What is a 2-1 Buydown for your mortgage interest rate?Since the mortgage interest rates have gone up recently there has become a trend in the lending industry to help buyers buy down their mortgage interest rate. Per my lender friend Daniel Anderson at Integrity Mortgage sellers can offer a credit to pay $10K to a buyer, helping a buyer obtain a mortgage interest rate reduction. For example, from 7.25% to 5.25%. This results in a monthly savings of up to approximately $520.00 a month on a buyers mortgage! This makes sense to me as lowering the rate would save more money than lowering the sales price. New Construction Homes Available in Royse City With inventory at an all time low, I make it my mission to find homes for YOU! Everyone says there is not any new homes, but I beg to differ! For those of you who live in HOA's The Texas Legislature passed new laws for HOA's effective today September 1st!!! Advice with a good Real Estate agent to win in Multiple OffersThis is a hard time for many buyers with most homes having multiple offers buyers are having to offer the sun, the moon & the stars for the seller to even consider their offer! They have to submit a their best offer with favorable terms for the seller . This does not necessarily mean the highest price! So what are favorable terms? The new normal in life and work continues...I wrote a post in June this year based on the pandemic called The New Normal in Life and Work. I focused on all the new words and phrases we were learning in 2020 due to the pandemic in our world, such as shelter in place, social distancing and masks.  My business then was fair but not great.
