Trends in luxury home and condominium sales in Park City and Deer Valley, Utah are pointing downward. Slaes so far this year are off by nearly 25% while prices are also showing signs of downward pressure. Real Estate sales in the Empire Pass at Deer Valley area of Park City, UT are seeing a bump this year. The addition of the Montage Hotel and the completion of the Flagstaff condominiums represent 11 of the 14 sales transactions that have been completed in the Empire Pass area of Park City for the year so far. The unit volume of sales is down 40% from last year, but average prices are way up. So far this year, average recorded sales prices for the Empire Pass at Deer Valley area are up nearly 50%. The Rinnai Tankless Water Heater Revisited - I blogged about these units 2 years ago when the jury was still out. Well now the jury is in, and I am no longer a skeptic. They really work and they work really well. I saw them all over England and Europe a few years ago, then they appeared at the condos at our ski resorts. Utah has 14 ski resorts and 10 are in the Salt Lake City area so we inspect a lot of these condos. Most of these condos are rentals and time shares so they sit vacant most of the time. Look at what happens when you have multiple infrared cameras being used during an energy audit, you end up with infrared images of people performing the infrared home energy audit. During a infrared home energy audit last week at a beautiful new home in Weber County we found several large hidden areas of air infiltration. The home owner knew outside air was entering his home but could not determine the location. The blower doors and thermal imaging cameras quickly located the source of the air leaks. Looking back through the IR photographs we discovered that we found customers and auditors along with the images of the home. Pretty Cool!

Park City's New St. Regis at Deer Valley                 Several clients have asked me if the new St. Regis at Deer Crest will be open for the 2009/2010 Deer Valley® ski season in Park City. After my tour yesterday of this amenity rich hotel I have to say I believe it will. Everywhere I looked I saw people working, over 400 of them in fact.  The 100% wool carpet is going in; kitchen equipment is being hooked up for the banquet kitchen as well as Chef Jean Georges new restaurant. The final touches are being added to features like the waterfall, and the fire garden (my name for it) next to the "ski beach" slope-side pool area.
