Home Insurance Policy what do you Know about them? Two types of insurance policy a homeowner should know is “dwelling coverage” and “personal property coverage”. Dwelling Coverage: would cover damages to the home if its damages are covered by the peril of the policy. Pipe leaks, washer, toilet, etc. Personal Property Coverage: would cover personal belongings like furniture, computers, tv’s, clothes etc. Knowing your deductible and coverage limits is important and something one would want to address with their insurance representative Does homeowners insurance cover water damage? Read your policy, most will cover unexpected plumbing accidents due to washing machine, dishwasher, toilet and pipe breaks. Water damage from septic tanks and natural causes like flooding might not be covered. Flood Insurance, Why should you buy it?Unless you know you have bought a property or rented a property in a flood zone area,  most resident homeowners and renters think they don’t need flood insurance. Homeowner and renters insurance typically does not cover flood insurance. Fact: one inch of water can cause up to $25,000 in damages more/less. Properties located out of flood zone areas doesn't insure residents want have water damage in the near future caused by unrelated disasters.  Fact: 20% of flood claims come from outside of high risk zones. Fact:  Flood insurance can pay regardless if a disaster declaration is issued. Federal Emergency Management Agency (FEMA)website is a great source of information.Emotional and Financial hardship without flood insurance causes residents to pay ou...

Jinx Our Siamese Cat About six or seven years ago a kitten showed up at our acreage outside of Austin Texas. He was so little and seemed lost. Why did his mother abandon him at such a young age. We could hardly catch him until he ran up into a shrub where Jim captured the scared little fur ball.Once taken inside the house and fed he became so affectionate and tame and he stole our hearts and our dogs hearts. Here is a couple photos of Jinx today on cold rainy day in Texas. Remember to protect your pets on cold winter days, we all know that summer and heat can hurt them but winter can also be hard for our four legged friends.

Sex Offender lives in Neighborhood, Must a Seller Disclose? Working with a buyer several years ago our buyers wanted to know if a sex offender lived in the neighborhood they were looking to move. As a professional I told them I would give them a website link where they could research for themselves.  Under the code of criminal procedure (Article 62.056) it states: An owner, builder, seller, or lessor of a single-family residential real property or any improvement to residential real property or that person’s broker, salesperson, or other agent or representative in a residential real estate transaction does not have a duty to make a disclosure to a prospective buyer or lessee about registrants (“Sex offenders”) under this chapter. Disclosure, disclosure, disclosure is what we’re taught i...

Should a license real estate agent provide a BPO or CMA when selling or buying property for themselves? As a Texas licensed real estate agent/broker I have sold two of our personal residences and several land properties over the years and never thought to ask myself, “should I provide a BPO or CMA while buying or selling a property. Yes I often do a quick CMA to see if the property I am selling or buying will appraise but never fully execute one in case I should have to provide it to another party. Texas Real Estate Commission rule 535.16 says “YES” it provides that when an agent is offering to buy or sell property a BPO or CMA rule applies when the agent has located the property while acting as a real estate agent. States have different laws but Texas Real Estate Commission (TREC) says...

Buyer purchase home using Bitcoin  "Texas Association of REALTORS®' has written an article which intrigued my curiosity and made me think what would I do if presented with a Bitcoin buyer. As listing agents and buyer agents it's our due diligence to educate ourselves and our clients how Bitcoin would help close a transaction successfully.Knowing the fees involved and the right title company is important since there will be fees associated with the sale, usually buyer will pay the fees.  Texas Association of REALTORS® wrote that Sheryl Lowe a real estate professional with Kuper Sotheby's International Realty in Austin TX helped close four different transactions using Bitcoin. According to Lowe she asked the buyer if they would be paying by cash or getting a mortgage. To her surprise the b...

Yes. Not returning phone calls and emails could be considered a violation of the TREC Rules. Section 535.2 titled Broker Responsibility provides: “a broker or (delegated supervisor) must respond to sponsored salesperson, clients and license holders representing other parties in real estate transactions within 3 calendar days.”  Communication with buyers, sellers and real estate professionals is not only a possible violation but it’s poor business skills. We live in a world today where professionals check their smart-phone devices repeatedly throughout the day. I will never understand why agents do not return calls, text or emails within one business day. Nobody is that busy.. Personally I often do not answer my phone when working with clients or busy working but I do return calls and em...

If you’re in a hot real estate market like Austin, TX where the September 2018 Austin Business Journal reported that “there were 3,034 sales of single-family homes across the five-country metro last month as the median price increased to $322,478, up 8.2 percent year over year and that's the second-highest median price ever recorded in the metro, according to the Austin American-Statesman,” maybe you don’t have to worry about staging your home even if you are selling during the winter. If you are located in a steadier housing market like San Antonio, however, selling during the fall season means you have missed prime time, and you need to make your property look its finest inside and out.Curb Appeal Sells HomesThe clichés apply here, because first impressions can indeed be lasting. Yes, Texas has been ranked 3rd behind Florida and California, respectively for home sales for International Home Buyers. The Texas economy saw a $10.89 billion boost from international homebuyers between April 2017 and March 2018, according to the Texas International Homebuyers Report released by the Texas Association of REALTORS®.  Texas accounted for 24,012 (9%) of 266,800 homes purchased by international buyers nationwide between April 2017 and March 2018, It’s remarkable knowing that Texas ranks high on the list for many of our foreign and international buyers.  Texas had the highest volume of homebuyers from Mexico of any state during the report period, with 38% of buyers from Mexico purchasing a home in Texas.
