Wow, what a great Christmas present!!  My  Woodlands Association fees assessment rate dropped by 66.7%.  In real money that means my fees dropped from nearly $800.00 annually to $282.00.  Now that is something to celebrate!! Why did the Board of Directors lower the association fees so significantly? Two reasons. The first was the due to the results of the November 6, 2007, election whereby voters approved the expansion of the boundaries of The Woodlands Town Center Improvement District, now called The Woodlands Township. The Woodlands Township will now provide a portion of sales taxes collected to funds items previously funded  by the property owners assessment fees. Second, as a result of the voters granting The Woodland Township authority to reconstitute its Board of Directors so that...

It's beginning to look a lot like Christmas!  If you live in or near The Woodlands, you know that the ONE thing they know how to do is throw a GREAT party.  This year was the 1st Annual International Winter on the Waterway combined with Lighting of the Doves.  It was the second time in 3 days that you could catch live music on the Lush Lawns near the Waterway. There were 3 stages set up with International Dancing and Singing all day long.  There were several booths with information on countries around the globe, international food, and great times!   I have a post talking about all of this coming up, but one of the bands playing that night really grabbed my attention.  They are called Needfire and were playing on the International Stage sponsored by Fred Haas Toyota about 7:30.  My buddy...

Interesting... number of sales in The Woodlands during 2007 are behind 2006 in every single month so far except for February & August! Strangely though, Days on Market (DOM) does not seem to have been affected too much. We're still missing July figures and we're working on getting those in but the trend is visible at least. "The Woodlands" in this report is deemed as the area covered by zip codes 77380, 77381 & 77382.

Did you know that there was a America Recycles Day?  On November 15th every year the National Recycling Coalition hosts this event.  This will be the 10th year that Americans across the nation get together to Recycle and Purchase Recycled Products.  Not only that, they learn the benefits of it.  There is some amazing information on their website about what kind of products are made of recycled products.  A few are Surfboards, T-shirts, Marbles, Bikes...the list goes on.  They also a website set up where you can send FREE E-Cards to people you know to remind them of them of the event. So, what are you doing on November 15th?  I have a few containers of stuff that I need to take to the recycling center, maybe I'll wait until then.  :)For information on Recycling Centers in the Spring and ...

The Woodlands and all of its Residents take pride in where they live.  Many of my clients notice right away the Pride of Ownership that beams from the homes in this community.  One of the reasons for this is the Tight Homeowner's Association Rules that are in place. Some people believe that HOA's are a nuisance, but the truth is that HOA's help to maintain your Property Value in the long run.  With Rules in place that homeowners must abide by you know that the neighbor down the street will have to take better care of their property than in other Unrestricted areas. The Woodlands HOA Fee will be different for every home.  In fact, the fee is based off the County's Appraised Value and is similar to a tax rate.  For a list of these please feel free to contact me.Every year towards the end of...

Previously I have written about there being plenty to do in The Woodlands area for both Adults and Children.  Bear Branch Park and Sportsfields is just one that brings together Activities for all ages, and even our four legged furry pals.  Directions for the park are located below.I spent some time over at the park yesterday walking around and getting a feel for what is there.  Bear Branch Park has enough activities to keep kids of all ages busy for the entire day.  Many parts of the park are also well shaded for Hot and Steamy Summer days.  There are picnic tables and pavilions for get togethers or family picnics, and fields/courts for about any sport.     On the South side of Research Forest Dr. you will find the Bear Branch Sportsfields.  This photo is of the walking trails and light...

If you live in The Woodlands you will know how this Master Planned Community prides itself in maintaining GREEN space.  If you are considering moving here, it is most likely because of the trees.  Green is a popular color in The Woodlands. However, The Woodlands is much more GREEN than just the trees.  You will also see an extensive Recycling Program here as well.  There are two locations in the area that can take nearly everything.  I visited both centers today and saw everything from Cardboard to Televisions.  It was quite impressive.    The center off of Research Forest Dr. is one street past the Bear Branch Sports Fields.  This center can accept:Aluminum Steel CansGlassCardboard and PaperboardPlastic #1 and 2 Yard TrimmingsPaper--The Recycled Paper is actually a Fundraiser for Studen...

When selling your home it is important to keep your home in tip top shape.  One of the most important attributes is Curb Appeal.  You never know when that special buyer will drive by.  Even when a buyer comes to view the property, sometimes the first impression is the lasting impression. If your lawn is not manicured and the exterior of your home is in need of maintenance, you may as well be telling the buyer to Go Away in Most instances.  The belief is "If the outside is not taken care of, just imagine what the inside looks like."  I have heard this many times from buyers. The following are some tips to get your Curb Appeal up to par:Lawn- In Houston we have Hot, Rainy summers.  Often times even waiting 7 days to mow the lawn is too long.  If your home is active on the market, try to kee...
