Now, That's A Buttload! The next time you use the word 'butt load', remember, it does have a backstory behind it (pun intended). Historically, it means “a large amount,” having roots in old English wine measurement systems.  A 'butt' was a unit used to measure large quantities of liquid, especially wine or ale during medieval times.  One 'butt' equals two hogsheads, another description, which is a large cask or barrel used as a unit of measurement, typically for wine or beer, and it is equivalent to about 63 gallons (238 liters). This unit was most commonly used in England and parts of Europe, especially in reference to shipping and storing liquids. Today, “a buttload of something” means a ton of whatever. For instance, when inundated with a lot of paperwork or an exaggeration of a larg...

Don't Come In SwingingVerbally approaching someone aggressively, whether in a raised voice, harsh words, patronizing tone, or a confrontational attitude doesn't start a conversation. It puts up barriers, breaks down effective communication and can cause irreparable damage. Like a hole punched in drywall, the best repair still leaves a mark. It's never the same. So, prior to hitting those phone digits and hastily confronting another person, think of the potential outcome. It's best to pause, take a few deep breaths and above all, use restraint.  To avoid an overly emotional purge, write down key points. Stay to the script. That keeps the door open for what needs to be said. When pushed, remain firm, no unnecessary apologies. Be concise. When someone brings a virtual hammer and starts swi...

Organic Is Always Best This year's growing season has been tremendously successful but also brought challenges. We realized that zucchini plants need full on sun to avoid mildew forming on the plants and spreading throughout the garden. No shade. We were able to use simple, household products to limit the powdery substance from killing the plants. I used baking soda, milk, diluting the mixture with water, liberally spraying all the leaves and stems for several days. It worked, until rain showers saturated the plants. Mike then clipped then tossed the affected leaves. They continued to thrive, producing a good amount of summer squash. I made Squash & Basil soup, so easy and delicious! Next year, we will reconfigure the garden to promote healthy growth among all fruits and vegetables. We ...

B-A-N-A-N-A Squash Soup: It's Bananas! This growing season, we pulled all squash, cucumber and tomato plants off the ground, suspending them from the trellis's my husband aka Mr. Green Jeans installed. His garden vision turned out to be beautiful in multiple ways. In the feature photo, the Banana Squash hang from the vines. As the banana squash began to mature, we placed them each in nylon hose, tying them off to the metal bars to prevent them breaking off and falling to the ground. Prior to harvest, I searched for a simple, hearty soup recipeto enjoy on those cooler evenings. This one is so simple, yet flavorful. We usually eat it with toasted sourdough bread, slathered with butter from the local bakery.  BANANA SQUASH SOUP by JazminaReady In: 1hr 15minsIngredients: 8Serves: 6 INGREDIE...

Pulling A Sale Out My... Buyer clients had a clear vision of their needs when we began their home home search journey. A favorable deal was at the top of the Wish List!  At that time, short sales were prevalent, the market extremely brisk. They were ready, willing & able cash buyers. After educating them on multiple offers, quick timelines, minimal contingencies, we set off in search of a 2nd home that would serve them well for many years to come.  An offer submitted on a foreclosure fell through due to mud in the crawl space upon the home inspection and new cracks on walls throughout the house each time we visited. The bank refused to address, we moved on. A cute, little single level cottage adjacent to a city park caught my eye. We took a quick look and immediately submitted an offer....

Saying Sorry Doesn't Always Work The office printer decided to mangle documents right before I was scheduled to meet a couple who’d flown in that morning to specifically see available properties. After wrestling a clean copy free, I ran out the door. Realizing, I was going to be several minutes late to the appointment, picked up phone to notify. There's a certain awkwardness when an apology is necessary but I know the importance of doing so quickly and sincerely.  I dialed, she answered, which began a meltdown, "I’m less than 3 miles away from the first house on the list. I’m so sorry.” Silence. Then she started crying, her voice cracking with emotion. Ugh! I thought, how do I fix this? She was stressed to the max and my lateness was just another log on her roaring fire of disappointmen...

