Three Questions When it Comes to San Angelo Foreclosures   1. Do foreclosures really cost less than an owner occupied home? While much of the country has been facing the housing slump, San Angelo has not been hit as hard. Prices over the last few years have dropped some but many homes have not seen the drastic drops that many areas in the country have seen. That being said, San Angelo foreclosures overall are typically less expensive or even below market value depending on the condition, style, location and amenities. Most likely you can purchase a San Angelo home at a great price. 2. Will there be a lot of work involved in a San Angelo foreclosure? While no owner wants to face the reality of a foreclosure, the fact that it has happened can make for one disgruntled and saddened homeowne...

Chicken Farm? Art Center? Yeah I know but remember this is Texas and hear me out. Though I usually write about The Good Life In Austin Texas, there are many places, events and attractions near our city that are NOT TO BE MISSED. A little over three hours drive north west from Austin near the heart of Texas lies the community of San Angelo, Texas. Some interesting tidbits about the town include: the largest city under 100,000 population NOT located on an Interstate Highway, being my home town (38 years ago), location of historical Fort Concho and a surprisingly robust art community that includes the San Angelo Museum of Fine Arts and the Chicken Farm Art Center. To give you an idea of just how relevant the art community is in San Angelo, I have attended exhibits there that were availabl...

I have made a change of Broker in a moving market.  This usually slows business down for a few weeks at least, however in this case my business picked up. I am so thrilled to see such positive results in our moving market in San Angelo, TX

First Time Home Buyers can now receive up to a $8000 tax refund until the end of April. Also, current homeowners can receive up to $6500 tax refund if they move up in house. There are some stipulations, so call me and I can send you the info. Ryan Newlin 325-277-2828

With the $8,000 tax credit deadline approaching (must close on home by Dec 1, 2009)  it's time to get started finding the right home.  The first step is contacting a Buyer's Agent  who will discuss your real estate needs.  Also, you can expect your Buyer's Agent to provide a list of local lenders for you to contact in order to get pre-approved for a home mortgage.  For more information please Contact Tim

Some of you might have seen the San Angelo Association of Realtors promoting their new marketing campaign. This is the "Real Estate is Local, & Local is Good!" slogan that has been flashing on your TV and in the front yard of your neighbors. You might be wondering, is this true or are the Realtors trying to pull the wool over your eyes. With the state of the national economy, how can San Angelo be doing so well? For starters, our local banks decided not to participate with the Sub-Prime lending fiasco. Although we have foreclosures, there are not many more now than 3 years ago. Want to see for yourself, check out this link...San Angelo Foreclosures for the April Sale. I have compiled some stats from Navica MLS from 1/1/2009 thru 3/11/2009 for Residential Sales in San Angelo ONLY. 160 Ho...

The government is considering a proposal that would cut interest rates on new loans for homes. This could drop the rate to around 4.50%. At this point the rates are at a VERY low 5.6%. It is not determined whether this new rate will apply to refinancing. I have found a good article from MarketWatch.com. I always keep in touch with our local banks here in San Angelo, Tx and will monitor their rates. Here is a list of Local Banks. If you have any questions feel free to contact me anytime. I took my first BPO last night. I am thinking of ways to earn extra income anyway, so why not. If nothing else I will just give myself some practice for the Relocation Company my office works with. The home is big for the area and that has me a little worried about finding comps. Another issue is the fee, it is not a huge amount. If you need any short sale or foreclosure help, please do not hesitate to give me a ring. www.RyanNewlin.com

If you have not been to Southwest San Angelo lately, you have been missing out. The area is booming with new business. Sams Club, Olive Garden, Michaels, Preppers, Best Buy and Academy to name a few. Now there is a new player in town. The Grill will be opening its doors on mid December. It is located in the Sams Club parking lot. I am not sure of the quisine, but it is sure to be extraordinary. Check out some pictures from the area!! For more posts... www.RyanNewlin.com
