Eagle Scout Project ,Sandy Utah.  A young man walked through our neighborhood last night handing out slips of paper inviting all of us to his eagle scout project.  He was well mannered and presented himself well. I had the opportunity to do a little golfing today at River Oaks at Sandy City. I thought I would share my thoughts with you about the course. I found it very enjoyable, and would highly recommend it. River Oaks is located at 9300 Riverside Dr. Sandy, UT 84070. It is very accessibly from the freeway just off of the 9000 South Exit. We called the course at (801) 568-4653 and made a 4 PM tee time. I arrived ten minutes before 4 and had to wait the ten minutes in the pro shop to pay because there was a couple of couples in front of us. The pro shop was very nice on the inside and had a very cool exterior design. Once we paid we got right out on number 1. I started off with an awesome drive and then played fairly poorly after that. Utah Home Loans - Loan Origination and Discount Points Origination points are a fee paid to the originating lender which is part of the profit margin for the services that they provide.  Both are measured as a percentage of the loan amount and both are factored into the loans APR.  Generally, points are deductible as long as the seller didn't pay for them and origination fees are tax deductible provided they are expressed as a percentage. Sandy Real Estate went from selling well over 1,000 homes to selling just under 850 homes.  Last year, sales rebounded slightly but the prices that Sandy homes sold for have continued to decrease over the past 2 years. Median price of Sandy Condos has increased approximately $100,000 over the past ten years.  Numbers, on the other hand, increased by 100 but then decreased and are back to the same range of numbers from ten years ago.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperienc...
