November 2022 Market Review in Canyon Creek Austin, TX 78726Latest news in Canyon Creek Home Sales in November 2022What you need to know……How it impacts you……..We don’t have a crystal ball, but we do have experience, data and understanding of how to interpret the data. What we do know it’s frustrating to be positive when you’re bombarded with such negative headlines like “alarming inventory levels.” We have been looking at weeks and sometimes days of inventory and now are looking at months. In Canyon Creek we are experiencing 1 month of inventory. That is significantly lower than the 6 months which is considered a balanced market.November sales were a result of homes that languished on the market (124 days) after considerable price reductions because they were not priced correctly whe...

El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).     They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love! They post them on Instagram because everyone loves them. Our own Myrl Jeffcoat follows them as well as Kathy Streib and Endre Barath, Jr.! We all need some laughter or a chuckle each day! It's fun checking out the new pun each day.                                 Hope you enjoy these! Ha...

I love it when our NW Coldwell Banker Advisory Board takes on a project and gets it done! We met last Monday morning and several members volunteered to make calls narrowing down projects in need where we could make a difference. We are in the middle of our Toys for Tots campaign but wanted to take on another local group of families to help make a brighter Christmas.Foundation Communities still needs families to be adopted to receive Christmas presents. We now are helping make holidays brighter for two families. One has five members and the other six. They have specific gift cards they want per family members. A task we can get behind and make happen quickly.           One member brought in a pre-lighted 4 foot Christmas tree with the cutest hat topper! We brought in decorations, decorat...

This Thanksgiving I’m beyond grateful for the many blessings in my life: family friends and a satisfying career I’m passionate about.Happy Thanksgiving 2022 from my house to yours!“Gratitude can transform common days into thanksgivings, turn routine jobs into joy, and change ordinary opportunities into blessings.”  William Arthur Ward “Wear gratitude like a cloak, and it will feed every corner of your life.”  Rumi“There are only two ways to live your life.   As interest rates continue to rise, the housing market is certainly cooling off compared to last year.  While these high interest rates are turning off many buyers, it’s actually an ideal time to purchase real estate.  There’s more inventory available now then there has been at any point in the last decade, prices are dropping, and buyers now have the upper hand when it comes to negotiating any contract terms. However, if you don’t have ample cash on hand you may still be concerned about the affordability of purchasing a home.  While the novice buyer is intimidated by the current market, you can actually take advantage of this incredible buyer’s market with a variety of creative purchasing strategies.BUYDOWNS Every lender is shouting from the mountains right now about buydowns.  The ...

My mother was a Home Economics teacher (do they even have those now?) and she taught kids how to bake, plan menus, make budgets, balance a checkbook and other life skills. I always loved the French bread she made and still make it for my family and friends.Last Christmas I showed my two older granddaughters how to make French bread and yesterday afternoon I helped Beautiful Beckett make her first two loves!   She loves to bake and she is the one who wants to open a bakery called Miss Queen Bees. At 8 years old she is getting a good start on learning some skills. Love that the tradition from my mother is being carried on with her great-grandkids!"At the heart of every family tradition is a meaningful experience."  Anonymous

No surprise here to see this stunning home receive 9 offers going 14% over list price. Who says the real estate market is dead the week-end before Thanksgiving? It’s been raining and cold (we went from summer to winter) all weekend, yet had 18 groups through our Open House on Saturday! Final and best offers were due Monday evening at 6 pm. We are under contract with a wonderful family who lives in the community.       What buyers were interested and made offers? One was relocating from Charlotte, three buyers lived in Canyon Creek and looking for a large home with a pool and the other 5 were from other communities in Austin wanting a large home with a pool.    Properties are selling and buyers will make offers on well-priced, staged and updated homes. This home had the ideal floorplan s...

Beautiful Becket loves to bake! She tells us all she is going to open up a bakery and it’s going to be called “Miss Queen Bee Bakery!”She has taken a few cooking classes and is always experimenting baking something. At this time of the year she likes to share something with her class mates and has made our family “Texas Trash” in the past but found there were several students with peanut allergies. This year she decided to make "Monkey Bread" to share. It’s a tradition our family makes Thanksgiving and Christmas!Unfortunately I was in CA last week-end and couldn’t help her bake but gave her the recipe and her Mom helped. After several texts she was disappointed her first one didn’t quite come out right so I texted her some more secrets and the second one was perfect! Beautiful Beckett h...

