Utah County Homes for Sale - Negotiating the Real Estate Purchase When it comes to time to negotiate a real estate transaction, some interesting dynamics take place. Obviously the Seller wants the most money they can get for their home. The Buyer wants the most home for the least amount of money. This is a crucial time to have a professional on your side, who knows and understands how the process works. There is not a right or a wrong way to proceed, but it does involve a lot of give and take. The party with the stronger alternative usually gets more, but a successful negotiation happens when both sides end up with a compromise and no one feels deceived or taken advantage of. There are a few points that need to be considered when you approach the negotiating table: •·         Determine ...

Utah County Real Estate - Final Walk Through Inspection The final step in the purchase process prior to closing is the Final Walk through Inspection.  Every home buyer should revisit the property to ensure it is in the condition you required in your offer, and to inspect that any required repairs have been performed.  Final inspection should be no sooner than five days before you intend to close.  Make sure this right to do a final inspection is included in your offer to purchase. Utah County Homes for Sale - Finding your new home When you first start shopping for a new home, usually you begin with a list of things that you must have.  Many times after you purchase your new home you find that your wish list of features did not quite add up to what you originally wanted. Most usually want basically the same house.  It might include 1200 - 1500 sq. ft., built within the last 5 years, open floor plan and vaulted ceilings.  Laundry Room on the first floor, garage, basement, Master Bedroom with a garden tub, Walk -In closet and a decent sized yard with some degree of privacy.  When you find it, you purchase it and you love it. Here is what happens within a week of moving in.  Both cars don't fit in the garage.  Two cars cannot park comfortably next to each other in th...

Utah County Homes for Sale - Inspection a Must Well, you just made an offer on a beautiful new home.  You are excited about the possibilities that this new home is going to bring to you and your family.  Don't let this dream turn into a nightmare because you decided not to spend a little extra money on a Home Inspection. A study conducted by the American Society of Home Inspectors and the NAR in 2001 found that 77% of all homebuyers insisted on a Home Inspection prior to purchasing their property, and 97% of that group believes the service was a good value for the price. Next to the financial contingency in the Real Estate Purchase Contract, the Home Inspection is the most reason you need to consider before purchasing the home.  This is where you have the right to back out of the contra...

Utah County Real Estate - First-Time Home Buyer Typically a First Time Home Buyer is considered to be someone who has not had an ownership interest in a home for 3 years or more.  Some home loan guidelines are longer than that.  There are many Down Payment Assistance grants, low interest loans and credit assistance programs available for First Time Home Buyers.  First Time Home Buyers should consult a Mortgage and Real Estate Professional early in the home buying process to learn all they need to know about is available to them. Several criteria are considered when evaluating the loan programs for First Time Home Buyers, Credit History, Income vs. Debt, and equity or investment in the subject property being the most important. We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  We are seeing more signs of a bottom coming into play. Investors with a long term buy and hold strategic.  Opportunities are making sense.  Contact your property resource specialist for information to make an informed buying decision. Utah County Homes for Sale - Good Credit When it comes time to purchase a new home there is nothing more important than having Good Credit.  The first thing a lender will do is review your credit report.  The credit report is a history of money you have borrowed in the past and how you have repaid those debts.  It contains a list of debts such as credit cards, car loans, and other loans.  It also contains other public records such as liens or bankruptcies.  Your credit report is constantly being updated and most of the information is deleted from you record after 7 years (10 years for bankruptcies). This credit information is then used to help generate a computer driven number that indicates your risk to lenders.  This is what is called your Credit Score. No Credit? It is very important...

Utah County Homes for Sale - For Sale By Owner or by Realtor Some people are very successful at selling their Utah County home "by owner".  They have knowledge of key marketing strategies, how to best show their home, and they possess a good understanding of contracts.  They are versed in negotiation tactics, but most of all, they are aware of the current market in their area and have priced their home appropriately.  They realize the majority of homes on the market today are sold through an agency and they are aware that potential buyers might expect them to sell for less that market value because they will not be paying an agency commission.  On the other hand, listing your home with a Realtor means that upon the sale, you pay a commission to the agencies involved out of your proceeds...

Utah County Real Estate - For Sale by Owner or Realtor When it comes time to sell your home, one big decision needs to be made.  Can I sell my home by myself or should I use a Realtor?  Everybody wants to make as much money as they can when it comes time to sell their home, but it is necessary to maintain realistic expectations if there is to be a successful sale transaction.  The For Sale by Owner option is often perceived to be best way to make the highest profit when selling a home.  In theory, that makes a lot of sense, but there are so many variables that the results usually come out the opposite.  In fact, statistics from the National Association of Realtors report that only 16 % of those who listed their home For Sale by Owner, were successful in selling their home.  The main dra...

Utah County Real Estate - Source of Funds Source of funds for your down payment and closing costs is one of the major concerns when it comes time to close on your home loan.  Lenders will require statements for the last two or three months on any of your liquid assets.  This includes checking and savings accounts, money market funds, certificates of deposit, stock statements, mutual funds, and even your company 401K and retirement accounts.  It is very important that there not be a lot of movement between the accounts mentioned above just prior to or during the closing process.  Lenders will require a complete paper trail of all the withdrawals and deposits.  Moving your money around, even if you are consolidating your funds to make it easier could make it more difficult for the lender ...

Utah County Homes for Sale - FHA Loans The FHA (Federal Housing Authority) doesn't actually fund your home loan in any way.  The FHA simply provides mortgage insurance to help consumers become Home Owners.  The FHA actually insures the lender from losses resulting from Home Owner default.  The FHA helps mortgage lenders prepare loans for people who might not otherwise qualify. One of the big advantages of an FHA Loan is that a smaller down payment is possible.  As of January 1, 2009, the down payment for a FHA Loan is 3 ½ percent of the principle loan amount.  In today's market the down payment on conventional loans can be as much as 20 percent.  FHA loans make it possible for many people to enter the Home Buyer market, just with the lower down payment alone.  There are many other good ...

Utah County Homes for Sale - Sell before you Buy When it comes time to purchase a new home, the question always comes up, should I sell my old home before I buy the new one?  Depending on your credit situation and your ability to qualify for two loans, this question could be easily resolved.  We will assume you have excellent credit and can do whatever you please.  It is always better to have your present home sold before you make an offer on the new home.  If you have an offer with a contingency of selling the old home, the seller will be less likely to accept the offer or allow better terms.  You will always be in a better bargaining position if you were able to move in without delay.  Credit terms on you new loan will also be better based on you living in the new home as your primary...

Utah County Real Estate - Bank Owned Foreclosure Property Bank Owned Properties - Utah County Real Estate Banks are not in the business to hold onto an inventory of homes.  They want to get rid of these homes yesterday.  This makes for a great opportunity for you, the home buyer or investor, because most of these homes are well below market value.  Once the bank owns the property they will handle eviction if any, take care of some repairs, pay past HOA and/or other maintenance dues, and then will negotiate with the IRS, removal of tax liens, if any. How do banks sell REO's (Real Estate owned by the Bank?) Most banks have an REO department that handles the sale of these properties.  They certainly would like to get the best price of course.  When you make an offer, the banks will usually...
