Elena, who was born on September 4, 1993, was involved in a car accident and sadly passed away when she was just three years old. In order to share their memories of Elena and bring their community closer together, Elena’s parents decided to create something to honor her with. University Park Texas Home Sales were down 5% in December 2012 over the same month last year with 64 homes selling this month! For the year to date, overall home sales were at 931 homes sold, a 19% from last year. New University Park Texas Real Estate University Park Texas real estate listings experienced a -2% change for the same period last year with 49 homes listed this month. For the year to date, overall home listings underwent a -4% change with 1397 homes listed this year. Listings pending sales this month underwent a 6% change, with 35 homes contracted. The sold volume of homes declined from $28.5 million in February 2010 to $12.3 million in February 2011, or a drop of 56.7%. The median sales price also decreased from $1,625,000 to $844,500. Homes sold in February 2011 were on the market for fewer days before selling when compared to February 2010. Homes in the $1-$2 million range were on the market for 201 days before selling in February 2010 and 125 days in February 2011. Homes in University Park were able to sell for about the same percentage of their list price in February 2010 and February 2011. When compared to January of 2010, University Park saw a decrease in the sold volume of homes, down around $2 million. University Park had 7 sales with a median price of $740,000 in January of 2011. Homes in University Park were on the market fewer days in 2011 compared to 2010 in the $500,000-$1,000,000 price range. Homes in the $1-$2 million price range were on the market longer in January 2011 compared to January 2010, up from 44 to 221. Homes from $1-$3 million sold for 100% of their list price in January 2011, while homes from $500,000-$1 million sold for 94.2% of their listing price. The total volume of homes sold in University Park increased by 24.1% from 2009 to 2010, or from $253.8 million in 2009 to $334.3 million in 2010. The average number of days on market remained almost unchanged for homes under $2 million between 2009 and 2010, while homes in the $3 million and $5 million range were on the market for much longer before selling in 2010 when compared to 2009. In 2009, almost 50% of homes sold were in the $1 range and 42% in the $2 million range with very few homes making up part of the rest sales.