Our Coldwell Banker Realty NW office has always referred to ourselves as “The Most Fabulous NW Office.” Every year the week before Thanksgiving we have our “Give Thanks” potluck luncheon. The office provides turkey, beef, soft drinks, ice tea and everyone brings a side dish and desserts. We sponsor “Toys For Tots” every year so it’s a good time to bring our toy purchases in. Our deadline for all toys is November 30th.         I love working in an office where everyone works together in a culture of awesomeness, celebrating each other's success and encouraging each other to grow. Our CB family is a close-knit group of seasoned professionals who work hard, play hard and make a difference! Our leader  teresa recar spoke for a few minutes before we dug in. Of course the topic was “Gratitud...

November 11th is Veterans Day and in honor of those who have served, are serving and those who gave their lives for our nation’s freedom, many folks are enjoying a day off from work.If you know a veteran, make time to speak with them personally and thank them for their service. If you know a veteran who is no longer with us and is resting in a spot make time to go by, thank them and leave a small flag or flower at their grave. I’ve gone by my Geno's resting spot.                                My Geno served in the Navy in the late 1950's on the USS Allen M. Summer. He also traveled on a short stint on a submarine under the Arctic Circle. Many of our veterans are struggling once they return home. We all need to make sure the promises we made and contracts we signed for benefits to our ve...

October was an incredible month, especially with the re-balancing market; Our NW Coldwell Banker office crushed it with a staggering 21 agents eligible for the October Million Dollar Club by listing, writing business or closing sales of 1 million or more! We are adapting to the shift in the market of longer days on market, lower list prices, and increased inventory.       It’s exciting to see everyone's hard work in servicing their clients. Our office closed 65 transactions for $37 million with an average price of $564,000 and closed 30 leases. We listed 28 homes for $15 million, with an average price of $538,000 and wrote 73 contracts for $39,000 million with an average price of $524,000 and wrote 27 leases! I love working in an office where everyone works together in a culture of awes...

The Canyon Creek HOA is trying something new to clear dense brush and reduce the risk of wildfire to our community homes and property. They are test driving a eco-friendly green and sustainable approach to vegetation management. After this project concludes, the HOA will assess the results to determine if this project should be expanded in future years. The HOA is conducting a limited pilot project with Rent-A-Ruminant to clear dense brush using goats in the greenbelt area between Chestnut Ridge and Yorktown Trail. This project is expected to last 2-3 days. Rent-A-Ruminant Texas will be visiting our Canyon Creek neighborhood between the dates of November 14 and November 19. Goats have proven to be an effective method of wildfire risk management by reducing understory vegetation that can...

If you’ve not been to Tuluck’s Happy Hour at the Arboretum you need to make time to stop by! 4:30pm-6:00pm seven days a week! This past Saturday there was sports mania going on with all the college football games and the World Series! Good friends called and a spur of the moment HH was born! The small party crew swung in for nibbles, wine and listening to the talented, Kelly Doze, singer and song writer, for a couple of hours. Laughs, giggles and fun! What an amazing time, enjoying the company of good friends! We still made viewing our favorites for college football and the all-important World Series! So proud of our Astros for taking the win home once again!“Let us be grateful to people who make us happy, they are the charming gardeners who make our souls blossom.”  Marcel Proust

I was so moved at the 15th annual “Beauty for Life” luncheon held last week at the JW Marriott. There were 900 people for brunch, shopping, silent auction, raffle tickets and donating! I knew at this event this would be my second post in the November challenge of gratitude.                              The speaker, Jen Hatmaker, was hilarious, sincere and powerful! Her whole life’s work is to serve women as they genuinely show up for their own lives. I can see why her podcast “For the Love with Jen Hatmaker” is treasured by millions of women. Hospice of Austin was the first hospice in Central Texas and was established in 1979 and began providing services the summer of 1980. They are the only non-profit hospice. I love their mission statement “We care for everyone who needs us, regardles...
