Wylie homes for sale is now a great way to go.  As Wylie used to just consist of land with not much to the rest of the city, it is not home to many great shopping centers as well as gorgeous subdivisions for you to live in.  Wylie homes can be purchased at around the $200k range.  This price will provide you with a very nice home in a good area such as Wylie.  Wylie real estate has definately gone up in the past few years as more and more civilaztion is being built in this area.  Wylie however also still has many little land pockets where you can purchase some land and get in on some acreage for cheap and not have to go outside of Dallas county to do so.  so you will still be right in the middle of all of the action of Dallas and have  your acreage like you have always wanted! Are you staying out of trouble on Texas Contracts? Applying to the One to Four Family Residential Contract (resale)   Question:   Paragraph 11 Special Provisions had the following written in:  "Buyer will increase this offer to $2000.00 more than the best offer you receive"  Is this unauthorized practice of law by the agent?  Answer:    Real estate licensees should never engage in drafting an escalation clause. The main cautions here are proof of the seller having multiple offers and financial liability. You don't want your client to pay more than the home is worth.  If your client is insistent on writing this on the offer, the real estate licensee should advice the client to seek counsel.  Question:   Paragraph 7D(2) was checked with this written in: "Everything in the inspection"  Won...

Can you take care of a septic system overflowing at 3am? When one of our agents comes to us and says "We want to get in property management for the steady income!" , this is the first question we ask them:  Can you take care of a septic system overflowing at 3am?  Their answer is usually said in their face all scrunched up with "EEWWW" We then proceed to ask them questions such as the following: Do you have a separate account for escrow? Will you be available consistentily at the first of every month? Do you have a group of dependable repairmen that can handle emergencies? Do you have any experience in leasing? Are you able to do minor repairs yourself? What is your plan for accepting rent? Do you have a good knowledge of the Texas Property Code?  By the time we get through these questi...

There is a home for everyone and finding it is not for everyone. Getting over the hurdle of buy / buy not was perplexing enough for most homebuyers. Following closely in the footsteps of that decision are more questions than most homebuyers care to address. Ultimately all decisions should be made by the homebuyer but their greatest asset in the process is their real estate agent. Choosing a real estate agent that will represent all of your interests is important. Finding one that you can trust and feel comfortable with is another. Not all real estate agents are the same. All agents are required to be licensed by the state of Texas but only those real estate agents that belong to the National Association of Realtors, NAR can be called "Realtor". A "Realtor" is held accountable to a high...

Do you have questions for $8000.00 tax credit in Texas? First I would like to remind anyone who's considering taking advantage of the first-time homebuyer tax credit of up to $8.000.00 that was part of this year's stimulus package that time is running out!  Unless Congress extends the deadline--which I wouldn't count on--you must complete the purchase of a home by November 30th, 2009.  It can take up to two months for the homebuying process--find a home, make an accepted offer, pull together the money and documentation you'll need for a mortgage, appraisal, inspection and closing. The home  you are buying must be your principal residence.  While $8000.00 is the fgure usually thrown around when talking about the credit, it's acutally equal to 10% of the purchase up to a maximum of $8,000...

Life is good in this quiet, tucked away neighborhood of Wylie. Creekside Estates will be hosting its own fall festival with various vendors and food aplenty. There will be a chili and pie contest for its residents. Live music will be a part of the festivities. The evening will also be in recognition of National Night Out where neighbors turn on their porch lights and go out to meet one another in a community effort to reduce crime within their neighborhood. The event will be on Saturday, October 3, 2009 from 5-8 pm. This event is one of the reasons life is good at Creekside Estates, Wylie, Texas.  If you would be interested in looking at the fine homes for sale in this neighborhood give me a call to discuss all the details. Hurry...time is running out for $8000.00 tax credit in Texas- You must take advantage of this by November 30, 2009. This is for first time homebuyers and was part of this years stimulus package. The home you are buying must be your principal residence and it is actually equal to 10% of the purchase up to a maximum of $8,000.00. So if you buy a home for less than $80,000.00 the tax credit will be less. You have to qualify as a first-time homebuyer and not have owned a principal residence within three years. Owning a vacation home or rental property doesn't disqualify you. There are some income eligiblity rules too. To get the full credit , your modified gross income can't exceed $75,000.00 if you are single and $150,000.00 if you are married. Please call me if you have any questions abou...

Buying an existing mobile home on acreage in Texas For an existing manufactured home to meet FHA standards, there are two main criteria.  1.  The home must not have moved from the original installation.  This can be determined on the TDHCA website- the serial number or label number of the home is needed for this.  2.  The home needs an FHA approved foundation.  An engineer's inspection and letter are needed every time the house is sold.  The cost is around $350.00.  After the engineer inspects the foundation they will send a letter saying that it meets the FHA guidelines or that it needs work to do so to the buyers lender.  In all cases the foundation must be approved before a loan can close. If there is no foundation, one can be retro-fitted for approximately $4500-$5000.     These gu...

Wylie Real Estate Market Report for Twin Lakes August 2009 MLS housing statistics for Twin Lakes in Wylie, TX (not including For Sale By Owner or New Construction not listed in MLS). 3 Current Active Homes for sale 4 Homes listed on the market in July 21 Homes sold in the last 6 months Average marketing time was 97 days Median sales price for detached - $138,156 Homes on average are selling for 97% of asking price. Numbers can vary from month to month, depending on what homes have been selling, and so it is best to look at trends rather than focus on information during a particular month to better understand the Wylie real estate market. Also, remember that median prices reflect homes that went under contract (sold) in the last 2-3 months, which means a lag in the data. Finally, market...
