Desktop Ooooh & Ahhhh-praisals Recently, I asked this question in the ActiveRain Q & A section regarding: Under what circumstances would you order a desktop appraisal for a buyer client? Never was the majority of answers! They do have a place in this new market, if only to prove a listed property is indeed way overpriced. A desktop appraisal can be advantageous to cash buyers looking in the market when price is a key component in making an informed decision. Here are three ways to limit the risk of paying too much for a property: 1. Since an appraiser doesn't need to visit the property, desktop appraisals cost less. Of course, the amount depends on the selling area. They can be as inexpensive as $150 - $300, compared to $600 or more for a traditional appraisal. 2. Saving time is another...

Nerdin Gardens: Lettuce Romaine Calm What happens when flora and fauna in a back yard garden cause an uprising of epic proportions, with seemingly unjustifiable demands? No amount of reason could tamp down or beet the unified, emotional turmoil in the nutrient rich soil. All-seeing, with eyes in the back of his head, Spudnik, the leader of the russet potato clan and Cornpop, who's all ears, led the charge. They demanded more productive appreciation and ingrained respect for giving their all, season after growing season! Eggplants, in full-scale rebellion-mode began lobbing cherry bombs as a defensive tactic, aphids willing to sacrifice themselves, threatened an all-encompassing leaf invasion, the likes no one has ever witnessed before. Radishes created a series of tunnels designed to bu...

Seller says, "It's a Steal" at This Price! When a new, cooler cycle emerges from the ashes of a completely lit past market, it takes time for home sellers to get on board with reality. Try as agents might, there’s no convincing all owners of current property value. Three reasons why listings sit on the market rather than quickly going under contract:💰 Sellers think the law of attraction will bring an unsupecting buyer, encouraging them to pay well above market price.🦄 They are convinced their upgraded home will ignite a bidding war, fueled by wealthy unicorn buyers from outside areas.🔥 Most take into consideration a Zestimate when plugging their hot property into the national web site to get ‘real’ value. These sellers quite often know more than experienced real estate professionals, pl...

No Missed Understandings Effective communication drives success in business. Breakdowns can be costly for either side in certain situations. In one case, the builder's humongous ego overrode everything else, including the buyers wants and needs. Buyer clients and I met with a builder to discuss every aspect of constructing their new home. A very specific item on the wife's wish list was wood flooring throughout the entire home. No if's, and's or but's about that! During the course of the hour, the builder continued to refer to carpet in the bedrooms and tile in all wet areas. After correcting him several times, the meeting came to an abrupt halt. The builder refused to listen! ♦♦♦ Realistic expectations towards achieving sales goals, matters greatly. A seller client wanted to cancel aft...

Nerdin Gardens: Medi-Okra is Unacceptable Regardless of intended outcomes, some people barely squeak by in life, while others give everything they do an all-out effort. If the goal is middle-of-the-road, folks should not be surprised at the less-than-stellar results. Avid gardeners know it takes time, sincere effort and consistent follow through to create a reliable, thriving environment. They also understand that nature unlocks its full potential every single time, mediocre just doesn't cut it! Making a client feel you care, matters, and by offering the help they need, trust develops, turning into meaningful and lasting relationships. A buyer client needed assistance unloading the moving truck after recording. Several people cancelled at the last minute. I rolled up my sleeves and got ...

Playing Ketchup with That Last Market!A large amount of work and effort goes into the process of getting a home ready to list, then widely marketed to consumers to get it sold. Overpriced and sellers lack of motivation are two big deterents in achieving that sales goal.Homeowners need to get realistic about true market value today, not 6 months or a year ago, that market has been put to rest! I prefer working with people who understand the industry and are realistic about the process. In this market, if a property in good condition, located in a desirable location has not sold in several months, though offers are made, it tells me the seller does not want to negotiate. I'm not willing to take on an overpriced listing under those circumstances, just to get the exclusive right to sell it (...

A Closed Mouth Doesn't Get Fed Growing up in the south, it was well known to speak up or do without. It's impossible to read minds, especially when help is needed nor can people tend to the unspoken word. The same goes for business.  Good communication while being assertive, but respectful, is a must in today's world, where you will get passed by for anything less than that. Asking for guidance or work assistance can warrant positive outcomes. Avoid being demanding, aggressive or manipulative. No one wants to be on the receiving end of that type of behavior. Knowing when to speak up and remaining patient can garner better results in most situations. I like to eat before the hunger pangs start and well before becoming hangry (hungry + angry). Regarding business, I refuse to hinder my pro...

Pink is... Fourteen more days until spring arrives, to once again, wow us with an undeniable presence. Longer, warmer days, filled with new beginnings. Trees budding out with growth, flowers blossoming and a constant, honey bee work flow. Occasionally, I am inspired to write little diddy's about things to come, especially sun-soaked days. Little discoveries become a delightful part of a crisp morning or an afternoon spent going from bloom to bloom, taking them all in. Pink is... Pink is a fresh rose,  That tickles the nose. Pink is a pig’s snout, Breathing in & then out. Pink is a cotton candy treat, Light, fluffy and sugary sweet. Pink is a blushing, lover’s faceKissed in a passionate embrace! Earth & Heart Have the Same Letters As an avid gardener, two words correlate well, H-E-A-R-T & E-A-R-T-H. Each has a place in determining the overall progress of Nerdin Gardens. Successful back yard garden requires diligent care and follow through. Growing season is a sincere commitment for us here in sunny southern Utah and as some of you know, we plant many varieties of fruits and vegetables. Both of us have enjoyed many meals that included zucchini, crook neck squash and fresh tomatoes straight from garden to table! One of the best salads that I have ever eaten is very simple and made with crisp, romaine lettuce and peeled, sliced Roma tomatoes. The dressing is made with fresh, minced garlic cloves, apple cider and basalmic vinegrette and olive oil. Marinating the Roma tomatoes in th...

MARCHing With a Spring in Our Step! When in boot camp, all squads diligently practiced marching in unified cadence, it became a favorite part of my day. There were several recruits that had 2 left feet and would ultimately miss a beat or turn the wrong way, setting themselves into a chaotic fit until order could be established once again! Rehearsing up until graduation, marching instilled discipline, unity, and teamwork among us all. Many fell out of basic training, becoming casualties, unable to handle the mental or physical aspects of miltary requirements.  In real estate, mistakes will be made, it's human nature and a guarantee that helps most people grow. Honing sales skills by being proactive to learn everything possible about the industry will ensure success now and pays off well ...

Nerdin Gardens: Growing Season 2024 Soon, My Honey aka Mr. Green Jeans will till the raised beds, introducing fertilizer to further enrich the dark black, nutrient-rich soil. Drip lines are installed once we decide on what to grow, maximizing fruition. Successful back yard gardening takes some proper planning and preparation, avid gardeners understand that. Same goes for maintaining a thriving business. Consistency and care go into achieving clients goals. All-natural processes and procedures, means we know what goes into our plants, unlike products purchased at the grocery store. A package may claim to be 'organic' but does the consumer really know? A green house may be in the near future, so we may cut out store shopping for produce altogether and, instead, grow them from garden to ta...
