Note to Self... Multiple lien short sale transactions have become increasingly difficult to close over the past few months. As a result, our company has stopped accepting new cases until conditions improve. The majority of our listing volume was tied up in 2 lien short sale properties when the first portion of the bailout money was distributed. Following the announcement of the Homeowner Affordability & Stability Program (HASP) and the earliest infusion of a few hundred Billion dollars, the banks began to behave irrationally. Disclaimer, this is not a scientific study.  Today is a gloomy, misty, grey day here in North Texas and some people may describe it as depressing. This morning as I was preparing to go on a home staging consultation in Plano, TX  I received a call that the time we scheduled was now booked for a showing. Yes, the house is already listed however feedback is coming in that there are some issues with flow and purpose for one area of the home.  This is a good example of why it's important once you list to showcase your house for optimal impact and why a cost effective home staging consultation PRIOR to listing is so important!  Wouldn't you rather know what needs to be addressed before buyers start giving feedback that there may be a problem?  Now back to the weather.  As I hung up the phone...

$8,000 Tax Credit for First-time Homebuyers. Great Time to Buy a Home in Allen, Frisco, McKinney, Plano and North Texas. The "American Recovery and Reinvestment Act of 2009" provides up to an $8,000 federal tax credit for first-time homebuyers. One of the interesting things about the Act is that a first-time homebuyer may be someone who has not owned a principal residence in the last three years. For example, someone who sold their principal residence in 2005 and has been renting since then, may qualify as a first-time homebuyer under the Act. According to the Act, the purchase needs to take place between January 1, 2009 and before December 1, 2009. The Absorption Rate is a good indicator regarding the state of local real estate markets. For purposes of this blog post, the definition of Absorption Rate is as follows: The current number of active MLS listings (single family homes) for sale as of March 11, 2009 divided by the number of single family homes sold in the month of February 2009.* The resulting number indicates how long it would take to sell the active MLS listings based on the current sales rate. Hi, I decided to sign up for this program that the City of Plano is offering, it is 11 Weeks long, and Once a Week for 3 hours. You can never know enough about the area that you are selling, and crime knowledge and prevention and stats are always good to know, that is what this program teaches you. I used to think of the police as that person who gives you speeding tickets and numerous other traffic violations, But I have learned that they are so much more than that. To help track performance, Republic Title has a ranking system in place for all of their closers and branches.  As many of you know, I send most of my files, when I can, to Republic Title.  Most go to Tracy Horne of the Coit/McDermott location and her sister, Kelly Wald, at the Parker/Preston location.  Well, the results are in with Tracy as the #1 closer, and her sister Kelly as #2 closer, for the company!  There are some great closers in the Metroplex but these two are always tops in my book. As a Professional Home Stager, I always recommend when selling that it's important to have furniture in every key room. Key rooms include all main living areas, kitchen and master bedrooms. I watched a news report last night which stated that our Plano, TX school district is cutting programs.  With foreclosures and declining property values in the N. Dallas area, the reduced property tax income is clearly affecting the ability for our schools to continue providing the same services they have in the past.  It will not be long before a tax increase is proposed to capture the additional funds needed.  The schools will eventually get the money they need. Gymboree Learn and Play - Plano is the best music program for young children and toddlers in the country according to a recent kid's music survey. Scientific research has shown that music enhances neurological and learning development in young children. Music improves spatial-temporal reasoning, a neurological process needed to understand mathematics. Being a young assistant to his Mama Realtor, my son needs to be able to do math well before his age (wink!).