Hello Darkness, My Old Friend.  Soon, you'll start again at 5pm.  Set your clocks back one hour on Sunday, November 2nd at 2 a.m. This change will result in earlier sunsets and more daylight in the morning. Avoid showing up early to work and appointments. You'll be the only one there! Did you know?Benjamin Franklin is credited with the idea for Daylight Saving Time back in 1784, but the idea was not implemented until 1895. It did not become law until 1966. Some states do not participate in Daylight Saving Time and continue to run on the same time year 'round. Talks are in the works to do away with DST. If you ask me, I'd say keep it lighter later in the day. Speaking of day...I wish you all a wonderful one!

The Most Sp👀ktacular Time of the Year! Don’t be tricked, it's still an optimum season for buying and selling property. The real estate market can feel a bit eerie around Halloween but never fear, the tall tales are fake, urban legend, designed to shock and awe an attentive audience.  Of course, no perfect time exists, wants and needs, vary by location and goals. Waiting too long risks missing a chance of that dream home. Treat yourself and consult with an experienced agent unafraid to meet all challenges. In a slower market, there is much less competition, that means better negotiating power regarding terms and conditions, timelines and deadlines. Many loans require only 3-5% down plus 20% avoids PMI. That's not a trick. Fall isn’t dead, but full of opportunities! Serious buyers shop ye...

Avoid Paralysis by Analysis In a fast-paced world, excessive deliberation creates anxiety, stalls progress, leaving some people to shake their head, wondering, what-the-heck-is-that-all-about? When it comes to home buying, paralytic indecision wastes time, yielding zero results, eroding confidence between parties. Instead, take a structured approach that includes set deadlines, definitive search perimeters that prioritizes the most important aspects, setting aside minor distractions that get in the way of decision-making. That way, instead of trial and error, a positive outcome can occur.  🕷But, in the case of a Huntsman spider who came for an uninvited visit today, I didn't have any time to deliberate!!! Quick action was needed to prevent the arachnid from becoming a permanent, freeloa...

October AR Challenge: Historical Utah Stories About 12,000 years ago, early hunters lived in Utah. Later, the Fremont people grew corn and built homes in pits. In the southern high desert, Ancestral Puebloans made cliff houses. By the 1700s, the Utes, Paiutes, Goshutes, Shoshones, and Navajos settled, hunted, gathered and traded across the land. A path became the Spanish TrailThe first Europeans arrived in 1776. Two Spanish priests, Dominguez and Escalante, looked for a path from Santa Fe to California and drew maps. In the 1820s, fur trappers like Jim Bridger explored, establishing the many rivers, lakes and trails. Utah has 1,000+ fishable lakes, numerous reservoirs and other bodies of water.  And this shall be called DeseretThe big change came in 1847. Mormon pioneers, led by Brigham...

Size is Irrelevant. Performance is Everything. Getting it done is the end-all. Whether working as a crew member or going it alone, achieving the clients goals are #1. Carrying dead weight always hampers forward progress, so be very careful if/when choosing a team. Delegating becomes extremely important to avoid feeling piled on. If weak in that area, appoint someone else who has mad skills, that is a step in the right direction. Strengths play to success while weaknesses only impede. Momentum, once rolling, needs careful safeguarding. Distractions, excuses, and half-assedness are silent killers that derail even the tightest of teams. Cut the fat completely, quickly pivot, keep pushing toward the win. We all know that plans crumble under stress or chaos, turn those obstacles into inspira...

You don’t drown by falling in the water. Some experts have claimed the housing market has been as dry as a desert this year, leaving many real estate agents feeling parched. Listings left unsold, clients ghosting them, commissions drying up. Feelings of self-doubt, unworthiness flooding their thoughts, that perhaps they weren't cut out for this. Avoid going under for good, even if doggy-paddling for a bit until getting back on solid ground again. Create some Ripples:Get out in the public, face-to-face, volunteer at community events, shake hands, plant seeds for future deals. Slowly, waves will form, spreading out into the local area. Networking events, such as The Chamber of Commerce, animal rescues and charity-based organizations allow meeting like-kind people. Fight against Submersion...

