As of mid-June 2008, approximately 41% of the homes currently on the market for resale in Arlington,  Virginia are condominium units.  Condos are scattered throughout the county of Arlington, but the highest concentrations are found in Rosslyn to Ballston corridor along the Orange Line Metro and in the Pentagon City/Crystal City areas. How much do condos in Arlington cost? Among the attractions of condo living in Northern Virginia are affordability compared to single family homes and townhouses, less maintenance than a large home, and convenience of location.  Location plays a big factor especially in Arlington and Alexandria where many condominium owners commute to work in D.C.  As the two suburbs closest to the District, Arlington and Alexandria are always in high demand among homebuyers and these two areas have not been hit as hard by the housing decline as many of the further out suburbs in Fairfax County, and especially in Prince William and Loudoun Counties.  One factor that plays a large role in the commuting equation and thus in choice of location is presence of the subway, or the Metro, as we fondly call it here in the Metropolitan Washington are...

Today the Virginia Supreme Court ruled that the Northern Virginia Transportation Authority is unconstitutional. You can read the entire decision here. The NVTA was created by the Virginia General Assembly earlier this year, to levy taxes for Northern Virginia transportation projects. I wrote about these increases in more detail back on July. In an unanimous opinion, the court said that legislators improperly delegated taxing powers to the unelected members of the NVTA. This decisions affects the recent increase in the grantors/transfer tax homeowners pay when they sell their homes, in addition to some other taxes that were increased in in January to help pay for the $300 million needed in bonds to finance planned transportation projects. Arlington County announced a new development project on the corner of North Glebe & Wilson Blvd. Also known as old the Bob Peck site, the new project will include: 400,000 square feet of office space, 36,000 square feet of retail space, 90 units of affordable housing, 28 town homes. I drove around there today and realized that it’s very big space– almost 5 acres. That’s pricey real estate across from the metro $26 Million to be exact when the Peck family sold it to JBG in 2006. That’s a little more than $5M/acre! There were also two old homes boarded up on Wakefield and another small apartment building that appear to be part of the project as is the Staples, according to the press release. There are more choices available than there are flavors of Jelly Belly jellybeans.  It's true!  That's the case for the homes currently on the market in Arlington Virginia.  Single family homes, townhouses, high-rise condominiums, duplexes, semi-detached homes, garden style condos -- each has its own unique style and are available through different area of Arlington.  811 Arlington homes on the market in Arlington Virginia (as of February 25th).  94 homes sold in Arlington in January.  While this month's sales will likely outpace January, there's still an abundant 8+ month supply of home inventory in Arlington.  That's a clear indication that it's a buyer's market.  Add to that the fact that the average Arlington sale in January closed at around 93% of the asking price, and you've got y...

The latest and greatest trend in going green is green mortgages.  New "green" construction is now leading to more affordable loans.  Ask your lender for further details, but one form is discounted closing costs.  Bank of America has a program called the "energy credit mortgage program" and refunds buyers $1,000 if the home they are purchasing meets Energy Star's energy efficiency requirements. In the case of homes with substantive energy savings, some lenders are even increasing buyers' debt ratios.  This can allow for approximately $12,000-$15,000 more buying power.  The rationale behind going green is simply this:  less energy consumption = less energy costs; therefore, buyers can afford more in a mortgage.   Here are just a sampling of features which make a home "green":Energy Star A...
