When trying to sell your home it is no longer a home you live in, it becomes a property you are selling! You need to think of your house as a marketable commodity. Property. Real estate. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property. The first step in getting your home ready to sell is to "de-personalize" it.Russell CoxRelocation DirectorKelly, Realtors254 717 6447www.kellyrealtors.com

If you are not driving your own car to Waco, you may want to know other ways to get into/out and around town.   Getting TO or FROM Waco FlyingMy favorite mode of transportation in out of Waco is Waco Regional Airport. It's the most convenient method I can think of. Flights fly from Waco to connecting flights in either Houston or Dallas by means of either American Eagle or Continental Connection.  1-866-FLYWACO (359-9226)Many people choose to fly through other airports like Dallas, Houston, Killeen, Austin and San Antonio. But I find that it's not worth the hassle, not worth the lower ticket fare (if in fact it is lower). Just my personal preference. Think of the time, gas and other costs you might incur including parking and rental car fees to gage whether you will really save if you us...

So you are moving to a new place. Maybe you are moving to Waco Texas. You don't know a lot of people there or maybe you don't know anyone at all. Who do you turn to for help? In the military, we have several good resources including Family Support Centers, assigned personal Sponsors and the like. And if you have a good sponsor, he/she will help you with everything you can imagine to help you adjust to your new home.  Now before a move, you can easily contact local Chamber of Commerce, Tourism and City Offices for Outstanding information, but personal assistance is usually not part of those information packets. But wouldn't you like a personal sponsor like those that assist each other during military moves? Personal assistance from someone that is in touch with most everything in your n...

Time for a quick check again on the Waco Residential Market.Inventory is up slightly and prices are down a bit compared to last year and last month. This may not be a huge surprise, but it may also not be as big of a change as you were expecting. With all the press about the US economy and housing problems, you might think the worst. But here in Waco, you just can't ignore the fact that homes are still selling at a steady pace. Certain parts of our area are better than others, but this is the way it has always been. No matter how you look at it, "good" homes are still selling quickly. And if you want to buy a "good" home, it's usually in your best interest to act fast.So what do I mean by good? Same as always, Price, Location, and Condition that outshines the competition. Simple as that...

I have to comment and perhaps alert those of you that may be interested to how one of our local Waco TX newspapers is spreading local news. Yes, you got it, by including multiple blogs! The entire online version of the Waco Tribune is loaded with blogs about nearly everything. The daily news blog is my favorite, but is unfortunately not maintained during weekends. Either way, the blog is great and keeps you alert to the latest happenings and to me is just as up-to-date or more up-to-date as some of the latest breaking news. Other blogs include blogs about Neighborhoods, Baylor Bears, Moms, Dads, Pets, Religion...you name it. The latest blogs I noticed  about the Local Music Scene and Local Election 08. Now I almost think the blogs are overtaking the traditional type news articles, but I ...

Where in the heck is China Spring, TX? China Spring is a  city located just to the North West of Waco, TX near the Waco Regional Airport and just a few miles down the road from Crawford and Valley Mills TX. China Spring itself is actually a small city with the 76633 zip code, but what many Wacoans refer to as China Spring includes parts of the City of Waco itself in the 76708 zip code. Confused? Well I think the easiest way to understand it, is to follow the China Spring School District lines. What people often call China Spring are those areas that are within the China Spring ISD including some Crawford zip codes.  The "China Spring" area is a quickly growing community of Waco, with no signs of slowing down. There are several new housing subdivisions along with all sorts of other housi...

Today is yet another gorgeous day here in the Heart of Texas! I am completely reminded of why I love living in Waco Tx so much.As I look outside and snap a picture of the Waco Sky from my back porch, I understand completely how beautiful our world really is. I can remember moving back to the US from Germany, and being in awe of how clear and blue the skies are here. Germany is in itself a pure picture of beauty, but the skies are rarely as bright and blue as I experience here in Texas. It's so hard to appreciate something fully sometimes, unless you no longer have it.This year our winter has been fairly mild thus far, but the weather around here does have the habit of changing drastically from one hour to the next at times. Still, no snow or major freezes yet this year.  And most of the...

