Prosper ISD will be holding Pre-K and Kindergarten Round Up starting Wednesday, March 30th and March 31st at the PISD Administration Building Cafeteria.  Times for both days will be 7:00 am to 7:00 pm.  In order to register the student you must have all of the following documentation. 1. Prosper Texas Market Report for November 2010 Prosper had 23.2% less new listings, 31.8% less closed sales, 27.3% less listings under contract than this time last year. The great news is it took 40% less time to sell your Prosper home and you got 25.1% more money for it. Prosper Texas Market Report for October 2010 Prosper has had some great news for October 2010, the length of time its taking to sell a home is down a whopping 57% and closed sales are up over 50%. This is excellent news for Prosper! The only negative we are seeing is a decrease of 18% in the average home price, but thats to be expected in the current market. Today, one of my listings that came off the market in Prosper, TX is being shown to a prospective buyer.  That listing actually came off the market a couple of weeks ago.  The owner decided not to sell the house.  That was, until a buyer made contact through their agent and asked me if this home was still available.  We reactivated the listing, for this buyer, and they are touring it now.  They have no competition for this home.  Nobody else is aware the home is available.  And, the owner is thrilled that this buyer liked their home enough from the marketing that they all but demanded to have it included in their home tour.  On Friday October 22nd, Prosper Eagles will be hosting a COMMUNITY FOOD DRIVE during the the Nevada Community Football game.   This will be a great night to watch a district football game along with participating in helping your town in fighting hunger for some local families.   Before the game tonight, go through your pantry and pack a box of canned goods and bring it to the game.   This is the time of the year when we open our hearts and help others that are not as fortunate as us.  Anyone and everyone is invited to participate in this great cause. In my humble opinion, the foreclosure freeze has been a long-time coming.  The foreclosures and short sales have been handled in such a way that (again, in my opinion), there isn't a big bank out there that should pat themselves on the back for the handling of these properties. As a home seller in Prosper, TX - what does the foreclosure freeze mean to you? 1.  Those foreclosure properties are currently 'off the market'.  This creates opportunity for you.  Qualified buyers in our area look at foreclosures, but I've found them buy normal resale homes or new construction in higher numbers.  Some of your competition went away temporarily.  Supply and demand basic rules imply that we should see some positive outcomes for the homes where there is no lender involvement in the sale. 2.  The med...

In scanning the 168 active homes in the MLS in Prosper, TX today, I noticed that some agents have entered the area and subarea incorrectly.  This can be disastrous for a home sale, since many agents search for properties by the MLS geographic area.  The correct Area for Prosper, TX is 59.  The subarea is 1.  Every home listing in Prosper, TX should be using this combination.  Area 31/1 - Denton County, North of Hwy 380.  This designation is really for unincorporated parts of Denton County.  Prosper, TX is in Collin County.  Why might an agent use area 31?  Could be innocent mistake, where they are guessing at the county and guessed wrong.  Or, it could be a conscious effort to put the listing into an area code that is lower than 59, so the home shows up higher on a listing of available ...
