Interesting set of "tells" to watch for in Tenant Application Process     In the process of visiting and applying for a home, red flags often appear. These are little indications as to what kind of tenant the applicant will be later on.....I wish I had paid attention to some of these in the past because they are so true!! Person must move in immediately-perhaps the landlord evicted them for non-payment or maybe they don't want to pay next months rent....hmmmmm? Applicant whines about the cheap, lowlife , never fixed anything landlord! Beware, you will probably be put in same category. Person is unkempt or very late....to me this says you won't keep the home clean and don't respect my time so what makes me think you will pay on-time ?     Do I have to have FHA Rehab Loan to update home I want to buy? Often a buyer wants to build a shop, add a bedroom, garage or update the kitchen. They usually have to apply for a renovation FHA loan. So I asked a lender if she had a conventional rehab product that would allow for updates or additions?? Wylie Texas June 2014 Home Sales Market Report If your like most of us, we want to know what is going on in this home-selling market! Home-sellers still have the advantage with the average sales price up by 14.7%. Days on market are slightly higher in June compared to this time last year and the number of "listed for sale homes" is down significantly from 192 to 154. Sellers this leads to many showings and multiple offers!  However, your home must be priced at market value and in good condition to obtain a quick sale in my opinion.     Luxury Home falling off of a cliff.....literally !  A luxury Lake Whitney home made headlines in Dallas. The home had started to collapse as the ground around it cracked! Lake Whitney is south of Dallas about an hour. The lake is gorgeous with many beautiful cliffs. I have been to this lake several times for girls weekend.   Many years ago me and by friend Sylvia, jumped in a convertible and took off for a long girls weekend with another friend Denise. I will never forget that weekend as we ran out of gas in the boat and it was the weekend Princess Diana was killed! Needless to say, I was shocked as I saw the home atop one of Lake Whitney's beautiful cliffs, literally falling off the cliff on the local news the other day.
