The Gateway in Salt Lake is what all other new developments in Utah compare themselves to. "It will be just like the Gateway" they say. What is the Gateway????? It is mixed use on steroids. It is a mall turned inside out. It is like main street with one way traffic.  What does the Gateway have to offer??? The Best Restaurants The Best Shopping Entertainment Galore...for all ages. Last week Forbes.com put out a picture story about the best places in the United States to SELL your home. Here's what they said: The story makes a few interesting statements about Salt Lake's ecoonomy that I thought should be considered by anyone considering a move to the area, as well as by those of us who live, work, and own homes here. Here they are, paraphrased by me: 1."Salt Lake's growing economy was not housing reliant" 2. "Salt Lake has a 3% annual job growth rate" 3. "Salt Lake has declining home inventory"  4. "Salt Lake has one of the nation's sharpest declines in construction" 5.  Last year, more than 400,000 Realtors didn't sell a single home.  That's a lot.  And in my home state of Utah surrounding Salt Lake City, the average Realtor sold 1.3 homes.  What is going on?Put simply, there are too many Realtors.  It's too easy to get a license.  It takes less time to get a real estate license than to be licensed to cut hair.  Both are important jobs.  One is under-regulated.So if the states won't make adequate licensing requirements for agents, then it falls on the Realtor organization. Now I'll likely get some hate mail for this, but let me be the first to say I'd pay triple my Realtor dues in order to flush out non-producing agents.  It is NOT a benefit to consumers to have 400,000 Realtors roaming around with no experience.  Sure, there will always be new people...

It will be interesting to see if the slowdown during the Fall (which causes numbers in the Winter to be lower) was as dramatic as it seemed. I'm curious if Spring and Summer might actually do very well due to many hesitant and fence-sitting Buyers who are now confidently purchasing homes again. If this is true, it could lead to inflated numbers over the Spring and Summer and as the pool of Buyers slows again to what would be a more "normal" rate in the Fall and Winter, those numbers could look bad next year, where in reality they would only appear to be bad due to the higher than average number of Buyers who are now ready to buy because they didn't purchase over the Fall and Winter...Only time will tell!If you are thinking about moving to the Salt Lake City area, make sure you get an Ag...

Too close to call?I've always loved the neighborhood around 9th and 9th.  It's one of Salt Lake's great walking communities with locally owned shops and some great food, coffee, and movies.So what's going on with real estate in that area?  Let's start with some County statistics and narrow it down from there.  First, the market seems to be in a correction period.  In the last quarter of last year, homes dropped back down to the first quarter prices.  Nothing major.  Here's the graph: Now if we narrow right in on the 9th and 9th area, comparing year-to-date numbers from last year and this year.  The values  seem to concur with the county graphs and trends.  Last year, 32 homes sold in the 9th and 9th area from January 01 to March 21.  This year, only 16 have sold in the same time period....

The Liberty Park Tennis Bubble needs your support.   The bubble is under attack from a neighbor that claims the bubble blocks his/her sight of the mountains.  There will be a meeting of the Historical Landmark Commission on Feb 20th to determine the fate of the tennis bubble. You can come and just show your support or you can participate with a 2 minute statement.  The meeting will be held at the City Building on 4th South and State in room #326. I use the bubble regularly and it is a big part of my lifestyle that makes living in this city so great.  I think it would be tragic to the park and the Liberty Park neighborhood to have the bubble taken down.  If you feel the same, please join me at the meeting.
