The city of Herriman sold 47 more homes last quarter than they did during the second quarter of 2008, selling more than any other city in the county.  Median and average sold price both decreased from the lower 300's to the upper 200's.  Herriman Real Estate has the lowest inventory in the county at about 5 months.  With 275 active listings, homes should continue to sell at a decent rate.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

Herriman homes saw the largest increase in number of homes sold in the valley. Median sold price decreased by 4.5% and average sold price decreased by 7.5%.  With 335 homes on the market, the inventory is at 9.95 months.  Homes in Herriman will continue to sell but prices may have to continue the decline.

Short Sale in Eagle Mountain was sold!  Over all I would have to say Chase Bank was very good to work with on this foreclosure.  We of course could of done it quicker, but as long as the bank is willing to do a lower price in order to take over 4 months to complete the short sale, then it works out (somewhat) in the end.  Now if we could only teach the bank about how much money they would save by moving their system faster and selling these homes quicker.  So many deals are not going through because the bank is either not willing to negotiate or because they take to long.  They receive these homes after the auction and end up listing them 20K lower than the multiple offers they had previously.  I only have one thought on this, these guys want a bail out???

Herriman was one of the few cities in the state to see an increase in homes sold from 2007 to 2008.  The median price went down by over $10,000 to $289,500 and the average price went down by over $20,000 to $308,749.  There are 10.35 months of inventory and plenty of homes for sale in Herriman with 383 homes on the market now. Both median and average price are currently listed at about 10% above what homes sold for last year. These numbers are not official.

Sort of an off the cuff remark designed to shock, or support the notion that all is not well in the Utah housing market.  Sad to say, I'm guilty of that myself.  More than once this last week I have pointed to the Real Estate activity there and began to awfulize the outlook for home-sellers in that area.   Almost every one that calls lately about Real Estate wants me to take a look at Foreclosed Herriman UT Homes for Sale. Why ? Because Herriman UT is the capital of Bank Owned Homes and Short Sale opportunities in Utah.  I guess the title is passed back and forth between the various luxury neighborhoods surrounding Rosecrest, and the upscale homes that are having foreclosures problems in Draper.
