Big new high school in Prosper builds small-town pride       Welcome to the modern American high school, Texas style. Prosper High School is a $113.5 million, 590,000-square-foot behemoth, complete with a medical tech lab, a restaurant-worthy kitchen, a greenhouse, a broadcast studio and, of course, an indoor football practice facility. The two best times to buy new construction in any city are phase 1 as the area is breaking ground and the final phase, as the community is in closeout.  Grand Homes is in closeout phase at Vistas of Gentle Creek.  With only two golf course lots left, you will need to move quickly to get them.  These aren't normal golf lots, either.  These are PROSPER-SIZED golf lots of approximately a quarter acre.  Grand also has two finished specs on the ground in Vistas of Gentle Creek.  I toured both this morning.  I was impressed with the layout of each, the finish-out, and the backyard sizes - not to mention the price points, of both.  First, the Presidio.  At over 3100sf of living space, this is a contemporary plan with lots of wall space.  I liked the engineered hardwood floors in this home.  Th...

History is being made today in the Dallas Fort Worth area, as a rare snowstorm is blanketing area, as well as other parts of Texas, in bizarre weather today, Thursday, Feb. 11, 2010. 6 inches has already been recorded and we could see 10 inches before it's all over with! There's been a lot written about our little hamlet of Prosper, TX.  Much of it has focused on our average home price being somewhere in the mid-$300k's.  That leaves buyers with the impression that we don't have an affordable entry-point, and some buyers who might want to live in our area shy away without a look.  It's a shame, because, although limited, the homes in our entry-level price points start as low as $129,900, which is a typical Dallas/Fort Worth suburban home price.  There are currently 13 homes under $188,000 in the North Texas MLS, but they range in style and size quite dramatically.  This creates an environment where there is something for everybody: 1970's and 1980's resale homes - with only about 1500sf of living space in these 3-bedroom homes, but with suprisingly larg...

When you move into a new home, it's just presumed that you know to check the website of the town if there is something amiss on your street.  The builder doesn't tell you what to do about that when they do their walk-thru on your new home.  And, it's easy to miss at resale.  In Prosper, TX before the street light burns out, it begins to blink on and off.  It isn't a fast blink.  The light will go out, and then it will start up again slowly.  After a few weeks to a month, that light is likely to go out for good.  The street light across the street from my own home in Prosper just went out, so I had to research this for myself.  I thought I'd share the information with you, so you know exactly what to do when the lights on your street need replacing. As I predicted around mid-year 2008, the biggest trend in real estate in Prosper, Texas in 2009 was leasing of large square footage single family homes.  And, we missed a lot of opportunities to do even more leasing, as people tightened their belts to stay in their homes throughout 2009 or rejected the idea of leasing out their home.   In 2009, there were 29 residential leases in Prosper, Texas.  They ranged in terms from just a few months to a couple of years.  And, we're entering 2010 very light on leasing inventory.  We only have 15 homes for rent across all price points.  Here's the breakdown: Leases under $2500 per month:  7 homes Leases $2500 - $5000 per month:  6 homes Leases $5000 - $10000 per month:  1 home Leases $10000 - $15000 per month:  1 home   You might wonder who would ...

All in all, 2009 wasn't a bad year for selling homes in Prosper, Texas.  The media would have you believe that it was gloom and doom all over DFW.  We certainly did see our area home sale prices drop about 2%, and we were selling homes at around the same levels where they were selling in 2007.  Honestly, there are so many regional markets worse off that we have NO cause for complaint.  There are still some December pending sales missing from these figures, but I think you get the point of how well our year in Prosper really went when you see sales posted to the MLS as of 12-15-2009: Homes sold = 200 % of that figure in the luxury home market (in DFW, that's $350,000 and up) = 44% # of homes that had pools = 38 (that's 19% of our market - pretty high for homes with an average build date ...