A Tale of Two NeighborsTwo couples lived in neighboring houses for many years. Brad and Jenna worked full-time, plus had a thriving back yard garden, diligently growing produce to provide for the family. Canning and freezing harvests for future use, their careful planning allowed them to amass a surplus for tougher months. Lorne and Sally, both employed part-time, often scavenged for discounted deals at the farmer's market every few days, relying on marked down goods to fill the pantry. They heavily depended on the bounty of the market’s surplus, spending earnings without giving much thought about the future.  Summer faded, autumn arrived with the leaves turning yellow, gold, orange, and red. Soon, colder days signaled winter’s approach, the farmer's market slowed as fewer vendors appea...

Creeping It Real 'Tis the start of the holiday season when all things can go bump in the night. For buyers, keep this in mind when scheduling homes to show later in the day, as dusk distorts vision, creating tripping hazards like, ghouls & goblin creatures, ropes, electrical, extension cords laying in the grass. For sellers, a clutter-free yard is recommended to avoid unfortunate mishaps, otherwise, people could be falling all over the place but not in love with the property! Owners of listed properties should leave the spirited decor to their neighbors plus de-clutter, that also includes doggie bombs. Homeowner's insurance must be up-to-date, just in case someone does get injured on the property. Medical bills demand payment and the owner may be liable depending on circumstances. I tur...

The Final Goodbye To A You Sir Many years ago, a wise agent told me, "There's no loyalty in this industry." The Pollyanna in me quickly poo-pooed the notion, having just exited the corporate carousel ride and excitedly entered into the real estate world. Little did I realize some truth exists to that statement! Thankfully, many past clients have called with repeat business but there are people who have left me feeling used when they hire another agent. Recently, while scouring recent sales, I saw a property that I spent some time on and became curious. I placed a call to the seller, left a message. He returned the call an hour later. I explained to him that, "I expected to get the call after years of remaining in touch, phoning, answering questions, providing several CMA reports, discus...

Enter the Home Inspector: Clouseau in Cargo Pants We've all heard about the FBI's Mar-a-Lago lingerie raid, where agents went through First Lady Melania's underwear drawers looking for 'classified documents'. Well, recently, a local home inspector, rummaged through an owner's intimate items in her bedroom was caught on camera! At one point, he looked right at the video cam and proceeded to fumble through more. Talk about cringeworthy! Home inspectors are supposed to search out potential defects that adversely affect a property like termites, system failures, not to uncover Victoria's Secrets. According to the home owner, he left every window unlocked and took pictures of things that had nothing to do with the inspection. She became afraid he was coming back, then quickly changed the loc...

Never Throw Rocks At An AlligatorReal estate transactions can become tedious, especially when the other side drops the ball, creating undue stress. Missing timelines? That can be the death of an under-contract status. Ignoring the looming financing deadline can tank the contract. When paperwork lapses, it means trouble's brewing.Several other frustrating mistakes like; using outdated forms, forgoing the verification of funds, missing signatures and dates, boxes left unchecked, misspelled names, add to the mix. Failing to include which items are included in the sale, such as appliances, specific fixtures, can lead to misunderstandings. When associates put their own interests in front of their clients, it's a fiduciary breach. It’s thought-less to leave on vacation without a head's up, the...

Doing the Counter-offer Dance Each offer submitted is a counter-offer. When the selling side receives one or more, the choices are to immediately accept, modify slightly or outright reject. This may include changes to the sale price, closing date or other contingencies. Everything in real estate is negotiable but writing a strong offer up front may net desired results quicker. Of course, it also depends on whether the market is brisk and ultra-competitive when other buyers make it a multi-offer situation. Most offers do not meet the sellers expectations so negotiations may be ongoing. Even if an offer is accepted, changing the closing date and it becomes a counter offer. The give-and-take is a standard part of the transaction process. So, when submitting an offer on behalf of clients, k...
