In the Cedar City Real Estate Market, the Grant Subdivision is another one of our mixed subdivisions.  There is a mix of detached single family homes with some duplexes.  The Grant Subdivision was built in the mid 1990′s.  There are quite a lot of investor owners in this particular subdivision. The Cedar City Real Estate Market has a few subdivisions that are very small as far as the number of homes within the subdivision.  The Pinewood Estates subdivision is one of those small subdivisions.  It is a subdivision which is comprised mostly of Manufactured homes and honestly consists of 6 homes.  There is one lot that is still vacant.  Pinewood Estates is located on the south east side of Cedar City.  This is a subdivision that dates back to the early 1980’s, it has been a very stable subdivision, nothing is listed for sale in our Multiple Listing Service nor has anything sold in the recent past in this subdivision.  Here's the link to the post: http://www.livingincedarcity.com/?p=5006 Scenic Southern Utah Near Zion National Park

  The Cedar City Real Estate Market has several high end subdivisions.  Wild Flower is certainly one of those.  Wild Flower is built on the West side of Leigh Hill, it does offer some great view from some of the lots.  It is near the new Aquatic Center, and construction began in 2000, so it is a newer subdivision. In the fog that has been created by most of the media outlets about the Real Estate Market many residents in the Cedar City, Utah area may be wondering what their homes is worth.  As Realtors we have watched and read many of the articles about whether the Real Estate Market has bottomed out, if prices are rising or whether we will ever see an appreciation on home prices again. In the Cedar City Real Estate Market there are a few subdivisions that are homes on acreage.  Harmony Mountain Ranches is one of the premier of these type of subdivisions .   Harmony Mountain Ranches are a newer subdivision most homes were built in 2009.  Although in the county, it is on the Cedar City addressing grid, Harmony Mountain Ranch is West of Kanarraville on the West Mountains.  These are Gentleman's ranches on approximately 20 acres.  They are large custom estate styled homes many with very ornate entry gates.  There is a large equestrian center in the community.  These consist of a large covered arena with stalls inside, along with corrals and exercise facilities outdoors. http://www.livingincedarcity.com/?p=4991 Statues of Playing Children St. George

This entry I am actually going to do 2 subdivisions in the Cedar City Real Estate Market.  These two subdivisions were built and marketed at the same time.   The subdivision and its sister subdivision are Sunset Canyon Estates and the Villas at Sunset Canyon Estates.   This is a newer development built 2005. Sunset Canyon Estates is a subdivision that is built for the move up market.  These are mostly custom homes built on .25 acre and larger lots.  They really are nicer homes.  There are still new homes being built in Sunset Canyon Estate. The Del Sol Subdivision is one of the Gems in the Cedar City Real Estate Market.  It is located south of the Cove Ridge Subdivision.  It is a smaller subdivision of custom homes.  It was built in the early 2000's.  These are really nice homes.  It is a very stable subdivision, in fact there are no homes listed for sale currently, and have only had 1 home sell in the past year.  These are typically on slightly larger lots .3 up to .5 of an acre, and most of the homes offer views.  Market Update 4/26/2012:  There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there has been 1 home sell.  It sold for $242,000.  There is 1 lot listed for sale.  It is listed at $65,000 for a .39 acre lot.  The Del Sol Subdivision is one of the more stable subdi...

Valley Circle Subdivision is another of the subdivisions that were built in the early 1950's.  Cedar City and the Cedar City Real Estate Market had a minor boom after World War II.  The Iron Mines West of town were going full tilt, and America needed the iron to build freeways and the cars to run on them.  At this point in Utah's History up into the mid 1970's, Iron County had the highest per capita income in the State of Utah.  I wish that were still the case, anyway many new schools were built, as were many homes.  The Valley Circle Subdivision was built near the newly constructed South Elementary School (I didn't think until now to take a photo of the school.) Allard Ranch is another of the estate or ranch styled subdivisions in the Cedar City Real Estate Market.  Allard Ranch is another subdivision that is closer to Parowan than it is to Cedar City.  It is off of Old Highway 91 between Parowan and Summit.  It is a subdivision that I have always liked.  These are custom homes on acreage, 2 pluse acres per lot.  There have been no homes sell in this subdivision in a long while.  Allard Ranch Estates was began in the early 2000's and although there are currently no lots showing up on our MLS, there are still several lots that have yet to be built upon.  This is a very stable subdivision.  No homes have shown up in our sold files in the last 3 years. The Cedar City Real Estate Market has a few subdivisions that have great potential, but were started just about the time that the real estate bubble burst.  Rancho Bonita is certainly one of those.  Rancho Bonita is one of the subdivisions that are a little removed from Cedar City. Rancho Bonita is another of the subdivisions with large lots they are 1/2 acres.  This is a subdivision that offers great mountain views.  It is quiet, and laid back.  This was another subdivision where you were able to bring your own builder.  The homes in this subdivision are more of the custom sized homes and prices have ranged from $260K to one that is listed at $336K.  The homes are mostly on a basement and have square footage at 1700 square feet on the main level, with additional square footage in the b...

In the Cedar City Real Estate Market, Canyon Gate is one of the new and exciting subdivisions in Cedar City.  It is the Northern most subdivision on the East side of Cedar City, at least for now.  It features mostly custom homes, and as I mentioned is one of the newer subdivisions in the City mostly built after 2005.  There is a walking trail and great views that come with homes in this subdivision. Currently there are 7 homes listed for sale from the $220,000 range to the $400,000 range.  These are beautiful, larger homes. The Cedar City Real Estate Market has several subdivisions that were casualties of the bursting Real Estate bubble.  Sunrise Meadows is one such subdivision.   That doesn’t mean this isn’t a great subdivision!  In fact there have been several new homes built in the past few months.  Sunrise Meadows is northwest of Cedar City about 8 miles.  The homes are all on 1/2 acre lots and are a minimum of 1300 square feet.  You can bring your own builder for a custom home.  There are still lots left for that, there are currently two homes listed in this subdivision they are in the $166K to $177K range. It seems like there is one great cause after another who are raising money here in the Cedar City area.  The local restaurants are stepping up to assist the Youth Volunteer Corps with their Night out for Children.  The aim for this event is battle childhood hunger.  This is another very worthy cause.  I want to send a shout out to all of the local restaurants that are participating, I am going to list them.  In no particular order: Chili’s, Pizza Hut, All American Diner, Sonny Boy’s Barbecue, Costa Vida, Denny’s, and Panda Express.  All of these great eatery’s are donating a portion of their proceeds towards this great cause.
