Barry Switzer said there is no way the Utes can play with Alabama. A few years back we named oujr new sewage treatment plant after Switzer, we call it the Barry Switzer Bowl. Not much more needs to be said but the Utes could play with anyone in the country. 13-0 says it all. I couldn't be happier. I have been a Ute fan all my life and have been through alot of tough seasons.

SALT LAKE CITY, UTAH REAL ESTATE When the real estate marketing was booming a few years ago many people were buying real estate without evening thinking if the value was there, what the market would do, if the location of the real estate was good, etc etc. The irony now is that the factors then were all against people and now that it is the best time to buy in our lifetime most people won't do it despite all the factors being in their favor.Fear is driving people to hunker down and wait until we "hit the bottom." The problem with that thinking is that the only way to know that we have hit the bottom is to see an upward trend and by the time anybody sees that you have already missed the bottom. We all knew the numbers are falling, but these numbers are surprising - they are prelim and from an un-named source. The hard numbers will be out in the next few days. The real numbers for Salt Lake County (988M pop) for Sept 08 were home and condo sales at 1010 and sales for Oct 08 at 820  - a drop of 18%. The Nov 08 numbers are looking like 539 or a drop of 35%. Following the natl trend, especially after the market slump in late Sept/early Oct. This mirrors the numbers in Atlanta and Charlotte and Austin. The SLBR sent the annual agent dues/bill out the 1st of Oct, with a grace period or last payable date of Dec 31. So far only approx 3100 agents have renewed. We still are having a low percent of new listings being SOLD.  Currently 1.22% on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Please see data below.                                                                                  PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market) and lower new listings.             SUMMARY  Currently we are not seeing the needed positive price action to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing.  Coats 4 Kids and Keller Williams Utah Realtors are hosting an open house on Friday, December 12, 2008 from 12:00 - 7:00 p.m. The open house will be held at the Westgate Lofts Condominiums-the latest in renovated loft style residences.  The Westgate Lofts are located at 342 West 200 South near the Gateway Mall in downtown Salt Lake City.  Anyone stopping by the open house to donate a coat will receive a free gift. According to a recent BizJournals story on MSN.com, Salt Lake City "would appear to be well situated to confront the recessionary challenges ahead." The report looks at areas of the country that have undergone rapid growth in the past 10-20 years and are continuing to expand. It asserted population growth as a positive factor in a strong local economy in bad times, and Salt Lake appears to be doing well in that department as well. The outlook for areas that are undergoing expansion is good because as population grows, infrastructure is needed to support the additional people, and the entire local economy benefits from that growth. I spent most of last week in Orlando Florida for the Annual Meeting and Conference for the National Association of Exclusive Buyer Agents (NAEBA). NAEBA is made up of real estate brokerages that represent buyers only on the buyers side of the real estate transaction. They don't list homes. They don't "sell" homes. Utah residents, get ready.  Living in Salt Lake City and surrounding cities will soon get easier with a better way to commute.  Utah voters have approved a quarter cent sales-tax increase to bring an express bus route to cities outside Salt Lake City .  By spring, Saratoga Springs and Eagle Mountain residents can commute to Salt Lake City  via the express bus.
