Richardson sales were much better than the Dallas/ Ft.Worth area in April. Sales were only down by 2%. There was a drop if 3% in the average sales price and a decline of 9% in the median sales price but these drops appear to be due to more sales in the lower price ranges indicating more first time buyers in the market. The number of new listings declined by 16% but the number of active listings climbed by 13%. The months of inventory now stands at 5.8 months and is one of the lowest in the area. The number of pending sales was flat and this is really good news for next months sales. Have you ever attended an open house at a Robbins listing? If not, you should. We like to go the extra mile, and our open houses are no exception. We always serve food – usually hot BBQ sandwiches or hamburgers right off the grill. We also hold a raffle for a $50 gift card. May 2 - May 6, 2011 marks Teacher Appreciation Week and offers each of us a time to honor those that work daily with our children.  Though I don't have any children of my own, Teacher Appreciation Week gives me the opportunity to reflect over those instructors that impacted my life in a great way - so many names come to mind, some of which I am still in communication with due to their lasting impression on my upbringing and education.  With many friends that have taken an interest in teaching, it's inspiring to see the dedication and care that these individuals take with their students. The pride that they get when a student confides in them as a trusted source and the sense of accomplishment they feel when their students perform well on a test... their 'Teacher' hat is never taken off....

Unfortunately sales dropped back into negative territory in March from gains in February. Sales were down by 17%. We continue to see increases in the average and median sales prices which were up by 7% and 4% respectively. These increases continue to be caused by a larger number of sales in the upper price ranges pulling up the average. The number of new listings declined by 11%. The active listings climbed by 16%. The months of inventory currently standing at 5.3 months is one of the lowest in the area. Pricing is crittical in this market. Homes that are priced correctly for their condition are selling. I visited Brick Row in Richardson recently to check the area out for a client. Who knew an urban feel type community was in the development phase at Spring Valley and Greenville in Richardson? Where there used to be older Main Street type shops and run down buildings, has been transformed into the Dart Rail Line, a large Apartment Complex with shops, a David Weekly Townhome Development, and space for retail. Although a long way from being fully developed, the plan is in place and moving along at a steady pace. The Townhomes (Brick Row) range in price from $229,216 to $253,567 for 3 bedrooms and features granite, stainless steel, and more upgrades in the kitchen. See attached link for some of the inventory. It's warm in Richardson; temps hitting the upper 80's already. And it's windy. With all these prevailing conditions I persuaded my husband to come along with me for a walk around the pond at Breckenridge Park. It is located on Brand Rd between Renner Rd and Campbell Rd in Richardson, TX.Yesterday I signed up to participate in the Walk-It Challenge on May 22nd. I already found a group online forming to walk at Breckenridge Park. It's only 6 weeks away and I will have to do some serious walking to meet the 5K challenge.About 7 yrs ago I would meet a girlfriend at Breckenridge 3 times a week to walk. We could walk 3 miles then. Times change and weight shifts. My husband says he will walk the challenge with me. It will be a piece of cake for him. But it's nice to have his support.Photograph...

Richardson bucked the trend this month and saw a 12% increase in sales. The average sales price increased by 18% while the median sales price increased by 1%. These increases as in past months are caused by higher than normal sales in the upper price ranges. The first time buyers who traditionally buy in the lower price ranges are still out of the market. The number of new listings dropped by 37%. The number of active listings increased by 26%. This percentage increase in the active listings is a little misleading because in February of 2010 the active listings in Richardson was very low. The simple fact is there are only 338 homes for sale spread across all the price ranges and all of the area. In any given neighborhood you will not find many homes for sale. Sales continue to remain slow in Richardson. Sales were down by 28% in January. The average sales price declined by 10% and the median sales price was off by 13%. The number of new listings declined by 5% while the number of active listings showed a 40% increase. The number of active listings is distorted due to the fact that last year at this time the number of active listings was extremity low.  The months of inventory now stands at 4.8 months. This is still a very good number and with any pickup in sales we could be back to a shortage of homes on the market very quickly.
