Barrel of oil soared to a new record today to $127.82, stock prices fell, consumer confidence is at the lowes level in 28 years, BUT the good news that came out today was the news in the real estate sector MSN.com writers Charley Blaine and Elizabeth Strott report's"There was finally some good news about the housing sector this morning.The number of housing starts rose a surprising 8.2% from March to April, to a seasonally adjusted 1.032 million annual rate, the Commerce Department reported this morning. Economists had expected a decline of 1.4% to an annual rate of 934,000.Building permits also rose, up 4.9% last month to an annual rate of 978,000. Economists had been looking for a 1.8% decline. Apartment living can be great for those who are trying to establish themselves and break away from that "Kid" persona.This little mortgage fiasco that we are currently experiencing has made renting an apartment more expensive.The reason for this is because there 3 types of people out there:1. People Who Do Not Make Enough Money To Own A Home2. People Who Can Not Get Approved For a Loan Due To Credit Issues3. As a listing agent, when I have a listing priced at $182,000, why do I care that the buyer only wants to pay $165,000 for a house?  I had a listing that closed a couple of weeks ago, but negotiations were a little difficult.  We were listed at a very competitive $182k for a 2700 sqft home built in 2002.  I know buyers in many parts of the country are drooling over that price!I get a call from a buyers' agent asking if my seller would take $165k.  I tell her she can write up an offer and I'll present it, but that it seems pretty low for this house and not sure how the seller would react to it.  Of course I knew how the seller would react because I prepare my sellers at our initial listing appointment.  I run through several scenarios with my sellers so they know what to expect, the good ...

 Springtime is here and that means that you will see an increase of homes for sale.  Selling in the spring can be a double edge sword.  The advantage to putting your home on the market during this time is that your grass is a vibrant green and your trees and flowers are starting to bloom, so your curb appeal (which is very important) makes the drive up very nice. The downside to selling during this time is that you will have more homes in your area to compete with.  Price will play a huge factor during this time.  If you over price your home with the thinking that you can reduce the price later then maybe your best bet is to wait until late August or early October when there are less homes on the market.  Price your home just right and you will soon find yourself out looking for your ne...

There is a house one street over from me.  It first went up for sale in July 2005.  I remember this because that's when my husband and I were looking at houses because the seller on the house we were buying was trying to back out and we needed a backup place just in case.  The house, shown here, was very plain and not what we were looking for.  We wanted one of the "WOW" houses in the neighborhood, not one of the ones that neighbors wished weren't next to theirs. This is so crazy!! Nothing ever really happens around here!  I went to JJ Pearce High School in Richardson, TX.  I was part of the graduating class of... hmmm, I know you guys think I'm young, but do you know how young?  Age doesn't really matter when you've been in this industry for 8 years, so I can proudly say, I was part of the class of 1994- graduated with Advanced Honors which isn't too shabby if I do say so myself.... This year's Little Sweatheart Valentine Party is February 14 at 10am-noon at the Huffines Recreation Center.  It's for all Richardson citizens ages 2-5 years old.  There will be prizes, games, crafts, and refreshments.The pre-registration fee is $5 and the at the door fee is $8.  You can register by calling 972-744-7881 or 972-744-7850.I can't wait until Alyssa is old enough to go to something like this.  All our friends went to the Father/Daughter Valentine Ball that was on Friday.  It sounds like so much fun!

   Major issues going on in Richardson, TX right now.  FedEx is trying to get permission to build a distribution center right down the street from my house!  We cannot allow this!  There is already too much traffic right there, we don't need anymore.They say the added traffic will only be in the morning and the evening.  DUHHH, that's when everyday rush hour traffic is.  Why do we need to add to it?  FedEx was already turned down by the City Plan Committee a couple of weeks ago.  We all signed a petition, however, FedEx is making a plea, in person, to the council next week.It will probably be standing room only, but I urge everyone in Richardson and the Garland borders to attend so we can squash this facility.  I signed the petition and am proud of it!  Even if they guaranteed deliverie...

The dates for this year's Wildflower!
