News from the South Mountain HOA.  After our first meeting since October several new where brought up. The association is still looking into putting on an event at the new Draper Ampiltheater possibly in August.  We are looking into a bluegrass festival, thought there are still several details to iron out. Lights are needing replacement on several directional signs around South Mountain. Several trees have died and looking into replacing them after finding out how to get more success with them in those areas where we seem to be losing them. The last meeting minutes were also approved. Working on a new news letter to be coming out, which always brings in more new members to this voluntary HOA.

Just in!!  FHA is making it easier to get a home loan.  How?  credit scores of 500 or better can buy with 10% down, and 600 or better cany buy with 3.5% down.  This includes closing costs which may be paid by the seller.  With economists forecasting a flat market to a 3% gain for Utah this year this will not make the market jump, but help some buyers.

The Holidays are upon us once again.  The first snow is on the ground, the smell of cinnamon apple cider and the sound of Holiday cheer is all around.  Some of the things you planned on doing this year may have gone by the wayside too- like putting your house on the market. Maybe you are thinking you should wait until spring.  Well, that might not be the best thing to do, and here are 11 great reasons why you should sell your home during the Holiday Season. 90 Percent of home buyers begin their home shopping online.  Less people are out driving looking at neighborhoods. People who look for a home during the holidays seem to be serious buyers.  If they are out there looking now, it means they are looking to buy. Buyers have fewer houses to choose from during the holiday months and less c...

With winter approaching here is a quick reminder about parking in Draper.  Draper City prohibits parking on city streets from November 15 through April 15 between the hours of 1:00 a.m. to 6:00 a.m..  They also ask that people do not park vehicles on the street during snow storms as well. Sidewalks should be kept clear around your property of snow and ice for children traveling to school, and it is expected that sidewalks are shoveled within 24 hours of a winter storm. Any snow that you shovel or snow blow should stay on your property not in the street where it may pose a hazard for drivers and snow plows. Have a GREAT WINTER and lets all get up and do some skiing and snowboarding in our incredible mountain resorts like Alta.

During the negotiation stage of the transaction, a mutually agreed-upon date for closing is determined.  "Closing" is when you and the buyer sign all the paperwork and pay your share of the settlement fees, and the documents are recorded.  Settlement obligations vary widely due to specific contract language, local laws and customs.  Prior to closing, the closing agent (usually an escrow or title company or attorney) will complete a detailed settlement statement for both buyer and seller.  As your Windermere agent, I can help you understand which of the following typical settlement fees apply to you.THE SELLER WILL RECEIVE: Utility deposits held by gas, electric, cable, telephone and other companies. Prorated portion of pre-paid taxes. Prorated mortgage interest from payments made during...

We're in the business of selling houses. But more importantly, we're helping people find a place they can call home. Our commitment to service extends beyond each real estate transaction. Every year since 1984, Windermere associates have skipped work for a day to complete neighborhood improvement projects.   Not only is Community Service Day a great opportunity to give back to the communities where we live and work, it also gives us a chance to work together. We clean, landscape and repair parks, playgrounds, schools, shelters and community buildings. Each office selects a project that best serves its community needs.   After all, real estate is rooted in our communities. And an investment in our neighborhoods gives us all a better place to call home. Past projects have included cleanin...
