National Flood Insurance Program Expires Word from Congress is the National Flood Insurance Program should get extended this week by 9/30/10.   If not, then properties that are in a flood zone will not be permitted to close after October 1, 2010 until the National Flood Insurance Program is re-instated.  In order to get secured financing to buy, build, or improve structures located in a 100 year flood plain you will be required to purchase flood insurance. Federally regulated lenders are required by law to determine if the structure is located in a 100 year flood plain. FHA Seller Contributions Must Include Owners Title Policy  FHA is advising that the cost of the owners title policy is now included in the 6% maximum seller contributions that a seller can contribute to a buyer.   In the past this was considered a seller expense, but HUD's position is that the new Good Faith Estimate  rules treat it as a buyer expense and so they are now considering it a buyer closing cost.  Seller contributions will have to be limited to 5% for other closing costs or less when you write a contract. The other 1 % will have to allow for Owners Title Policy.  Please keep in mind the cost of title insurance as it is shown on the HUD-I also includes the cost of endorsements to title. It's Rodeo time again in Wylie, as the Chamber Rodeo will take place Friday and Saturday, September 17th & 18th at the Wylie Ag Center on Hensley Lane, behind Wylie High School.  The weather forced the cancellation of the 2009 Rodeo (and to that end, this year's rainout date is Fri./Sat. October 1st & 2nd), so everyone is chomping at the bit to get a long overdue Rodeo fix! Due to park construction, there be shuttle buses from the Wylie Pirates Stadium parking lot.  Attendees will be asked to enter from FM 544 and Country Club to park.
