently a group of about 140 residents went on a Carribean cruise.  From the reports I got, it was wonderful and a good time was had by all. The Kirby FIRE/EMS Station #5 NOW OPEN FOR PUBLIC SAFETY SERVICES! This is great news as it could result in lower insurance premiums for nearby property homeowners! The City of Pearland Fire Department recently initiated operation of Fire & EMS Station 5, located at 3100 Kirby Dr. This is the City's second shared Fire/EMS facility housing fire apparatus and EMS Mobile Intensive Care units. It is one of three fire stations with 24-hour combination paid and volunteer firefighter staffing. While Station 5's primary impact is faster public safety response, another anticipated benefit will be a possible reduction in homeowner's insurance premiums for those living within the station's proximity. I recently received an email on a great way to protect yourself at night and I thought I'd pass on the tip! This tip actually came from a neighborhood watch coordinator: Always keep your car keys by your bedside at night.  If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies.  Next time you come home for the night and you start to put your keys away, think of this: It's a security alarm system that you probably already have and requires no installation - Test it. Many times I come across people who would like to buy a home but are impeded by their credit score.  Unfortunately, this is all to often an occurrence.  Recently, I interviewed Aaron Faubion, a financial industry expert and president of Allied Credit  Solutions. I was showing a house not long ago that was the perfect house for my clients. As they walked around from room to room, they were obviously impressed, saying things like, "This is great! It's just what we've been looking for!"  They went upstairs to see the very large gameroom and gave me all of the right buying signs. I was sure we had found the right house for them. The saga of a listing agent....It is late January 2011 and a young professional couple with a 4 month old baby, 3 inside cats and a big inside dog, called me and asked me to list their house.... That’s the good news....  They bought the house new, from the dirt, and put a lot of upgrades in the house and did not use a Realtor... That is the bad news....
