This is a continuation from yesterdays investment property blog post If you decide to purchase rental property, you’ll need to learn the landlord/tenant laws in your city or state. One area of the real estate market that is thriving right now is rental property. In the first quarter of this year, landlords and property managers across the country have rented more apartments and homes than they have during the first quarters of the past ten years. Yard sale season has arrived!  Many people shy away from the idea of having a yard sale, but do you truley need that broken down accordian or the 80's style prom dress?  A yard sale is a great way to get rid of the old and make way for the new.  Here are some tips to help make your yard sale a success... If you haven't used it in more than a year you most likely won't use it in the next year.  Sell it. Get the community involved.  Contact your neighbors and coordinate to have one large neighborhood sale on the same day.  This will give concumers a greater incentive to come. It was great to see all the volunteers out Saturday June 26, 2011 working on the Rush trail up corner canyon.  Rush is a great mountain bike trail and will soon be better.  I hope to see the continued improvement on the trails for not just mountain bikers, but hikers as well.  I love to see people come out and volunteer to make the trail system better.  If you did not know a representative from IMBA was out as well teaching some of the locals how to improve trail building skills as well.  Our trails continue to be a highlight of the community.  Next time you see volunteers out on the trails working to improve our are be sure to thank them, they are a great group of people.

Detailed “home assessment” worksheets can be found at AdaptMy.com. Typical home assessment questions include:   ›› Are the hallways and doorways wide enough? And limit your work to two-hour blocks to keep from getting physically and emotionally overwhelmed.   Know the new floorplan Take pictures and careful measurements of the new home / space to determine just how much you need to downsize.   Begin with the easy stuff The things you care less about are most likely stored in the basement, garage or a shed.  So I ended last week on a very positive note. I closed with my buyer's on a Short Sale Listing in Draper, located in  Corner Canyon Estates. The home was in fabulous condition. The location? Exactly where we wanted to be and the spacious and lush backyard would entertain most buyer's needs. The Real deal maker was the price. $325,000 and $9000 in closing costs. This was not a Suncrest or South Mountain listing. This home had a very usable, almost 1/2 acre lot with a 3 car garage and on a cul-de-sac. Anyways, I don't want to brag but what a great buy! Utah has some of the Best Mountain Biking and in Draper we have it right in our back yard.  It is great to have a race series supported by local shops like Revolution Bicycle.  There are several local event including on this weekend up at Soldier Hollow.  We have an event in Draper that is sponsored by Revolution Bicycles as well this coming Memorial Weekend, it is the 6th Annual Stan Crane Memorial XC Race.  Also, as you are out using the trails this spring be sure to follow the rules of not using the trails when muddy.  Some of the people on the Trail Committy are not supportive of Mountain Bikes on the trail systems, so let not give them an excuse to ban the use of Mountain Bikes on the trail system.

While the decision may seem arbitrary to some, those in the know understand that the route you choose can have a big impact on your financial future.   The 15-year option A 15-year home loan will feature a lower interest rate than a 30-year version—which means you’ll pay less interest over the life of the loan.
