Accordingly to a January 2021 survey by Virginia Realtor what buyers are looking for Condominiums were considered less attractive. "According to REALTORS®, condominiums are less attractive to buyers in January than they were a year ago. About 4 out of 10 REALTORS® said that buyers are less likely to be looking for a condo now than they were last year. This reflects the desire during the pandemic for more space and a slight shift from urban locations."Do you think the Condo market in the Northern Virginia Fairfax & Loudoun county is Dead? The biggest deal-breaker for a condo is the condo fees. With the lower interest rates, the buyers can afford to stretch their budget and pay a bit more in the mortgage payment rather than pays for the high condo fees.As stated in the survey pandemic has ...

2020 was most certainly a year to remember.  There was a lot of talk going on and anticipating a housing market crash.  But...... that is far from what happened.    Even during the holidays, Loudoun County real estate is traditionally the 'slow' season.  With the desire for more space, working from home, remote learning, the buyer demand is stronger than ever. Qualified home buyers are coming in with extremely strong offers.  In December 2020, the average sales price compared to the original list price is NOW at 100.% which means homes are being sold at or above list price.  The Sales Dollar Volume increased by 50% in comparison to December 2019.  And....inventory was NEGATIVE 59.11% compared to last December. So what do all these numbers mean? If you're considering buying a home in 202...

When things are MOVING too fast and TOO high many of us become cynical. We question is this too good to be TRUE or we are about to fall flat on our face. Pre-COVID Northern Virginia Housing market which typically appreciated 4-5% annually saw during COVID a double-digit appreciation of the home value. In some cities of Fairfax & Loudoun county, we saw a 15+% increase in home values.A handful of times a week I get this question from my past clients, buyers, and prospects looking to buy or sell their home: Will the Northern Virginia housing Market CRASH like 2008?I have lived in Northern Virginia are over 2 decades and truly believe in the housing value of our area. The confidence is knowing the local economy of our region. Fairfax, Loudoun, Prince William, Alexandria, and Arlington has g...

Loudoun County “Data Center Alley” is the world's largest concentration in data centers. Loudoun County has ranked amongst the Richest counties in the U.S. and with the highest average household income. As a Loudoun County Realtor and a resident for over 2 decades, I have seen the population soar. Its proximity to D.C. and the Dulles high-tech corridor has attracted families and prospects that want work-life balance. In 2020 the Loudoun county housing market could not keep up with the strong demand. While working with new construction home builders in Aldie, Leesburg and Ashburn almost felt like 2005 when my home buyers have to register for that 1 home site to be released. Some builders opted for the lottery system. Forgot about incentives. The attitude among new home sales was to take i...

2020 will be remembered by everyone for centuries. At the beginning of the year, unemployment rates to fear of the unknown had lead to a lack of confidence in the Northern Virginia housing market. Real estate and overall economic outlook were seen with the septical view. Home prices and average days of the market home were about an average for the time of the year. During the course of late spring & summer While still learning and adjusting to the new normal Northern Virginia real estate market gain confidence and momentum. Renter or homeowners who were cooked in tiny space wanted a larger space for their home office or kids' distance learning. Fairfax & Loudoun both saw a huge surge in housing demand. Demand was not just from the local resident but also we saw an influx of home buyers ...

The housing market around the country is crazy hot.It reminds me of 2005 -2006 when as a Northern Virginia Realtor we use to run around like a manic, write offers on the hood of the car trunk, and fax or hand-deliver the offers. Some of the agents back then still did not have a cell phone so waiting by our office or home phone until late-late night to hear a decision. And again back in the morning at 7 AM off on the road to see the home that just popped on the market. While some of my other buyers were camping in front of the builders' office for the home site release. If you have lived through the 2005-2006 housing market 2020 housing market is no different. But we do have the luxury of technology. Should you give up hope as a home buyer? Here are a few tips as a seasoned Realtor in Fai...

The anxiety of the election is behind us how is the housing market in Northern Virginia? As buyers and seller's real estate agents we have not seen a huge impact on the housing market in Fairfax and Loudoun county.Key driving factors are still the same: Historic low-interest rates, desire to have more space due to COVID, and a low unemployment rate. Will this trend continue or the housing market will crash? As an almost two decades experienced Realtor in the Virginia area, we have seen big tech companies constantly hiring or relocating employees across the globe. Apart from that government spending has attracted many highly paid positions. The low unemployment rates have directly impacted the high demand for our housing market for both rents and for sale. We are not expecting a nose dive...
