100% Financing for Homes..You DON'T have to be a First Time Home Buyer This information is from Roseanne Fett with Supreme Lending. She has a ton of experience and she has qualified several of my buyers lately on these loans with NO money down! I negotiate with the seller to pay your closing costs so you bring little money as possible to the closing table. USDA Rural Loan : About a month ago, USDA announced that they would be revising their eligibility areas based on the 2010 census. They just announced that “No changes to rural designated areas based on the 2010 Census Data will occur until March 27, 2013 unless directed otherwise.” So this is good news for many of us. Heath, Midlothian and those other areas we thought we were losing will still be eligible for 100% financing. TSHAC-Tex...

Dear Customers.....This is what I have planned for you!   1. Thank You Cards- I am not good at this. Maybe because my mom always said "Did you send a thank you card?" I think I am rebelling even now. I really do appreciate my customers and I VOW to order the thank you cards this fall! I think an old fashioned thank you is more important than a gift card at closing or an email. People like to be appreciated! 2. Property Management Newsletter- I have wanted to write a monthly newsletter to our tenants for a long time now. Thanks for this challenge, I will do it now. I want to thank them for paying rent on time and keeping the homes they rent from us in good shape. I want to add a recipe from a tenant each month and spotlight the best yards. I even want to offer gift cards to those that pa...

My Buyer wrote a letter to the seller and won in a Multiple bid! I have been helping a buyer who walked in my office last week with his wife and his seeing eye dog. He lost his vision in a freak accident while teaching autistic children. He told me his story, about his disablility and the saddest part, how they could not find a real estate agent to help them!!! They said no one returned their calls and they had about given up on home ownership! I was shocked and told them I believe in divine intervention and they walked into the right place! First off, I got them prequalified with a loan that offered them a grant for their down payment. They were estatic! They finally found someone to help them and now they are getting a home with NO Down Payment! We took off to the area they wanted to ...

Top 10 RED FLAGS of Residential Lease Applicants We have come to see "red flags" from lease applicants very clearly over the past few years. These are signs to us to step back and take a closer look. It doesn't mean we will deny the applicant, it just means something is just not right here!! Incomplete Application-many blanks, no rental verification phone numbers or unchecked boxes on bankruptcy or credit problems No Proof of Income-if self employed , can't prove income. Say they make a certain amount but can't prove it with tax returns No Rental History-maybe a first time tenant or didn't give rental history because there was a problem? No Supervisor Information-we have to verify you work where you say you do. If we don't know who to call then we can't complete the app! Long Letters wi...

2012 The Year of the Housing Recovery according to the RE/MAX National Housing Report August 2012 Transactions are up by 10.3 % Sales Prices are up by 3.7% Inventory is a serious challenge, according to the report. Available homes-for-sale falling 26.8% lower than last year. Average Days on Market is 82 This year has been amazingly busy for most agents, especially the second quarter. All of my listings flew off the shelve by the end of May! Now we are putting homes on the market and they are selling in days! This is allowing sellers to maintain their sales price and in some cases raise the price. But don't panic buyers.....you are getting awesome rates this year! Everyone I have closed in the past year was under 4% , the lowest rate I saw was 3.2% !! For the DFW area: Inventory is very ...

The rental market is BOOMING in North Texas! We may see a slow down when school is back in full swing, but for now rentals don't stay on the market long since spring!!  For example in Wylie, Texas there were 56 homes leased since 06/01/2012. The AVERAGE Days On Market was 24 Days!! Alot of people are moving to the Dallas Metroplex and leasing according to this news story on CBS 11.  They are holding off on buying and renting until they see how the market is doing. Even though rates are very low for buyers right now, some can't qualify due to a foreclosure on the their record or other reasons.   Now is also a great time to lease your home with slightly higher rental rates too! The rentals in our area of Wylie, Texas have all been raised by $150.00 to $200.00 more per month. We put a home...
