Does a temporary lease on a home purchase allow for alterations?   According to the Texas Association of Realtors a buyer who moves onto a property before closing  is a tenant. The tenant must obtain in writing a consent from the owner, now the landlord, to make any changes to the property such as the following:  Alterations  Making holes in walls  Painting  Decorating  Installing improvements  Adding fixtures  Basically the tenant should move in and CHILL out until closing.  If the seller does consent to any alterations and the house does not close escrow , then the tenant has spent money on a home he does not own!

Is the seller usually expected to cover the buyers closing costs? Sometimes when I go on a listing appointment  I will offer the seller an "Estimated Net Proceeds Sheet". Some sellers  need to see the "numbers" in order to make a decision on sales price. I don't particularly like to offer this form because it is just that, estimates. Sellers tend to become married to my estimate which can change drastically depending on the offer from a buyer. I estimate the closing date, the taxes, the title fees and the buyers closing costs.
