The best excuse for late rent this month was this message: I can't pay rent because I hurt my back and have not worked all month. I put it on FACEBOOK, didn't you see it? WHAT? I am supposed to check FACEBOOK for tenant comments or excuses for nonpayment of rent?  Most of the lateness though is from our tenants saying they will be late on their rent because of the holidays.  I am so sorry folks, but you knew your rent was due when you went shopping and bought little Johnny those toys or purchased too many gifts for your extended family.  As soon as we receive the call or text, we tell them to include the late fee and the per day fee. I have been working on several short sales since August of this year. Both homes have had several offers and both had two buyers that waited for the lender decision on whether or not their offers were accepted. I was so excited that some buyers actually waited! Well, so much for enthusiam! One buyer ,after waiting for months decided she did not have the right "feel" for this home and opted out. The inspection wasn't bad she just didn't feel it.  That is her right I guess.  The second buyer waited and extended the short sale option.  She had an inspection and now wants a new roof!! So I redid the HUD settlement statement and asked the lender to include a new roof.  Highly unlikely that they will approve it.
