 Buying an existing mobile home on acreage in Texas For an existing manufactured home to meet FHA standards, there are two main criteria.  1.  The home must not have moved from the original installation.  This can be determined on the TDHCA website- the serial number or label number of the home is needed for this.  2.  The home needs an FHA approved foundation.  An engineer's inspection and letter are needed every time the house is sold.  The cost is around $350.00.  After the engineer inspects the foundation they will send a letter saying that it meets the FHA guidelines or that it needs work to do so to the buyers lender.  In all cases the foundation must be approved before a loan can close. This is REALTOR® Safety Week in Texas    Please talk to your agents about their safety and ask them to have an emergency plan of action.   We tell our agents to call when they arrive on a property and give someone at the office a car license number. I have talked on my phone while opening a home, saying the address to the person on the other end. The potential buyer hears me say the address and how long I will be there.  Arrive early at the home you will be showing. If you don't feel comfortable when your potential buyer pulls up , tell them you have to reschedule, an emergency has come up!  Ask them to meet you at your office. If they don't show up at the office then your instincts probably were right...Don't be afraid of losing a sale if you are not comfortable with a potential buyer....

  The $8000.00 tax credit is still available until December 1st of this year!  You must be a first time homebuyer who has not owned a home within the last 3 years and must satisfy certain income limits.  What's a tax credit? It is a credit given when you file your 2009 taxes, for example,   if you owe $1000.00 on your taxes next year and you bought a home in 2009, Uncle Sam will deduct the $1000.00 you owe and give you a check for the remainder $7000.00.  Wow!   Texas StatewideCell Phone Ban in School Zones Starts TomorrowSeptember 1, a new law goes into effect statewide that prohibits the use of cell phones in reduced-speed school zones. The law does allow drivers to use cell phones while their vehicle is stopped in a school zone, or with a hands-free device. In addition, a cell phone may be used in a school zone when making an emergency call to the police, fire department, and/or emergency medical services. This law also applies to bus drivers. Violators are subject to a fine of up to $200.
