According to The Real Estate Center,the latest April stats show Waco still in a buyers market with 8 months of inventory. We are not alone with the average in Texas 7.1 months. After reading the delicious blog post "Famous for Fruitcakes" by Renee Caperton, CRB, ASP Corsicana, TX , curiosity just about got the best of me. So Friday afternoon, I headed over to one of the newest editions of the Collin Street Bakery in the Waco area located in Bellmead at I-35 and 84 close to Sams Club. I didn't stay long, but long enough to buy 2 cookies that I did not need to be eating, and long enough to really appreciate why they are so well know for their fruitcakes. I went to bakery to find myself some lunch and realized that this really isn't a restaurant. The name BAKERY should have clued me in.  But they do have some nice choices like sandwiches, soups, salads and baked potatoes. Although the new hospital is located across town now along I 35. For those of you interested in buying, building, or even remodeling, the Heart of Texas Builders Association will be having their annual Home Products Show. It will be on Feb. 7th & 8th at the Heart of Texas Coliseum. We will have a booth there that will be set-up to be a one stop shop. Included will be representatives from Front Porch Homes, Keller Williams Realty, Cotton Crossing, Rancho Lorena & Lost Oaks. There are a couple of hundred booths that are all home product related and I would encourage anyone who is looking for new information in this area to come out look around.  You can usually walk away with some helpful ideas and contacts and it keeps you from having to go to Austin or Dallas to find out the same thing.

According to the Real Estate Center at Texas A&M University, here is how the month of November 08 went for exisiting home sales in Waco: Sales were down from last year 32.5% Median prices were down from last year 11.4% November's inventory actually decreased a bit to 7.9% From my eyes, this is a typically slow period as all winter holiday time frames tend to be. However, we are still experiencing some backlash from overall economic trends resulting in fewer sales and lower prices.  The bright side is that inventory appears to be decreasing and even with the down trends, home prices in the Waco area are doing OK and even quite well in many areas. What do you think about this real estate market? I live in Gatesville Texas and work the Waco and Temple areas. I have not seen a decline in home selling or home buying. Business is good in the Heart of Texas. But the media, scares me almost everyday. So I cut the TV off and remember this scripture. "Be Still and Know that I Am God." Psalm 46:10. I remind myself that God is in control and as long as I keep my focus on doing good, and loving Him, He will take care of me. What helps you get up and keep going?

According to the Real Estate Center at Texas A&M University, here is how the month of August 08 broke down in 3 key areas: Sales were up by over 8 percent Median prices were down over 10 percent There was an inventory that reached the nearly 8 and half percent mark. So in a nutshell, sales are up due to reduced pricing. And we are still clearly in a buyer's market.   Sellers:  Don't be afraid to list your home for sale; just don't expect miracles with overpricing.