One of the hardest things I had to do each time I moved to a new state or country was to find a good job.  I had to take on this challenge every 2-4 years for many years of my life. Knowing personally how difficult job searches can be, especially in a new place, I thought I would compile some of my favorite job links for anyone searching for work in the Waco, TX or any other area. While this list is certainly not inclusive, it may help Waco jobseekers get started in the right direction. I will try to add more links as I find them, so check back frequently. I encourage you to list your favorite online and offline job search resources. Your contribution can make the difference in someone's life.   Information about Waco Economy at US Department of Labor http://www.bls.gov/eag/eag.tx_waco_...

Not too long ago, the future of our Waco VA Hospital looked pretty grim. But things have changed!Just yesterday, Congressman Chet Edwards announced the Waco VA will receive 49 million for several projects to improve and expand the Hospital. What a difference from what we were seeing in the past.  It looks like the Waco VA Hospital will be improving its services greatly through several important projects. This is good news for Waco, Waco Veterans and all those who utilize the Waco VA Hospital.Read more about this positive move and more about the Waco VA here:http://www.wacotrib.com/news/content/news/stories/2008/02/07/02072008wacvafunds.htmlhttp://www1.va.gov/directory/guide/facility.asp?ID=133http://edwards.house.gov/Looking for a US Government Job in Waco, maybe at the Waco VA? I just received an e-mail reminding me of what a great place Bosqueville, TX is. Located right here in the Waco area. So I wanted to put a bit of information out for all to read.Sitting on the North West side of Waco, Bosqueville is a small community located close to nearly everything. A quick drive to I-35, Baylor University, downtown Waco, shopping, dinning, and numerous recreation facilities to name a few. Bosqueville is not discussed much compared to some of our other Waco Communities. Perhaps because it is so small, or perhaps because it's just one our best kept secrets. Either way, I think Bosqueville deserves a bit more attention. Do not overlook this fine community if you are looking for a family friendly, well-located place to live.Current homes on the market within the Bosquev...

First of all, let me explain something about me. I have been in the past a self-proclaimed NON-sports fan, period.  My lack of interest ranged from no interest at all to vague interest in some local and some of my home town teams. HOWEVER,  lately...somehow...I am changing! And I think it's for the best! Special thanks to the China Spring Cougar High School Football Team for demanding my attention this past High School Football season when the Cougars blasted their trail all the way to the State Championship Game. What a thrill to get behind the Cougars and my community to watch these hard-working kids nearly win it all! I made every playoff game and loved every minute of it even in the rain, wind and freezing cold.So this is a shameless plug for the sports programs in our Waco Tx, area...

For the purpose of this report, I am only including those homes located within the China Spring ISD.As of today, 02/04/2008, there are currently 100 "active" MLS Residential Listings. Most of which are located in China Spring, and Waco with a few located in Crawford. I recently came to the conclusion, that while the top producing realtors have undoubtedly taken the necessary steps to become a successful realtor in my home town of Waco, Texas; they seem to be rather reluctant to change the way they operate.  Now while it can be said that there is no need to fix something that is not broken; it can also be said; "Even if you're on the right track, you'll get run over if you just sit there." Will RogersThat being said, I encourage all to have the courage to get outside of their comfort zone, and be willing try new ways of doing things, as our industry is evolving, and doing so at an alarming rate.  The home buyers and sellers of today, are much more technologically savvy than previous; and they are starting to expect that the realtors keep up with them...

I heard a statement the other day. Someone asked an associate of mine what it meant to be a Christian Realtor. I know there are a lot of us Christian Realtors out there. I let everyone know I am a Christian, if it comes up. But I never elaborate on my beliefs. I don't say "no" to working with someone because maybe they don't believe the way I believe. Is that what you do in your line of business. Whether you are a Realtor or a Waitress, or a laborer. How do you let your Christianity affect your relationship with your co-workers or clients. Share your ideas, and bible verses that help you maintain your Christian life at work.
